Vistas San Marcos

I will not be renewing my lease here. There have been ongoing Wi-Fi issues for weeks and the staff will not do a proper investigation I’m done with this place. We shouldn’t pay 700+ for rent for a place with terrible Wi-Fi.

Under any circumstances, DO NOT LIVE HERE. On our move-in day, the apartment had dead roaches in it in addition to a bunch of gnats and water damage. Within the first week, our a/c started leaking pungent-smelling water which leaked all over our common area (which we assume the previous water damage was from it.) We called maintenance, which did not show up until the next day. What was their solution? Just adding a bucket to catch the water. We have not even lived in our unit for over a month. We have had to call maintenance and the front office over 20 times. Our a/c is still leaking and once it had overflowed from the kitchen to the living room, Vistas had lied to us. The nice maintenance man who unclogged our a/c pipe told us that he’s not sure if the problem was fixed and so the front office would call the supervisor to diagnose the problem. They closed our maintenance request and claimed that the problem was already fixed. A few days later, our a/c completely shut down. Vistas left us close to a WEEK without working a/c until I myself fixed it. Maintenance never came to even look at it. So take your pick, live with working a/c but with a musty moldy smelly unit or no leaking water but being cooped up in an underground unit in 82 degrees with it being over 100+ degrees outside. Vistas also has a cockroach problem too, so do not sign here if you want to wake up to roaches looking at you and the emergency overnight call center deeming leaking hazardous mysterious water “not an emergency”. They take days to come unless your parents call them because they only care about collecting your rent money.

I believe it was Rae who toured us. We were his first tour and I have to say he was so nice. You can see how much he loves where he lives and it makes me want to live there asap.

This review is based on one of the staff of Vista, Brady. She is the most helpful, pleasant individual I have ever dealt with at an apartment complex. I can't say enough on her helpfulness and follow through. Many many thanks for all her help! Thank you Brady!

I wish I could rate 0 stars. DONT LIVE HERE. Maintenance and management are both horrible. I SIGNED a lease 8 months prior to moving in for a 4 bedroom, went to go move in and they said "oops we ran out of 4 bedrooms and set us up with a completely different floor plan. Then to top it all off when I moved out 3 YEARS AGO, they charged me for damages to someone elses appartment! And I am still getting called on by debt collection agencies because nobody at the Vistas would ever respond to my emails, calls, Ive even walked in to speak with someone multiple times and they always just refer me to an email where I get no responses. WORST PLACE IN SAN MARCOS HANDS DOWN.

DO NOT SIGN HERE! The single only good thing abt this apt is the close proximity to campus. It's not even worth it in the end. From the moment I moved in it was a disaster. Flea infestation, most apts do a walk thru before tenants move-in, guess they didn't. Because if they did, they would get bit by the fleas. We were getting bit by fleas immediately as we stepped into the apartment. Throughout the year, we experienced water leaking in the apt when it rained because the sealing on the balcony is trash, washer and dryer constantly breaking, wifi is so slow & it always goes out, the pool is murky green, elevators out of service, DIRTY (urine & feces) hallways, the gates around the building NEVER worked, the garage gates NEVER worked. The whole building is built CHEAPLY. In the last month of our lease we experienced a leak from the fire sprinkler floors above us seeping through each floor starting from the 4th to the 1st. When the leak got to our apt at 3: 00 A. M.it smelled RANCID. It was the most pungent smell. I can't even explain it to you but it was horrible. Called the emergency line, of course maintenance didn't come until 10 A. M.the next day. Juan (really nice guy) realized he couldn't resolve the issue himself notified the company for the sprinklers. Th/out all of the situation the maintenance was very nice & informative. It was the front office staff that lied and were rude. They tried to tell us it would be fixed in one day. It did not get fixed until a week and half later. They did not even want to relocate us into vacant apts in the complex (we eventually got them to do so). Now in my last week of my lease here they are testing the fire alarms. I promise I am not exaggerating the alarm has been going off for hours. Starting at 8: 30-12: 00. They took a 30 min break and it started up again. NO ONE knows when it will end. This can literally cause hearing loss. IDK WHY they cant test each floor, like a NORMAL apartment complex. They want to go into each apt and "make sure the alarm works". You can literally hear how loud the alarm is from the little HEB. Truly the worst living experience. ALSO a lot of these reviews are fake. Notice how they are mainly talking about the front desk staff. There are some really rude people who work up there. Fake reviews is barbaric. When I first moved in last August Vistas had a 1 star review overall. Now its 3 stars? Very interesting Vistas. AGAIN DON'T SIGN HERE.

