DO NOT LIVE HERE!
these apartments are currently under new ownership and since then we have had so many problems. We had our apartment broken into two weeks ago, and the office staff did little to nothing to help. Our sliding glass door didn’t even close properly due to dent marks and no body came to fix it. Then, about two weeks later when we went back to clean after suddenly having to move out due to the first break in, we found out more furniture was missing in our apartment and all the doors were locked to so it had to be someone with a key. These people are unprofessional and shady. They will steal from you and not even feel bad about it. Do not move here horrible place to live and I’m glad we are leaving!

We searched and searched for an apartment in Lewisville. Went to so many places and didn't quite feel like we could call it home. We met Lindsay and she toured us around (before the Covid 19 mess) We did our separate calculations and narrowed it down to 3 and said we have to pick a #1 that we both like. We both chose this place, moved in a few weeks ago. Couldn't be happier. Lindsay has gone above and beyond helping us transition from Fort Worth to here. The maintenance team are super fast, reliable, friendly, helpful. Matt and Oswaldo are rock star guys that just spent a half of their day installing a new AC unit that was blown out by lightening 3 days after we moved in. I'm over the moon about this place. The upgrades are fabulous, my roommate and I love to cook and the kitchen is greatness! Huge sink, great lighting, great appliances, plenty of cabinets. Miss the heck out of my old neighbors, my new ones are pretty awesome! I can't reccomend this community enough. I swear I don't work for them lol Just wanted to let people know how awesome this place is if you're looking for an apartment this is the place to be. So close to grocery stores and a gas station. 10 minutes from the Lewisville animal shelter that I volunteer at. I really hope this review helps someone that is looking for a new home.

Lived here for 5 years, no problems yet. Lindsey is a true gem! Anytime I need help she is always willing to help. Maintenance requests are always taken care of. Perfect location. Very happy here.

My experience with the manager Jennifer has been a nightmare. We were screwed since day 1 and even more so now. Lindsay is wonderful. Maintenance is great. Parking is a nightmare. Manager has been incredibly unpleasant since day 1. My boyfriend and I signed a lease for an apartment here. After paying our deposit, security fees AND signing our lease, we were told that the unit we signed the lease for was no longer available because the tenant decided to stay due to her job plans falling through. We were told from the beginning that the deposit secured our unit and the rent amount. The manager, Jennifer Kirkton found another unit for us that's only difference was swan neck sink faucets and a framed mirror in the bathrooms. She insisted that she could not give us our original rent rate because of these "upgrades" ($20 difference). She was incredibly rude during this dispute. In person, she even said that the situation was a "win-win" for her (because her other resident is staying and we are paying more). She was taking advantage of the fact that my boyfriend and I are young, college students. When I contacted her boss, Rena Hanson this was her response "In regards to Jennifer being rude I will definitely address this with her and that is not a common complaint. However, I do take this matter seriously. She truly make the best decision she could given the circumstances given in this scenario. I assure you I will address her demeanor. " Their offer of a concession was a carport for 6 months. Of course I took it because it was better than nothing. Another issue was early in the lease when my boyfriend was having asthma issues due to the AC air vents. When I contacted maintenance to get the air filter changed, Jennifer said "Residents are responsible for replacing their own filters. We replace when we do Preventative Maintenance, twice per year. " That being said, we went ahead and changed the air filter ourselves. The whole AC vent was CAKED in dust and mold that was solidified onto the machine (there was no way to clean it). The air filter was as thin as paper and you could tell it hadn't been changed in years.t was absolutely disgusting and I was appalled. There is no way they clean/replace the vents twice a year. How is this acceptable for health standards? Parking is a nightmare. They say they tow non residential cars and that visitors are only allowed in visitor spots. We always have trouble finding spots to park in and I know for a fact it's due to the at least 5 people living in the unit beneath us. Fast forward to now. My boyfriend and I are moving into a new house in the next month. Our lease move out date was 5/20/2020. I requested within 60 days notice to change it to 6/1/2020 because we were told the new house would not be ready until 6/1. We agreed to the $600 rent rate for the additional 11 days we would be in the unit. With COVID-19, I am now unemployed due to the government restrictions on my employer (as of 3/23). In addition, my boyfriend's hours for work were cut in half (as of 3/30). We can no longer afford the additional $600 for the 11 days due to our job situations and the landlord for the new house is allowing us to move in on 5/20. When I emailed Lindsay (who has been wonderful) I did not hear back. I then emailed Jennifer Kirkton and her response was that had we told them on or before 3/20/20 they could have retracted the previous change of move out date. I explained to her our financial situation and that our employment changes did not occur until 3/23 so how could we have known to change it? She simply said that we were still responsible for the additional rent and they were not going to change their minds.

