My local management company I had been with for years was sold to HomeRiver, and boy were they awful. The company was unresponsive to phone calls and emails, and were not proactive in doing anything when the property lease ended, even with standing instructions. If this is how they treated a PAYING landlord, I wouldn't wish them upon any tenant.

I ended up moving to a smaller company that actually cares and knows their properties. But even during the switching process HomeRiver was nothing but headaches.

I understand many tenants write bad reviews, but this one is from a former landlord. Be very cautious doing business here.

I have had outstanding work related relationship with this property management group/Sacramento office. They are all very attentive with/towards their tenants, and quick responses back to me. (Theresa)
I work closely with their maintenance department, Dara, Gina, Alice, Tim, and occasionally with property mangers. Wonderful group of employees.

We've had issues with our shower for weeks. Instead of fixing it properly the first time we put in a maintenance request it was mended with a quick fix and the problem is way worse now. The repairs are very expensive so HomeRiver decided to do nothing, as the third party contractor who came to look at our unit stated. The third party company has already given the quote and estimate to do the repairs, but HomeRiver has yet to consider them. We haven't had a properly running shower in weeks.

It took 11 days for me to get denied in which I accept, but Leah who I guess processes the applications went back and forth with me for days into the weekend when I explained how their service is unacceptable on the time line to get a response.and wanted to argue with me, so unprofessional. Horrible customer service let alone the agent who showed me the property didn’t know anything about the property so she couldn’t answer my questions.smh.

Update 12-01-2020: I received a response to my post, they to posted a detailed timeline, LOL that’s not what I received when your employee was arguing with me continued saying over and over to be sarcastic “I’m sorry your credit is bad”. Very unprofessional, and your time line still is horrible no matter how you think you want to give detail on line. I’ve never experience the long wait and unprofessionalism with any rental company EVER! And of course your going to say your agent didn’t remember any unanswered questions. I asked if I had to provide my own refrigerator and she didn’t know. That’s important to know when showing property and didn’t provide a follow up to find out.

Unacceptable customer service and experience. From start to finish.

My application was denied because of “lack of rental reference history”. Which I can’t seem understand why. I’ve been residing at the same location for over 2 years, Ive also added my previous residence history. Prior to getting denied I received an email stating that my references would be contacted which neither of them have. I made sure my application met all of the “Applicant Qualifying Criteria” that is stated on their website. I have absolutely nothing in collections, no evictions, past or current bankruptcies, in fact my credit is excellent, the income is there. I even offered to pay a higher deposit. But I guess those things don’t matter in my case.

Home River was over the complex we were in for only a couple months before we moved out of state. Brian Fitzgerald was fantastic to work with and was prompt with everything. Home River knows what they are doing.

I moved into my duplex 4 days ago and I was told that the residence was “move-in ready” (which was a lie!). The AC is not working at all and it is literally 89 degrees within my home. I told the property manager, Mike Challberg the day after I moved in and he did nothing about it! I submitted an online request and still nothing. Can you imagine being in my shoes during this extremely hot summer in CA. This is ridiculous!

I've been withHomepointe, now HomeRiver Group, for over 12 yrs and have received excellent service. They've handled every aspect of keeping my property in good condition; their vetting process has put responsible tenants on the property; and their costs for doing all of this are very reasonable.

We own a number of rental homes and for years have relied on HomePointe (now HomeRiver) to manage our rentals. They have done an excellent job.

The process was streamlined and rental criteria terms much more aligned with today's situation. I really like the process and the people I have dealt with have been very nice.

My current agent, Denise McCoy, is a marvel. She's wonderfully efficient and doesn't waste her or my time, and yet when something needs to be done on the house, it gets done. That's also give credit to their maintenance and business offices.

I would give them 5 stars, but for some glitches back around 2013.

Maintenance never happens. There is no one to pick up the phone its an endless phone tree and music. Sewer was out a week with no toilets or showers. I had to take time off work for a week to manage repair people because management wouldnt so much as provide a key to workman because it cost extra. They harrass tenants as well. Even though i pay auto on time each month and care for the property.cleaning up what last tenants broke. Property was not even properly cleaned on move in.

HomeRiver Group has been extremely helpful and easy to reach out to. From my encounters with HomeRiver Group thus far, they've been very responsive and has kept me posted from my initial appointment viewing to the application process as well as even told me what was holding up my application so I would be able to address it with my references. I truly appreciate their diligence and work ethic. I look forward to working with HomeRiver Group in the future.

Maintenance and fixing cost is always too high from PM 'S quote. It ends that owner needs to do a lot of work to find contractor to fix stuff. Hope Homeriver Mamagement can improve in this area. I am very frustrated In this area.
Sometimes PM charges some service without owner's agreement when it is more than $300.
For example, I was charged $600 for trash out when tenant moved out, yet they leave big pieces at curb, I need to pay more to get someone else to move those trash away.

I've been with HomeRiver formally Homepointe for 6 years and they have always been courteous and professional.their maintenance is very responsive too.so far a great renting experience!

So is this place Homepointe that is going under a different name? I was shown a house that had a gaping hole in the wall, someone’s kid had a good time in another room and they claimed it was ready to go? They bank applications don’t waste your time on these slumlords

I have rentals elsewhere and they are good. These people are exceptional. My property is well cared for and I am comfortable that every effort is made to ensure my property remains in pristine condition. Thank you very much.

Homeriver group has worked with me in the past, where others would have worked against me. Polite and courteous they've been whether on the phone or in person. I would definitely do business with them again.