DO NOT LIVE HERE! The management is horrible the pool only worked during winter then was green for months not sure if they have cleaned it. The security doors never worked allowing anyone to enter the apartment whenever. There isn’t enough guest parking. The elevators were constantly broken. My mail key never worked and when I went to get it fixed they handed me back the same key! It still didn’t open my mailbox. There are cockroaches everywhere the WIFI never works so good luck doing school work or online exams they also don’t allow routers. They are terrible at emailing you about information the fire alarms will go off for hours. There were 2 creepy guys who lived (or still do) at the apartment who would knock on girls doors in the middle of the night asking to come in and also follow girls and harass them. As far as I know they are still living here the apartment only cares about getting their money. The only good thing about the apartment is being close to campus and the older maintenance man he’s great. But at the end of the day DONT live here. And if you have already signed here I wish you luck! I could write so much more but I don’t feel like writing an essay!

DO NOT RENT HERE! WORST PLACE IN SAN MARCOS AND a BUNCH OF LYING THIEVES. Internet is horrible and never works.elevators and 'secured parking' have been non existent (constant issues with elevators being shut down) Management is the worst I have ever come across. RUDE and don't care about your student. Cockroaches and dirty.

Me and my roommates have lived here for the 2022-2023 school year and we’re definitely not coming back. The elevators are always broken, the hallways always smell bad, and I’ve found urine and feces in the stairwells. The staff members aren’t that great either. We’ve had fire alarms go off in the early morning for hours. The only good thing about this place is the fact that it’s right to campus and downtown. There’s a whole lot of other apartments around this area choose them.

The Vistas has such a lovely staff! I recently toured, and was extremely refreshed from the mundane, unorganized communities in San Marcos. The Vistas really set the standard high! Audrey and Julie made me feel very comfortable expressing my needs, and I also got to meet Rae; their energy and knowledge really put the cherry on the cake for me. I’ll love it here!

I’m a student at TXST and this is by far one of the best properties in San Marcos! Big, clean and spacious rooms. Staff are helpful and friendly. All in all the place is great value for money and the location is prime. Facilities are excellent for the price including the fast-speed free Wi-Fi. If you are looking for a place to stay, stop searching. This is your place.

Alyssa conducted an excellent tour and is extremely knowledgeable. We decided to lease because of her customer service, which represents The Vistas’ focus & commitment to their customers! The property was clean, plenty of covered garage parking, across the street from the university and had excellent curb appeal as well. The roof top lounge/study area and pool were also convincing factors!

Brianna and Audrey was so helpful they really went above and beyond. Had a tour and they went in detail and I was relieved of my concerns!

As a resident for the last two years I have had some crazy ups and downs with the Vistas San Marcos. However, I will say that their student employees who run the front desk make my experience so much more enjoyable. Working in the service industry myself it is difficult to find people as helpful as your front desk workers. There are many names that should be recognized in this post for their helpfulness, but these employees really stood out. Their names are Germán Betaneourt, Alyssa Gutierrez, and Brianna Taylor. They have been incredibly helpful in handling issues with my lease, apartment, and packages. They go the extra mile in helping me find the multitude of lettered mail that I get delivered. I would just like to thank them for their hard work and they for sure deserve a raise if they have not already gotten one. I do believe that more names should be on this list, but these were the ones I was able to write down which is why they are being specially recognized. Thank you for your hard work and making living enjoyable at the Vistas San Marcos.
