University Place Apartments, Waco TX

I have been a resident of University Place for two years now and have also been a student at Baylor for 7+ years as an undergrad and now a graduate student. In my time as a Baylor student, I have lived in different apartment complexes near campus and none truly compare to University Place apartments in regards to management and maintenance. Mrs. Dawn, the apartment manager, has always been very helpful in answering questions and notifying tenants of any upcoming changes or deadlines. She has also provided a positive environment that truly feels like a community and has always made me feel very welcome every time I see her. Mr. Chris who is charge of maintenance is also great at addressing any concerns with work orders and can be seen constantly around the apartment complex making sure that everything is running smoothly. Having both Mrs. Dawn and Mr. Chris has been essential for my positive experience at University Place and I can't wait to continue to live here especially knowing that they are here to answer any questions or concerns I have. If you are looking for a place to live where you will be able to have a safe and quiet place to rest after a day of being in classes and studying this is the place to be!

I have lived here over a year now and it is the best apartment complex, especially if you are a business student. You can walk to class and do not have to worry about parking ever. Dawn is also the best apartment manager I have ever met. She is on top of her game and is very welcoming to her students. Dawn is another reason why I love this apartment complex. I have never met management who is close to their students.

My son has lived at University Park for two years plus. Dawn, Office Mgr.is EXCELLENT! She always makes us feel welcome to ask and any questions. She also insures all work orders are completed within 24 or less. My son enjoys conversation with her. She makes him feel welcome. She sincerely cares for the students and parents. Thank you Dawn for all that you do for our students and establishing a comfortable and safe environment for them.

Dawn and Chris have been a blessing! They have helped out with fixes to the apartment in a timely manner and always supportive. That is why I am staying for my third year! Location is also perfect for Baylor affiliated folks.

I love University Place Apartments! Dawn has been the manager for a few years and she is so amazing. She goes out of her way to take great care of all of the residents and makes sure any concerns are addressed immediately. After living at University Place for the last 3 years, I wouldn’t want to live anywhere else! It’s a 5 minute walk to campus, a great complex, and managed by an awesome apartment manager! Highly recommended!

I cannot say enough good things about Dawn and the service she has provided. She is incredibly thorough, and cares very much about the experience of the renters, students and even parents! She is a differentiator.

I absolutely love living here. The management goes above and beyond with everyone who lives here. Being able to walk to class eliminates the parking stress. I am so glad I chose to live here

Wow! University Place is truly the place you want to reside. The location is perfect and the manager Dawn is absolutely Amazing! My son hasn’t even moved in yet and she consistently provides exemplary service on so many levels. Dawn is such a blessing especially for this long distance mama.

University Place Apartments have been a wonderful place to live during my time at Baylor! Management is always extremely kind and helpful. Any maintenance issue is handled quickly and efficiently—usually within a few hours! The location has been extremely beneficial as a Business school student. I highly recommend living here as a Baylor student—my experience has been great!

Mrs Dawn is a manager who brightens my day and loves her job. University Place would not be the same without her!

Living here has been amazing and it all is because of the equally amazing manager. Dawn has been amazing at keeping the complex looking wonderful, ensuring that we're safe, that our apartments are safe from weather events, and even has hosted little events for us to enjoy renting here. The laundry room is always kept clean, the grounds are regularly landscaped to maintain their beauty, and maintenance is one short call away. Overall, this a great place to rent, specially if you're a student looking for a place near campus.

The place is so good. The management is excellent; the snacks, the smile to welcome you every time, and the way the environment is maintained is top notch, I honestly love the apartment. Moving was only expedient, else it is the best place so far. You will not be disappointed

I lived at Univeristy Place Apartments for the past two years. It was a very positive experience. The apartment manager, Ms. Dawn, is incredibly kind and helpful. She is always quick to respond to emails or requests. She genuinely cares about each of the students that resides in the apartments. She knows us all by name. She even knows our majors and where we are from. The maintenance man, Mr. Chris is quick at his job. He always completes work orders very fast. I’ve never had any work order that was left incomplete. Things that needed to be fixed were usually fixed within a couple of hours. It’s obvious he has a ton of experience and takes his job seriously. He is also very kind and easy to talk to. Overall, I had a very positive experience with this place. Ms. Dawn and Mr. Chris are true angels and have made my experience at this apartment complex pleasant and memorable.

A very well maintained complex! It's very quiet and safe; Baylor Police Dpt is just around the block. Dawn the manager is so helpful and kind! Couldn't ask for a better experience.

This apartment complex is amazing! The manager Dawn is extremely friendly, kind, and she is very punctual on replying to emails. The apartment itself is nice and everything works really well!
