25Good apartment community with all amenities. The maintenance is right on point if there are any issues in the community/apartment. Clean and tidy pool and outdoors. Parking is good compared to lot other communities around the area.
For the rent you are paying, this place has nothing to offer! Very old building, they are friendly at the beginning, but become so careless right after you moved in! I warn you this place has a serious roach problem, my apartment was treated more than 20 times, and nothing changed! I was literally crying every day! And I am telling you if you chose this complex, don 't pick any unit alongside the Victory Blvd, A, B, C.serious roach issue!
Daniel Martinez is one of the best "handyman"" at Eaves. His workmanship and personality are always outstanding.
Move in process was good but once they have you they don't give a damn
Roach problem, even after the exterminator came. They missed both biannual air filter changes. I was home all day for one, nobody came and the other they left the new filter outside my door. Overpriced, ~1500 for a studio is ridiculous. They say they are dog friendly however their residents are not. Tenants here will jump off the sidewalk or give a nasty look if you have a dog. I am not renewing my lease.
Pros: Pleased with the move in process, you can easily pay rent online, the grounds are nice, Melissa in the leasing office is great, the apartment itself is small, but nice, and was clean and everything was functional when I moved in.
Cons: be VERY strategic in picking your actual apartment; if you are facing the tennis courts/playground/community center/main pool/basketball courts, be prepared to be exposed to a LOT of noise for extended periods of time; screaming/fighting/unsupervised kids, loud music, tennis/basketball court noise, etc. If you rent here, and are sensitive at all to noise, select an apartment that doesn't face these areas or look elsewhere; items delivered to my door (from Amazon, etc.) have been stolen on multiple occasions; unsupervised kids have come to my door trying to "sell" things.
Parking can be tricky, but there are generally plenty of spots available in the multiple parking lots. However, I believe paying $1490 for a studio is overpriced based on the above concerns.
Update: To add to the above, I have now had my bike stolen from my porch, which had a heavy cable lock they found a way to cut through. This is a gated community, so it is either a tenant or someone who has been able to gain access to the buildings. Not cool!
