Nice price, but terrible staff. Homeless people have free access to the complex. It feels unsafe, people don’t pick up after their dogs, they don’t explain how they need rentals insurance from you and will charge those fees without any warning. So watch out for those things.

Don't live here, unless you enjoy your water being shut off inexplicably 3-4 times per month for "maintenance". I am currently leaving my apt to go buy water, and go to the bathroom somewhere in public so I can flush - not for the first time. I love paying $1800 per month for no running water!

I could not receive my mail for approximately 12 months due to the mailbox being broken. I was told by manager that they "could not" fix it, as it was the post office's property and legal responsibility. After months and months, I created a report with the USPS. The USPS told me it IS Waterloo's responsibility to maintain the mailbox, and the USPS told me they could not legally fix it. Therefore, Waterloo management lied to me directly and kept me from receiving my mail for 12 months. During this time I had several packages returned and/or lost in the mail, including important tax documents. I had to miss work to pickup mail held at the post office that could not be delivered at my home.

Also, you are required to pay for a "package delivery service" as part of your lease. You cannot opt out. This service will then cancel your scheduled package deliveries repeatedly, delaying your package receipt by several days, in comparison to delivery without the "service".

I have been told with less than a 48 hour warning to vacate from my apartment for renovations. I work from home and have 2 dogs, and nowhere to go during the day for free. Despite this, I complied, and purchased plastic sheeting which I covered my belongings with as they told me they would be cutting into the wall. I spent my time and money doing this, and worked remotely in public with my dogs as instructed. When I returned home, no one had been in my apartment and no work had been done. This work was never performed, and I was misplaced for absolutely no reason.

Amenities like the pool, that you pay for, will often be closed as well, especially during the active season and holiday weekends. Grills will have no propane and be rendered useless. Dogs are not kept on leashes and there is poop everywhere, and no one takes it seriously despite reports to management.

As a recent resident for 2 years i feel obligated to write an honest review: greystar is the property management company for this complex and owns a large percentage of the austin apartment industry.prepare to have the water shut off in your unit on a weekly basis for “emergency maintenance”. With a few hours notice in advance and sometimes none at all, water may be turned off for extended periods of time.the property has an unfinished fence (only thick poles designed to block cars) on 1/4 of the perimeter line that allows for a lot of unwanted visitors and many times we had packages stolen, patio furniture stolen, dumpster divers in broad daylight, & pedestrian gates not securing (often times unable to be shut closed).
it’s not the safest part of town so these were obviously big concerns that were voiced multiple times to management however never addressed in the 2 years of living here.there’s no dog breed restrictions which is fine however there is no accountability for dog waste around the community and the courtyard with the broken grills is often littered with doggy land mines.landscaping comes multiples times a week and is of course loud, if my car was parked in the parking lot while they were working i’d often come to find it covered in dirt and debris from their days work.i found the gym to be a space that demotivates, it’s dark and dingy, there isn’t a properly working hand wipe dispenser, and the minimal and cheap equipment is often broken.the gym is attached to the leasing office and i noticed last year management made upgrades to their office (new chairs, desks, & furniture) and no upgrades whatsoever in the adjacent gym.that was incredibly disappointing.there was also a gentleman who owned a drone at the complex that would frequently fly and hover over the pool area, so i’d be curious to know greystar’s policy on drones at the complex.i wouldn’t recommend this complex if you value safety and peace of mind.however if you don’t mind the occasional gunshots and transient strangers, this may be the place for you

I moved home alone for the first time in my life and Cindy made the experience amazing. She explained every detail to me and always took care of me because she loves her job. I wish Cindy the best and it makes me so happy to see her at the office every morning. And of course, I would like to thank the team and her friends.

I absolutely love this place. I have lived here for 3 years, and plan to renew again. The manager Natalie has is always available and so very helpful. Everyone on the maintenance team is quick to respond and get items take care of ASAP. It has been a great place to call home.

