Apartment 1135: I have been living at Tivoli for six years and have consistently paid my rent. During this time, I have actively participated in the community's efforts to make it a safer and more prosperous area. I must admit that it hasn't been an easy situation, but I'll refrain from going into too many details for now.
To add to the review, the main reason of several reasons for my move from "Tivoli" Apartment Homes. The "home" part of a transactional agreement to lease space will never enter into my vocabulary when leasing any apartment. Just a business transaction concerning leased space.

Living at "Tivoli" in the last year, there is a serious contamination of a Grey dust that affected my breathing and singing voice with me waking up after breathing it in while sleep, nasty! I shut down the bedroom vents to alleviate this issue with minimal success. I was running the bathroom and the utility room exhaust fans 24 hours a day every day.

It was a mess technically handled poorly by the management and maintenance staff to cause irreconcilable differences on the problem with maintenance being clueless on how to resolve the problem or showing ignorance on the HVAC system contaminating the apartment air. Then blowing me off!

With the move to a cleaner environment, my vocal range is coming back. I breathe easier, no coughing up material or having to clean out my nasal cavity every morning. The apartment had carpeting long overdue for removal that I reported on numerous occasions grey dust in my vacuum. I could not understand where it was coming from. The carpeting's removal made the problem worse and this is where the fun began!

The air contained material in suspension that was left on flat surfaces, anything with an electrostatic charge but collected the majority in the carpet. With the removal of the carpeting it was clear that the carpet was collecting the material coming out of the HVAC system so now it hit the bare floor to not get trapped and collected so was put back into the air. There was a smell it produced this was explained to maintenance but not living in the apartment they either could not smell it or just as normal behavior, blowing me off.

The office management tried to correct the situation with a less than professional cleaning company who did a incompetent job of cleaning the duct work. That lead to an issue as the “black” material collected was put on a tarp, the tarp dropped and the material scattered around. They did a quick clean as they had come late in the day to adding insult to incompetence. I was out doing some business while this was going on and make the comment you should have come earlier not with half the day already gone. I was right in my view that this was not going to go well, it did not!

Such incompetence with cleaning it up the "black" material I figured was “mold". There was a cleaning done after I did an emergency cleaning. More disruption with not regard to my “home” or this “home” invasion. The "grey" dust was in full force as sat at my desk working to do business. My safeguards were removed to with an incompetent clean, I just did not want anymore people invading my “home” as I worked from home so these annoyances and issues remove the "home" from the leasing process. Essentially if you are not there to solve the problem, you don’t need to be invading my space! The cleaner came did their final cleaning and left. All in all it was totally as disruptive!

Could not understand as it is not a large system. The problem was never resolved. Luckily we had a light winter, cool spring and I have a private fan to circulate the air. I was rarely using my HVAC to keep the contamination of the apartment air and surfaces to a minimum. Should not have to live like this, pay good money for a monthly agreement based upon year assignment. Changed my perspective on the dallas market!

There was the issue of "roaches" as someone moved into building 11 with "critters". Told them to sprinkle "boric" acid to deal with the problem, just one more issue!

If this was the last place on earth to live I wouldn’t step foot in Tivoli for any reason. Staff is rude and short borderline nasty. Roach infested but they still charge $20 for monthly pest control even though they came 3 times in a whole year. When we got the apartment it was nasty and had stains on most of the counters and sinks. Where they should have cleaned after previous tenants was just painted over… Maintenance WILL enter your unit without permission even though the office claims they can’t enter without checking out keys and sign a log. This is the worst rental property ever. And man did the over charge on the final move out statement. I’ve worked in the home building/ new construction business for 5 years and I’ve never seen basic maintenance costs be inflated like this. It’s ridiculous.

Tivoli Townhome/Apts are beautiful homes!
Landscape is amazing you will NEVER see garbage overflowing in dumpsters, nor trash on the ground like other places.
Maintenance are phenomenal never have I waited more than a couple of days for them to fix whatever problem needed fixing. They respond immediately even during a pandemic.
The office crew are also compassionate helped me through my application process and though I didn't have a tour of the place I love my townhome and glad I followed H. S!

Neighbors keep to themselves those that will speak to you are friendly and respectful those that won't speak to you keep walking.

Common areas such as the POOL (sparkling clean area as well as pool, LAUNDROMAT (Glad they have one since not everyone moved in with a set so I used it until I bought a set and I must say they keep it clean and disinfected!), GYM (stays clean and disinfected, everything works)

Even amazing homes have problems so the only issues we've noticed here is the Entrance gate not working and stays open all day and night and parking for those without a garage.

Update: pay RENT before the 5th or you will have a 10% late fee next day if not later on the 5th.

It’s not comforting constantly living in a construction zone. I’m sure there are construction projects at larger complexes that take less time. Workers come up to your balcony and outside your apartment whenever they please. Ready to move out.

I gave this rating because I really thought the apartment was really nice and simple and elegant and it was very clean and I also really liked the colors

The assistant manager is always so rude and NEVER wants to help! You could be the nicest person and speak very polite and she will talk to u like your a bother to her, have the ugliest tone and barely helps! Amy is wonderful, but the previous staff was always so helpful and kind. I can't wait to move away from this place these apartments are horrible.

When we move to the community it was all pleasant and safe community. However, for the past years it went downhill, especially when they start accepting section 8 tenants. We don’t feel safe anymore, shootings inside the community itself, a kit of dog owners don’t even care to pick up after their pets and sad to see that management doesn’t really do anything about anything.
