Caldwell Property Solutions, Chandler AZ

Submitted an application the same night of a posting going up on zillow. Had to call four times the following day to get through to the receptionist. I ultimately found out that there were other applicants being processed at the same time and I was not chosen by the homeowner. I feel like it would have been better to run one applicant at at time; it would have saved me 40 bucks and a hard inquiry on my credit report.

We have been tenants for 3 years and our experience has been great. They get our maintenance request done in a timely manner and have a great staff. They even have a department that will help you go from tenant to homeowner if you choose. From our lease signing to now working on becoming homeowners, my experience with Caldwell Property Solutions has been wonderful!

Check this out (excerpt from an email today received from TOM CALDWELL, in response to numerous complaints about their business practices and inept customer service) : ". In order to have this completely go away, this time for good. I will agree to pay $250. But I need in writing that no negative feedback, or legal action is to be taken regarding this matter, and that it is completely done. ". Needless to say I informed him that he could KEEP his $250.00 and that good reviews are EARNED and not purchased for $250.00.

Most of their good feedback is from the VENDORS who THEY give business to, and NOT from clients.

STAY AWAY - STAY AWAY - STAY AWAY!

I can't warn you enough of how BAD these guys are. Their business model, in my opinion, is to "pull you in" with low cost monthly fees (even offering a month or two FREE management), because they will GET YOU on "manufactured" maintenance problems, which "conveniently" their own maintenance team will take care of (sometimes without your authorization), and charge your up to 5 x normal contractor prices.

In addition don't expect any "communication" from these guys (once they have your money), their follow up is almost non-existent, on one of my properties they didn't even tell me that had placed a tenant (which by the way took 3 x longer than they said it would), and in every single case THEIR tenants either had to be evicted or abandoned the property (breaking their leases) within 90 days of their placement - so much for good tenant screening services, which they'll tell you they "specialize" in. REALLY BAD EXPERIENCES with Caldwell Property Solutions. Don't be fooled by ANY good reviews they have online, I'm guessing that these were probably created by their friends/family, employees or vendors (who are naturally are only to pleased to write a good review, no doubt to ensure future business).

If I could give a ZERO (out of 5) I would. I own many properties and would NEVER recommend this organization to take the "head ache" out of managing your properties, if anything, a relationship with them will INCREASE your workload and problems.

Do not rent from this company! On our move out inspection they told us it looked great and perfect and was already move in ready for the next family, and then they sent our deposit check back with a amount different then the one they told us and a whole bunch of things that were supposedly "wrong" with the house now. They completely robbed us of our deposit.

Caldwell Property is a great realtor company. The are very flexible. I was able to coordinate my move very smoothly. I even was able to get my keys to move in early. I would definitely recommend them. I worked with Preston he was very helpful answered all my questioned.
