Villas at Oakwell Farms, San Antonio TX

Leasing office is friendly and helpful. The units are nice, not the most contemporary but definitely have been updated. Pretty quiet and peaceful complex overall. Most of the people on here just complain and give them a bad rating for not getting back their full security deposit (which is only $150).

Let’s just get started by saying forget this place. The apartment is so dated and they are charging $1600 for the biggest apartment. I’m paying $1025 now for an apartment up the street that is fully renovated and bigger. My old apartment is currently going for $1566 and it’s definitely not worth that much. The dishwasher made my dishes more dirty and the tiling in the bathrooms definitely needed to be redone. The ceilings are paper thin and when i made noise complaints it would never get solved. It’s ALWAYS HOT in the apartments and i know first hand from first floor and second floor experience. I had problems with roaches, but thank god there’s that extra charge for pest control even though it doesn’t work! There is a rent increase every time you sign a new lease as well as increase in other charges that go towards rent. Parking is ATROCIOUS. If you have two cars good luck finding an extra space. And if you want a garage to make your life a little easier you have to pay $80 EXTRA on your rent for a garage. It’s a “gated” community but the gate is ALMOST ALWAYS broken. While I lived there, there were multiple car break ins, as well as a man that groped a woman in the complex. The pool is small and dirty as well as the surrounding area. They wait until the trash is completely overflowing to clean. They put cleaning the grills on the tenants, which I’ve always clean when using but they should honestly clean them too during the season that they are heavily used. The employees are young women basically taught to read a script because you ask them a question and they don’t really answer it. They office staff is always really vague with anything. The best thing about the damn apartment complex was the maintenance men because they are just wholesome humans. Their “military discount” is a joke, they take 3% off which is nothing. They say they are military friendly, but they really aren’t they just know the military money is a gold mine. Complete scam to our service members including my husband and friends that live there. NOW TO THE BEST PART. The security deposit has been an issue since 2005 when the company first opened villas at oakwell farms and continues to be a problem today. The deposit they ask for is $200 and they never give it back because they operate like loan sharks. They use your deposit money for things they need in excessive quantities. Not only did they take my deposit they charged me $150 EXTRA. For example $60 in paint which is a whole gallon for my maybe 20 nail marks and 1 scuff mark on the wall. Don’t and I REPEAT DONT pay to get your carpets professionally cleaned. The day I moved out I shampooed and vacuumed TWICE and then proceeded to watch the lady rip up my carpet in front of my face. Then they claimed i had heavy traffic on the rugs. You will waste money and they will still charge you to get the carpets cleaned because it happened to a friend of mine that lived there as well. Do NOT live there, save yourself the hassle. If you are in the military either live on post or go elsewhere because this place is ridiculous. If I could give it zero stars I would.

Super disappointed. We were apartment hunting and this place was promising. The photos on the website are misleading. The units are old. The amenities are nice, and that is all.

Horrible place. We just moved in and have been without water for 2 consecutive days. Management does not care, just keeps saying sorry for the inconvenience. Had issues with cockroaches and appliances as well. Bad experience overall.

I lived here for a year and was miserable. Prior to signing a lease, I asked for a top floor apt and was told there were none, but to not worry about noise because there never were complaints from upstairs neighbors. The rep also said that if there were noise complaints, they'd fine the resident causing the disruption. I signed for a second floor and heard walking/stomping above me on a regular basis! I complained, but it continued.
The toilet was old and didn't do a thorough flush, so it would mold on a regular basis.
After moving out, my deposit was kept and I was charged additional fees. It was ridiculous! I called to inquire and received attitude each time.
The grounds were maintained and it was a quiet neighborhood but I only stayed 1 year and was so happy to leave!

I've been here for almost a year and am thinking about extending my lease. I have had nothing but a good experience here.

First of all the complex is in a decent location. You have easy access to 410,35, and 281, and you're also minutes away from Broadway. It does not take long to get anywhere in the city from this location.

Overall I have felt very safe in this complex and have never had an issue with anyone I met here. Everyone living here is very friendly and trustworthy.

The apartments are priced very fairly for what you get. They are very homey feeling and the amenities you receive with the complex are pretty awesome.

Maintance guys are awesome too! As soon as you schedule a request they show up in minutes to have it fixed. The people in the office are very helpful and always friendly. They host events for the community and bring more unity and fellowship to the complex.

From my experience, I don't understand the negative reviews. Nothing is perfect with an apartment complex but this one, I believe, is pretty close to it. If you're looking for a good location where you feel safe, welcomed, and want a clean environment then the Villas at Oakwell Farms is probably for you.

I lived at the Villas at Oakwell Farms for 4 years and overall it was a good experience. I was apprehensive to sign when I read the reviews but decided to give this place a try. Rent was reasonably priced, free covered parking spot, front office staff was always friendly and nice, and the maintenance requests were fixed quickly. Some of the downfalls were the lack of visitor parking, pool being unkept, being charged a lot for cleaning fees when I moved out, and a constant roof leak. It was always a quiet complex and I felt very safe while living there.

Amazing don’t believe what you hear! I’m not military but first of all they’re extremely military friendly 85% of people that live here are military. Their grounds are always clean and they always get things done fast. We lived here for almost 4 years still currently do.it’s a great place to be!

Nice apartments. Setting has trees all around. Covered or garage type inside parking. Older units but well maintained with updating.

Very friendly staff who are always ready to help! Quiet and clean. Only downside is not a lot of visitor parking.

My family and I are military and decided to stay here knowing that we would only be here for about 3 months. During that time period the stay was fine after we left the apartment company decided to charge us 900 for repairs to the apartment. Keep in mind we stayed for 3 months and they determined that my husband and I some how managed too heavy traffic on the carpets and they needed to be replaced. Also they charged for cleaning of the apartment after my husband spent a day cleaning it. They are crooks. Dont stay here.

Move out update: Have spend over 2 years here and loved it. Management has been nothing but excellent during the entire process. I got the majority of security deposit back (a few items did need handled that we knew of before we left) and had no issues.

Original review: Have been here 2 months currently. The apartments are wonderful, same as the staff.

Any work orders I have put in have been completed to satisfaction within two days.

As other reviews state, they will nickle and dime you with the contract, just like any other apartments in San Antonio. It's part of the business, I'll update this review if management does try to screw us over like some other people have unfortunately had happen to them. So far though, no complaints!

Have been here for over a year and love it! Anything that I have needed assistance with, the staff have truly come through for me within minutes to an hour. As, such I have renewed my lease. Also, it's super convenient to everywhere including work.)

I do not appricuate the maze type entrence of this facility. I got lost not once or twice but three times. N no being blonde doesn't have nothing to do with it

Our bikes were stolen the second week we were here. From the inner courtyard. Inside the enclosed deck area. While the gates were working. So either someone here likes stealing from their neighbors or we have a very motivated thief that is wandering around looking for items.

Have been here 4 months and the office staff has been very responsive to all needs. Requests for service via their website or by going into the office are all handled in the same day and I receive an email confirmation that the work has been done. The property is quiet and very park-like. People don't break down their boxes and therefore the bins do indeed overflow, but that is resident-behavior related. Really no complaints.

Awful people running an awful place, don't expect your deposit back. What you can expect is extra billing and squeezing every dime they can out of you when you move out.

I know 2 different renters that lived there at different times. With the first person the carpet was disgusting the people who work at the office were very rude. The 2nd person had roaches everywhere and then basically said it was there fault the floor was faulty. Also with both of them they told me people parked in there corved parking and basically nothing was done about that.just bad don't move there especially if you military related.saved the hassle and frustration. Run very far away!
