I lived here for a couple years and saw a few changes. First, office staff was snippy and changed to pleasant. The manager change was much needed and the new lady is great! Second, the property had some much needed updates. I was happy to see the tennis court go. Third, the maintenance team changed a bit. With the staff changing, I was happy to see that the guy stayed that fixed my A/C. He really knew what he was doing and it was fixed quickly.

I just moved here and the staff is great! I read reviews and was terrified! BUT after taking a look for myself on property and meeting the staff I am totally impressed! They are so nice and outgoing! The property looks very nice and clean and the apartment was given to me extremely clean! 5 stars for this place!

I cannot wait till me lease is up in February! This place is a mess. I made complaints about my neighbors nothing is being done. They leave trash outside of their door along with beer bottles and cigarette butts. I leave my apartment and there are groups of people hanging outside my door. People especially my neighbor blare music into late hours of the night. When i work early mornings. So sleep has been interrupted multiple times. I have to turn my television up so loud just to drown out the nose. There grounds around my complex are always cluttered with trash. Very disappointing would not recommend it it anyone.

Hello I am from Pennsylvania, and I moved into this complex Olive tree in February 2017 and went against the negative reviews that were put on here about everything. When I came to inquire about an apartment the staff were very welcoming I came like 3 to 4 months prior to moving and stayed in contact the entire time until I moved. I have not had any negative issues with this complex every minor issue that needed to be fixed was corrected within 2-3 days sometimes 1 day. Can count on one hand how many Minor issues I had. I never had bugs never had anything broken that was not fixed. I can say one thing the complex is about there money if you do not pay you can not stay. And majority these negative remarks are probably from folks that had financial issues. Now I must say this if your a regular tenant and you happen to have a financial issue there should be some way they can work with you to avoid those expensive court cost. Especially when they file on a Monday and you get paid on Wednesday. Life happens and somethings are out of your control. But it all boils to down to communication with the leasing office. I love my apartment and have no problems.

The Olive Tree apartments are absolutely adorable! The office staff is so friendly and helpful too. I just recently moved in to a Simi upgraded unit and for the year they were built in and for how old they are, they are pretty well kept. As expected, and understandably, people have been in and out of this complex over the years and yes there are sings and scratches but that comes with the tenants that live there. It’s bound to happen. BUT they have made it a effort to make sure their units are still liveable and the cosmetic issues are taken care of. Huge shout out to Penny, Jessica and their manager. They are great Totally recommend these apartments:)

I have been living here for a year and I love my apartment! It is so peaceful and the maintenance men are so on point the same day service I was so impressed. The office smells good and everyone is friendly.

Not the place for me. Here are some examples or should I say facts that turn me off about this complex and the way it's ran.

1. Set price for water. A One bedroom unit carries a 40$ bill. Should be less like 20. It's probably that high cause they water this place 4 times a day. My friends that live in houses or 2 bed apts/condo don't pay as much.

2. Late fee (sss). One day late add 51$. 2 days late add 10$ and if don't pay by the 4th day they start the legal process of kicking you out and charge another 32$ for that. It's all my fault for being late, but just so YOU know if your late here what to expect. They didn't mention this to me at signing of the lease so ask them, again my fault.

3. ROACHES. Bring your own Raid. Their pest control does nothing. My first 4 to 5 weeks were bug free. Since the last of August I've seen 10 to 15 of them. Small to med size, lucky no full adult size ones.but I know it's lurking (smh).

4. Slow Service. I put in a request 3 times and took them 34 days to respond and just made the situation worse. The maintenance man even said they are 4 weeks backed up.like why don't they hire more staff?

I have lived here at Olive Tree with my husband and son for about six months now and I love it. It is low priced and actually has a wonderful quality of living. I live in a fully renovated apartment with new appliances and newish cabinets and they are in decent condition for how old the community is. The staff is prompt, always friendly and helpful and very discrete. Overall, I am very happy with my apartment and the appearance of the community, I couldn't ask for a better apartment to rent! I WILL be renewing my lease:)

Probably the WORST apartments to live at. I lived here for a year and had nothing but problems. I paid my rent on time every month and the staff working there are complete ass holes. If you enjoy roaches, bedbugs and ticks then enjoy your stay.

The apartment management is a joke. When I lived there I asked for a copy of my lease and the office manager refused to hand it over (illegal). When I did my finale walk through the rep who did the walk through signed a document stating how much I owed. I got a letter stating they will be taking an additional $376 from my deposit. I informed her that you cannot do that after you’ve signed a document stating I only owed $35. These people are crooks. Do yourself a favor and look elsewhere.

I've lived here with my sister for almost 1 year and coming from mesa this is a really nice complex. A few times I had my bad experiences here but nothing worth talking about. The office staff can be very mean and rude sometimes but heyyyyyy oh well! I've met a couple of the maintenance staff and the ones I have met are pretty cool. Mr. Sal is a good guy. The black guy that drives the yellow cart (I think) is very very respectful. He always speaks & I see him trying to keep the grounds looking good. I don't see how he works in the heat but "that's not my business". There is a roach problem here tho. OT needs to get that under control ASAP. At night there's a lot of college parties which is bad because people have to work the next day and can't sleep. Other than that this is a wonderful place to stay.