The absolute worst apartment I have ever lived. Roaches were constantly in my apartment, I kept it very clean but they were still there. The apartment would send a “handy man” to get rid of them and then a week later they would be back. The laundry rooms were always out of order and ruined several of my clothes when they were “working”. I was locked in the gate serveral times and was late to work because the gate would just get stuck and not open. Lastly they charge you a $68 “convenience fee” for paying rent online through the portal.

If I could give this place negative stars I would. It’s a disgusting place.
Office people are nice sometimes.

This is a novel, but I wanted to be very thorough in my review:
I rented with Waterloo Flats for about 9 months after taking over someone's lease. The first thing that drew my eye was its affordability and proximity to popular spots in town.

With high-rises nearby I know cost hundreds more a month - I felt smart for finding a place with the same great location for a MUCH better price, and for more square footage.

The location is amazing with the Town Lake walking trail right behind the complex and lots of restaurants and bars within a 10 minute walk. Frazier's is literally next door and is such a cool kickback spot! The complex is also close enough to places like East Sixth and downtown to order a ride share and not pay a crazy fare.

As a young woman living alone and often coming home late from work - safety was a big priority. I never felt unsafe in my time here even with living on the first floor. The complex is well-lit and gated parking really made me feel secure - there was also a 24/7 emergency security number I could call just in case but I never needed to use it.

Staff and maintenance have been more than amazing to work with. I had cracked a window pane just before Thanksgiving weekend, put the maintenance request in and crossed my fingers - but no luck was needed as it was fixed within 24 hours.

I lived on the side of the complex that's not yet renovated so while not "luxe" it was clean and spacious which was all I needed!

In Summary: I felt safe, rent and utilities were affordable, I had lots of room in my space, and I was close to all things Austin. That was literally everything in my ideal apartment check list.

Always, always, always do your research concerning any apartment you're looking at but I highly recommend checking out Waterloo Flats! Go see for yourself and happy hunting.

It amazes me how many mixed reviews there are listed under this apartment complex.

Is the place perfect? No. It’s a slightly older complex that has things that need improvement, but they are consistently and efficiently addressed.

I have been here a year now and renewing for another year. 80% because of how accommodating and communicative the staff is. The location is perfect for anyone needing to work down town (8 minutes no traffic - 15 minutes with). Close to great restaurants, grocery stores, medical needs, and the airport is only ~12 minutes away.

I had family visiting during the summer time and my AC stopped working 45 minutes before they arrived. I called the front office, and Anthony had maintenance sent out in less than 10 minutes. It luckily was an easy fix, and the place was cooled off before the fam got here. (He deserves a raise, he’s the best!)

Through other logistical challenges and questions, Cindy has also been an unmatchable resource for her assistance and care. (She also deserves a raise and is the best!)

If you are moving to Austin or trying to find a place to give you lots of exposure to the city, while also being a very cozy place to call home, this place is perfect. It’s also MUCH cheaper than other places, half the size.


Improvements suggestions:

Outdoor drawn maps for visitors. (The buildings are a tad confusing to navigate especially at night)

If there could somehow be a gate in the back, that would be AMAZING. Tall request, but curious if that’s on anyones radar.

Bi monthly power washing to stairs and the outside of peoples flats. (I’ve wanted to do this, but there aren’t any reachable outlets)

The locations is cool. The price is okay. I had no bugs. The noise levels are constant and annoying. Not place if you want some peace and quiet.

I lived in Waterloo Flats until June of this year and it was. Not great. The main problem was an infestation of German roaches. Literally the first thing I saw the day I moved in was a roach on the wall. Pest control came out multiple times over the duration of our lease, but the unit had so many gaps under the baseboards and such (which normally I wouldn't mind) that the roaches could just nest in the walls.

There was also a period of several months where we couldn't access our mailbox. Several mailboxes had been broken into and it took ages for them to be repaired. For that entire time, we never received any communication from the leasing office about how to access our mail. I missed a wedding invitation and my roommate missed a hospital bill.

