Nice living but entry/exit gate not working. Need better lighting throughout property and bicycle for exercise room.

The review by Kelly N is accurate, Been worse for me, Discrimination & Torment from a previous property manager, 3 of 4 of my smoke detectors are wires hanging out the ceiling.

Every summer for the last 3 years several units in my building and others get overrun with gnats, Had a roach fall on my lap out of the vent on the ceiling, The property manager that tormented me lived on site and the TCSO was at her apartment weekly for domestic complaints.

I reached out to the Regional Manager at that time Nicky Guadalupe & Whoever the head was at their Minneapolis headquarters only to never receive a call back lol.

Connie was the best, most of us don’t bother calling the office cause nothing is ever done, lots of drug use here from marijuana to meth, if you complain nothing is done even though the lease states NO DRUGS, so get ready to have your apartment stinking of weed cause it comes thru the vents with the cigarette smoke also.

The kids here most are ok but there’s troublemakers, key’n cars, stealing packages, making messes in breezeways, Heard rumours that someone flies a drone and records video thru the windows (I saw said drone tonight flying around after midnight).

As Kelly N said they will refer to the lease and normal noises, my upstairs neighbors vibrate my apartment from early morning till 9-10 pm everyday, we are also entitled to a QUALITY OF LIFE!

Also been 2 shootings in the parking lot in the last year, no idea what the first one was about but the 2nd one car got shot up obviously sending a msg to someone, at least 5-6 large caliber holes in that car.

Someone tried to break into a residents mailbox, the office got broken into and computers, laptop and at least one check was stolen from the office, they dont give out fobs anymore been waiting for one for 5 years now, cant use the fitness center with out one.

Pluses are you only have to submit your income on move in, they don’t recertify your incomes here, everyone I know never got asked again, theres people here who if they applied today would be way over the limits on income to live here.

Lucky for me I still have a window of time to hold them accountable for the discrimination and that’s 98% win, Karma is a real thing. Can’t treat people poorly, I am on the tail end of my lease thank god, few months and I’m out of here cause they will surely retaliate on a suit.

I’ve lived at Windy Ridge for 5 years now. The units themselves are large and the maintenance team is good. Other than that, I do not recommend for these reasons;

Due to the excessive number of noise complaints, Management recently updated the wording on the new lease FROM “tenants have a right to peaceful enjoyment of our home” TO “ You agree that odors, smoke and smells including those related to cooking and everyday noises or sounds are all a normal part of a multifamily living environment and that it is impractical for us to prevent them from penetrating your apartment. ” FYI- EVERY noise is considered “normal”
UPDATE 10/19: I’ve had to quit a side job today because the noise above me is so bad I can’t concentrate or hear on the phone. Not even with earphones on. As it pertains to noise and safety you have no protections here. I will say though that after I wrote this 9 months ago, my personal situation regarding noise improved dramatically for nearly approximately 7 months. I absolutely would have changed my rating to 3 stars had it remained so. As there’s no point going to the office because they will refer you to your lease and say there’s nothing they can do, I am again trapped in an excessive noise situation that they will not resolve. IF you work from home or expect reasonable noise, don’t move here.

In the last 2 months, a large group of teens have taken over the complex. They are very loud and disrespectful. Some were caught peeking into bedroom windows of first floor tenants and nothing was done. They hangout in different buildings, damage cars and the property, leave trash everywhere and ask other residents to get them drugs. Some of these kids are out all night. Many tenants have complained and nothing has changed.

Before you sign a lease here, please read below, with updates provided 10/19/2023.1) We’ve had at least 5 Managers in 4 years. If you call the office, they dont answer and they have very limited hours. Upper Management never responds.
UPDATE 10/19…this has improved some. The office has a second person now.
2) This is considered an affordable housing property however, this company has chosen to raise rents to the highest percentage HUD allows every year I’ve been here.
3) Amenities are rarely ever available and not accessible after office hours. Including the gym.
4) Excessive noise issues and harassment is allowed no matter who is doing it or what time of day they do it.

Management considers the following to be “normal part of our living environment” and they will not do anything about it…
furniture and other items being banged and slammed on the floor and walls. Children and teens running around for hours, jumping off furniture and other items, adults fighting, slamming doors, unsecured furniture slamming on the floor, dragging chairs and other items around the house. Healed shoes can be worn whenever a tenant feels like it (doesn’t matter what the hour) Bikes, skates and ride on cars are allowed to be used indoors. Literally nothing is off limits.

5) Babysitting IS allowed, occupancy limits are NOT enforced and NON residents are allowed to stay as long as they want even though the lease restricts it.

6) Good luck finding parking. Visitors aren’t towed, and some cars are broke down for months. UPDATE: Still a problem

7) Management will be in your unit at LEAST 3 times a year to “inspect. ” You are required to always allow 3rd parties access to your home even if you are NOT there! You will receive a violation if you don’t.

8) Security is not promised or given. Security lights don’t work, most on the property are gone altogether and building numbers are missing. Lights in the stairwells are out for months at a time.

9) I hope you don’t mind roaches. They no longer have pest control spray monthly. Several buildings have a severe problem with roaches because they no longer have pest control come out to spray unless it’s requested. The property is supposed to be a drug free property. It absolutely is NOT. This isn’t my home. I’m stuck here $$

I've lived here for 6 years and I really enjoy living here. I love my apartment. It feels like a home for me and my family, honestly. Among the leasing agents that I've interacted with since living here Melissa Moore is one of my top favorite leasing agents. She listens, is caring and professional with me and my family. I appreciate having the positive resident-landlord relationship that my family has with Melissa. The questions we have get handled quickly. We continue to have a positive experience living here.

I've lived here for 6 yrs and there has been more than a few changes in mgmt. I feel now it's being managed very well in spite of a lot of challenges most apt complexes are faced with, especially since Covid started yrs ago and affected everyone! I managed a complex at one time and unless you have you have no idea how tremendously difficult it can be. I say, great job, Melissa Moore, keep up the good work!
Maintenance is doing an excellent job and goes above and beyond to help residents in there apt homes! The property is kept clean and well maintained. Very good on you, Steven!
I would highly recommend Windy Ridge to family, friends and acquaintances as a place they would want to live and I have!