In conclusion, not a horrible complex but if you ever have to deal with Jennifer the manager, she will screw you over. She's done it to us multiple times now. I guarantee they're going to not give us our deposit back even though we have taken exceptional care of the unit. Can't wait to have to deal with management again! Oh and PS there's dog poop everywhere.

I would not recommend anyone to move here.customer satisfaction is definitely not their priority. The apartment manager told me, that she could not provide me a copy of my lease because the company was trying to save money on paper. I have never had issues before at any other apartment complex when requesting a copy of the lease. The reason I needed an updated copy was because they failed to add my brother who was a minor as an occupant when we moved in. It seemed like a simple request but she was not willing to help me. Even though I explained to her that I didn’t have access to a printer and we needed the copy for my brother to get a license. She did not seem to care at all and told me she couldn’t help. She advised me to go online and print a copy for myself at a nearby kinko or the public library. I truly regret moving here. Once our lease is up we will certainly be moving out.

I love living at Villas! I have lived here for almost 3 years now and really happy! The staff are great and always take care of anything I need. My only complaint is people not picking up after their dogs. It's so gross!

I’ve lived in a number of apartment complexes, and I am really happy with the experience I have had so far with Villas at Waterchase. Lindsey was a big factor in my decision to live here. Her knowledge of the community and the personalized individual attention she gives is outstanding. What an incredible asset to your management team! Maintenance is very proactive and always friendly and responsive. Complex overall is quiet and I am so happy I made the decision to live here. Thank you, Lindsey, for making me feel right at home.

How do I give zero stars on here? !? !

WORST CUSTOMER SERVICE EVER! What type of management looks at their tenants and say "you leaving wouldn't hurt us and we don't trust our tenants". They only accept payments for rent online and when THEIR autopay fails due to THEIR technical glitches, the stick you with additional fees and eviction notices saying "we dont now that it was our fault and you cant prove it so we will not waive the fees"

CANNOT wait for this lease to be up so we can be done with their utter disrespect for the people that are funding their property. The gates are broken half the time and parking is a nightmare. STAY as far away from this place as possible.

Just had the best experience here. The people in the office were so kind. Lindsay was knowledgeable about everything, and answered all my questions. Property looked clean and up-kept. Even had a resident come in and tell me YOU WANT TO LIVE HERE! Looking forward to filling out an application for a June move in. They have 60 day notices, so I will have to come back and say hi in April!

I would never recommend this place to anyone. The Management team are rude and they make sure that you don't get your deposit back. They manufacture charges that don't exist.

I lived here years ago and now when I’m trying to find another apartment I find out they’re reporting an eviction on my record when I was never evicted from this complex and don’t owe them money.

Lindsay is the reason we moved in and the reason we are staying! She is so kind and ensures my boyfriend and I are taken care of. She made moving in easy and even transferring to another unit super simple too. We love her! And the complex is safe and have never had any issues the last year.

Love it here, I don't know why there are negative reviews. If you have problems the office staff and maintenance are quick to fix the issue.

I have lived here since March of 2017. I have had no major issues with the complex and have always had issues resolved when asked. Lindsay has been extremely helpful with requests since she has been here and is willing to help look at all possible solutions.

My air conditioning has been out for almost 2 weeks! They supposedly replaced my whole air conditioning and only seen a change not even a whole week! It’s hotter then ever in my apartment. The apartment manager is very rude! I’ve contacted corporate and hopefully they can resolve something! I’m ready for my lease to be up!

I’ve recently moved in here and I have a rat problem. They told me to call every Tuesday so that pest control can come out and spray around the building. The rats are inside my apartment. I feel like I shouldn’t have to wait til Tuesday for someone to do something about this. It’s disgusting and a health hazard. Let this be a warning about moving in here.

The maintenance man responds to service requests very quickly but you generally have to open the same request 2-3 times before it’s actually fixed. Overall friendly office staff. Manager is quick to deal with issues. Won’t renew lease here though. Just an uncomfortable community for a female living alone.

It's in the center on town, everything is close so no need for a car, it's a safe neighborhood, the staff is friendly, work orders are done reasonably well, quick, and professionally, & rent is reasonable.
