I have lived here for a year and though it has definitely been up and down throughout the year, with new Management in the office I am hopeful that things will get alot better.
It’s a nice property and great location, you can’t beat that!

I've lived at Villages at the Domain for 12 years, and I absolutely love it! The location is unbeatable. The amenities are awesome. The property is well kept. Maintenance requests are addressed the same day, and the office staff is the best! They're friendly, professional, and responsive, especially Esperanza - she's a total rock star! Kudos to her and the team for making Villages the best place to live at the Domain!

I've resided at Villages at the Domain for quite some time now, and during my stay, I've witnessed various changes in the office staff. However, Esperanza has been a consistent and exceptional member of the team. She consistently delivers outstanding service, maintains a positive attitude, and exceeds my expectations when addressing any issues I may have. The other members of the office staff are equally attentive and friendly. Furthermore, the maintenance team is highly efficient and promptly handles my maintenance requests. I want to express my gratitude to the entire Villages team for their outstanding efforts and service!

Sterlee did a great job for helping me with my process of transferring. Also she’s very polite and professional! Also, all the staffs at the Villages at Domain are excellent!

New in Austin, I was looking for a place last year. I visited a few great apartment buildings in the beautiful community of the Domain.

Villages at the Domain, on 11011 Domain Drive, is a calm and clean residential property, but what made me choose it was the kind, friendly and professional staff of the building.

The warmth of the smiling and courteous staff there along with professionalism made all the difference and made it easy for me to move in with no headache or any surprises.

I will recommend this place to anyone who is looking for a good place to live with a great staff that make life easier and joyful!

Loved the location and amenities here. The apartments are clean and well maintained, the staff are very friendly and always ready to help out.

! DO NOT LIVE HERE! We can’t wait to move out of this place. There are two elevators in our building, one of which has been out of service for over 6 months. When the other one went out and we were expecting a mattress delivery, the office didn’t care and ignored us for 2 days when we needed immediate action from them. It was out of service for over a week - both elevators with no communication from the office other than an “OUT OF SERVICE” sign, not even a “sorry for the inconvenience”.

All security points to get into our building have been broken since we moved in 10 months ago. They promised they were being repaired 4 months ago, nothing has changed. There are FOUR access points to our build that should be secured by a fob/code clearance, and only ONE of them has worked the entire time we've lived here.

They charge you a $50 convenience fee to pay your rent electronically. Tenants let their animals poop and pee all over the stairwells and parking garage. We hate this place, and it is so not worth your money, no matter how good the deal on rent may be. Steer clear.

Update: They have since emailed me back and instead of taking any responsibility for the elevator outage, they tried to put the blame on FedEx for not taking my package up or down two flights of stairs. It’s a 42” rectangular box that ways 150 pounds… FedEx wouldn't even know to use the stairs since they have a "key fob" box on them (not that it even works anyway).

2 Updates: I came home last week to a homeless man staked out at the end of the hallway in Building 9 - he was there for several hours with another homeless person yelling loudly and throwing food and trash everywhere. If the Villages bothered to actually fix their security system that's been broken SINCE WE MOVED IN 13 MONTHS AGO, then I wouldn't have to fear for my safety since random strangers can just come waltzing in.

It is now Aug 14th and you can probably guess that the second and only working elevator has gone out again! It's been out since the 8th. We're moving out of this god-forsaken place at the end of this week and are already preparing ourselves to have to move everything down the stairs. I will be reporting them to the FHA for not performing the required regular maintenance on their elevators, and I hope they field some sort of monetary penalty. This apartment is such a scam. I can't express enough how vile Lincoln Property company and the leasing agents they hire are. They must not have a conscience if they can treat their residents like this without a care at all.

UPDATE:
We are now on week 3/4 with no AC. With no update as to when it will be fixed. This phone number that they provided to help “resolve” the issue, just rings and no one answers. The portable AC they put in my bedroom trips the breaker 2/3 time a day so it doesn’t work whatsoever. This is pathetic!

Let me explain, I’ve lived here for around 3/4 months. For the amount this place charges, it’s a scam. I would highly recommend avoiding this apartment. Just a few problems I have encountered:

1. Mail…once every couple of weeks I receive my own mail along with 20 other peoples mail. The other weeks…nothing. Goes to someone else’s mail box.

2. Mold…I read complaints about this but was lucky enough to experience it first hand! I had mold in the bathroom, their solution…wipe it off and call it a day. You can still clearly see it but heck, looks kind of cool so might as well keep it.

3. Air conditioning…this is non-existent right now! Instead of having someone come out and fix it, they left a small portable AC unit in the bedroom. It’s been a week now of 85+ degrees in all the rooms in my apartment except the bedroom with no sight in mind as to when it will be fixed.

4. Security…there is none. Have a car you don’t want people messing with? Good luck. Have packages and mail you don’t want people to steal? Good luck! Doors are open to anyone and everyone. Heck, took a week to put an actual lock on my mailbox.

5. The gym…everything is either broken or about to break. Heck one day I went in there and the whole floor was covered in water…also, I am pretty sure they do not clean it.

6. Paint…did you have a toddler paint the apartment? Paint is everywhere! On the cabinets, flooring and I love the multiple shades of different paint on each wall…good touch!

I’m sorry but no one should be paying $3400 a month to live in an apartment that is a 1/10. Should have listened to the reviews before moving in. Avoid at all costs!

This year is my 2nd year living here and although I love the location and everything else is fine I really hate the utilities bill. I am paying almost $400.00 this month and what is more absurd is I put my a/c to 70 and it doesn’t even pass 75 at all. I have heard people are paying far less for a bigger house in Austin for a/c than me and it just seems like something is not right.

If I could leave a negative star I would.

I’ve lived here for under a year and I’ve had my bike stolen from the Orange garage (residential parking) and just recently had my Mercedes Benz vandalized. There are security cameras however the do not work, and probably never have. There is a gate that is suppose to close as you come up to park in the residential parking area but it does not work- which allows access for anyone to come up there and park/damage other people’s vehicles.

The front staff is very kind, but they do not have the proper knowledge to help out in these situations, probably because there is NO SOLUTION that they can give us because this is a default on the Apartment complex (management).

This problem cannot keep occurring, we pay way to much to live “LUXURY” but nothing is luxurious about living here. There is mold in all of the buildings, pet waste, and NO SECURITY! If you want your property stolen or vandalized by all means move here.

I never recommend moving here, terrible management, not friendly and responsible at all.
I am having issues with dampness and mold in the apartment from the first day, caused me breathing issue and all my clothes gets the dampness smell.
Recently I noticed that the sewage water from my neighbors is coming to the closet, they fixed the leaking issue but I requested many times to replace the carpet of the closet, they never did that. It’s still wet and stincks, completely useless closet, all my clothes are In living room.
They were just ignoring the mold until I requested from public health to send me inspector.
I never ever recommend this place because if you have any issues, management is not responsible and helpful and they are just playing the blame game.

CAR HAS BEEN BROKEN INTO TWICE! The entry gate hasn’t been fixed in almost a year. The leasing office lacks empathy and refuses to acknowledge their shortcomings for not properly providing deterrents from known crime in this area!

Called them this morning (1/3/23) to inquire about scheduling a tour. They put me on hold. After waiting for 10 mins, I decided to hang up. I don’t want to move to an apt complex where the management doesn’t have time for its residents/future residents. Clearly shows how good of a customer service they provide. I am glad I will not be considering them.