I don't recommend living here unless you literally can't afford anywhere else.

I have not had any issues and to top it off love the location and amenities such as the pool and little gym. Maintenance is wonderful and the office staff are always friendly. Parking is designed very well with guests parking in the front and residents behind the gate. Older buildings, but just a nice and quiet complex.

Would be nice to have a little dog park so my dog could run around since there's not much grass but the modern look with the gravel is also nice.

I’ve just moved into my new apartment a couple days ago and am already feeling right at home! Anthony, Cindy, Ronald, and the rest of their team were exceptional with helping me prepare for this move months ahead of time. Through my many emails and calls, they were always willing to communicate and answer any questions I had, which helped make my moving experience as low stress as possible. On top of that, the studio apartment I’m in is in great condition and exactly what I needed. I very much look forward to my time here at Waterloo East and experiencing what the surrounding area has to offer. Thanks all!

Great place to live! We've lived here for 8 months and have loved every minute. Writing this because I'm honestly shocked to see such bad reviews on here. Property is constantly making improvements; feels nice to live in a place that is being cared for and upgraded all the time. We had a leaky faucet and the maintenance people addressed it professionally and right away. That said - we had some neighbors move out due to a leaky roof that was not being addressed quickly enough, so it might be a bit hit or miss. For us though, it's been great. This location for the price - unheard of in Austin.

TLDR: Worst place I’ve ever lived. Pay the extra money and live at a better spot!

When I first moved in the place was disgusting. Dead cockroaches, there was toilet paper and uncleaned bathrooms left behind. Had me wait until their cleaning service would come which was 2 weeks later. The tubs were clogged so I couldn’t shower for that time. Still wasn’t a deep clean.

Cockroach issue never went away. They sent someone to spray medicine. The guy was in and out in less than a minute. Didn’t fix the issue at all.

Consistent maintenance issues. Things kept falling or breaking off. The AC would make this loud noise and kept rattling. Maintenance just stuck duct tape to try to hold it together.

Front office attitude was entirely different before I signed the lease compared to after I signed.

Been 3 years since I’ve moved out and never received my security deposit. They keep saying it’s in the mail. No tracking number given to me. They stopped responding to my emails. Over all attitude is like they have something better do than help you at all times.

I know Austin is getting expensive but this place is not worth the trouble.

Our maintenance team is amazing. Nate, Ronald, and Lalo are such great people and incredibly helpful when anything goes wrong. I’m talking any headache that comes your way, they’re gonna be sure to knock it out quick. Anything from mechanical failures all the way down to if you need a single tool to make a personal task easier, they’re gonna get it done. Made my experience here at Waterloo the best it could be in all honesty.

Genuinely do not understand how people give these individuals a free pass. Not only is this one of the least safe places out there, with several break ins, packages stolen, and various other criminal activities happen which they will try and deny but if you looked at the feed for residents, there are plenty of posts about these incidents.
The water just does not work here for whatever reason. Its almost biweekly where the water wont work and there are times when its out and nothing is said.
The communication of the office is abysmal, where bringing up valid concerns such as safety firstly didnt merit a response as it 'got lost' and then they proceed to dismiss it. They claim to have a security team and not once in the entire year did i ever actually see these people so im not sure what security is being provided.
The apartments themselves are shoddy with several problems such as poor insulation and electric outlets being abysmal where you do not feel safe plugging in anything. By the way, this was all brought up during the walk in and they did nothing yet i have no doubt they will charge me for it. Unbelievably bad and people need to be aware of this.

Thank you Waterloo Flats! Especially Brookelyn! I was stressed out to be moving but they were all super helpful, their online portal to pay rent is very efficient as well! The parking, the pool and especially the gym I love!
My apartment was in excellent conditions when I moved in and it's just the perfect cozy space!
