Where to begin. The lies, the deceptiveness, the vandalism, the trash? The price we were charged for our initial rent was not the price that was agreed upon over the phone. By the time we got to sign the lease the price dramatically increased. I called the office and told them what happened. They had no record of the price discussed over the phone and could only lower the price to the original price when we started the application. We get moved in and quickly notice there is trash being left outside our apartment on a near weekly, sometimes more frequent basis. We informed the office of the issue and of the fact it was being left by unattended children. Nothing was done, we continued to have trash being left outside the apartment on a regular basis. The children playing outside also ended up breaking the light fixture on our patio, office was informed, we got a new light fixture, nothing was done about the kids. My vehicle was also moved and vandalized by three teenagers that lived in the complex. The police and office management were informed, nothing was done. At some point there began to be an increase in cockroaches, despite our cleanliness. An exterminator did not work. The infestation was throughout the entire complex. There were even roaches in front of the office. 63 days before the end of our lease we were informed we had to give a 60 day notice to end our lease or let them know if we were renewing. This only gave us three days to look for a new home, considering we were already very unhappy with this complex. We were unable to secure a new apartment in that time and had to renew, when the rent price went up even more. We were told when we renewed we could have a free carpet cleaning "whenever. " We decided to wait till the end of our lease. When we asked about our free carpet cleaning we were told it was long expired and they were required to charge us to clean our carpets either way. The complex was dirty, unsafe, infested, and lacking serious management

I absolutely love this apartment complex. The ladies in the front office have been a pleasure to work with, especially Gabby. She has helped me through this entire process of getting me into an apartment and actually got me in earlier than expected. The grounds are clean and well maintained and maintenance takes care of things in a timely manner. Im excited that we have a hub next to the mailboxes to support my amazon addition lol and clean beautiful pool that I can't wait to take a dip in. I'm so glad that I found this place and chose to move here.

The team at Rio Santa Fe Apartments displayed a high level of professionalism throughout my visit to the property. The grounds are well-maintained - always an indicator of serious attention to detail. The units are spacious. And the community is quiet. Hats off to Rae Wilke for taking me through the property. In the end, I rented in a different Phoenix suburb due to timing and availability. However, next time I’m in the market for an apartment, Rio Santa Fe will be at the top of my list.

Had a dryer that was out. Timer on it broke. Took a little bit for maintenance to come over. Needed to get the part. But when he got here, he fixed it quick. Very friendly guy.

My move was smooth. The staff is always so wonderful to talk to and always with positive attitudes and smiles. Great job!

I just want to say, this place makes me feel so safe! We just moved in, Me and my son walked around the complex our the mornings and it was so peaceful. We ran into 2 other families taking and he got to interact with a few other toddlers it just felt so nice!

Amazing, always very courteous and quick to respond. The Leasing Staff has always been very responsive since I first moved in last year. They’ve always made me and my kids feel welcome. Thanks guys for being so attentive to all matters.

Hello everyone, I have lived here for 11 years. The current management company have been outstanding with keeping up with the property, every maintenance request I have put in they have taken care of. The grounds are always clean. The front office are very friendly. I'm giving you guys a kudos.

I don’t know why everyone on here is complaining about living here. It was a great place to live. My AC and water heater both went out at separate times, and the day I put in a call was the day it was taken care of. The office ladies were always very nice to us and answered every question we had. I’d recommend this complex to anyone that asked. Cute apartments too, very cozy.

I just moved in last month and am totally satisfied with my new home the area the community Nice and Quiet and totally worth every penny. Xavier And Karla are the bomb helping at the drop of a hat. Couldn't be more satisfied with my new home. And not to mention maintenance is outstanding was a little frustrated with length of time it took to resolve issues but handled with a smile and very courteous. Thank you Rio Santa Fe for making all my dreams of having a home of my own to come true.

Recently moved in. Worked with KARLA.she was absolutely lovely. Great energy. Great place. I'm excited.

This office past and present have been great at handeling issues. I honestly belive that all penalties and fees are clearly stated on the contract we sign.
It is up to each individual to manage financials, as all we have to do to not accumulate penalties and or fees, is to pay the rent on time.

We are going on to our third year at this complex and staff has been attentive curtious and promp to resolve maintenance issues and request.

The same crooks that ran the old cold water springs apartments work here and she sent me to collections and I was over billed by 3000$ watch out if you rent from Christina Ramos. Here’s the proof

I lived here for about 8 months, and have all good experiences and things to say. The staff is very friendly, my apartment was just what I needed for the short time I lived there, and maintenance was always helpful with making sure my house needs were met. I’d recommend this apartment community to anyone!

Great community to live at. Very quite and mantiance was always on top of it. Pricing of rent was a bit to high though, with some other fees we had to pay but well worth it to live in a nice community with all kinds of stores around it. I would go back and live there.

It all started 9 years ago. Going through a crappy divorce so I lived here for a short while while waiting to hear my lawyer tell me I could move back home. The minute I got the news that I could move I immediately went to the office staff and asked what was the earliest date I could put in a notice to leave. I did exactly what they told me to do. Exactly what they told me. A few times after that I would go back in to the office and check.yup still on target for my move out date. Sweet. The moving day.turned in my keys with forwarding address.again checked. I was good. Months later I got a bill.a large bill.from collection agency. HOW CAN YOU SEND ME TO COLLECTIONS WITHOUT EVER GETTING A CHANCE TO PAY THE BILL! This place is a scam. Almost ten years later still dealing with this bullcrap. And might I add.the time I lived there.they found a dead body in the pool.

I'm a student living off of the VA (I've been trying to get a job for a year). I keep telling the people in the office that the VA is really bad at giving their recipients their benefits on time, thus it's hard to always pay rent by the deadline. No mercy. They don't work with you, instead they just tack on a hefty late fee to their already outrageous rates, and when I finally do get my money and pay, they claim I need to pay them even more money than what the late notice stated.
This is just my experience, though. It's your money, hemorrhage it here if you like.

Don't live here.

These people don't see their tenants as humans looking for a place to call home. They see their tenants as walking dollar signs that they can try to nickel and dime to death.

If you have the time to look for somewhere else to live, do it.

Place is rarely quiet and is a good place. Though, some of the areas around this complex could be a little more clean or managed. Friend moved here and it isn't really bad neither. Just needs some cleaning up:)
