LBPM (LB Property Management), Sherman Oaks CA

My HOA moved over to use LBPM as the HOA administrator and the service for our HOA has gone downhill since then. The portal they use has lost my login information twice and I can't get back in. Whenever I call during business hours I always get voicemail - never a live person who can help me. I use my bank's billpay to send my payment for the HOA so it arrives on time on the 1st of the month and they reliably are 2 weeks late in depositing this payment, so I never know if it's credited or not.

Wish I could leave a negative star review. This company is a joke. They have decent properties that have been redone well but “property management” nope. I don’t even know where to start. They ignore maintenance requests. Cameras in the buildings are fake. Don’t follow up on anything in a timely fashion. If you can avoid them, I would recommend it at all costs.

I saw a rental property on Zillow with Jordan Polon as the LBPM contact. I submitted the "request a tour" form on Saturday hoping I could include the property in the open houses I was touring Sunday. When I didn't hear back I filled in the form again on Sunday. When I didn't hear back, I contacted the phone number listed and got a answering service. I left a detailed message but again, did not hear back. On Monday morning, I went to the website for LBPM and could not locate any contact info so filled in their contact form asking for a reply. Many hours later, I got an email from Michelle asking if I had emailed Jordan. I replied that his email wasn't on the Zillow listing, the LBPM site, or in her reply so I asked her if she could just let him know to call me. She emailed me back, again, late in the day, with no reply other than Jordan's email address. So, I sent him an email saying I would like to set up a tour asap before I decide on a place. I then found him on Facebook and sent him a message there. I finally got an email from him on Tuesday 9am where he stated he got my email Monday night at 7pm. Unsure why 10 hours later I got reply? I asked him to phone me as it would be easier to communicate. He did so at 1pm and said that he could show the property at 2: 30. I explained that with the little notice, I wasn't sure I could make it and I had a meeting at 3: 30 so didn't want to rush through the property. Ultimately we set up a showing for Wednesday at 3pm. At 2: 45, as I was in route to the property, I got a text (not even a phone call) saying someone had signed a lease and the property was no longer available. If he had any interest in me as a client, or any professional experience as an agent, he would have made an attempt to discuss other properties with me or set up a meeting to go over my needs. I am floored by this unprofessional behavior and will be contacting the owner of LBPM. There are so many quality Realtor agencies in LA, I advise you to beware of this one.

Unprofessional. Unresponsive. Rarely return phone calls. We suffered with LBPM for 5 years. Do yourself a favor go elsewhere.

They force you to use their contractors and charge an up fee.horrible company.

The worst company ever! They never respond, they never answer or return your phone calls. No help on anything, the board members have to deal with all issues. The service is horrible and I would never recommend this company to anyone!

Do not rent from this company. The property manager Lamice is dishonest and manipulative. She lied to me for months causing me to lose thousands of dollars in rent money. She also frequently ignores emails and calls. I have yet to receive property back from her that I've been requesting since I moved out in December. Now I see that she is using said property to advertise for my old apartment. Ask yourself if that's the kind of person you want involved in your living situation for the next year. Oh, also the alarm system goes off randomly in the middle of the night sometimes for hours, and it's the whole apartment complex. When I asked for my shower door to be repaired they responded by removing the door leaving exposed rust and screw holes. They will also try everything in the book to keep your security deposit.

Worse company ever. If there is 0 star this company deserve it. They do not have customer service and you will never get any service from this company. I don't even know how this company is not yet in trouble with all types of violations they have. Also one more thing, even if you have proof of payments and records even then you cannot get anything proven to this agency. They overcharge for everything, they lie to their customers, and this company should be reported. If you are thinking to purchase any property that has HOA management service LBPM PLEASE STAY AWAY. WORSE COMPANY EVER. THEY WILL MAKE YOUR LIFE miserable.

Gabriela, one of the property managers at LBPM’s Flores st building, is a great building manager. If an issue comes up, she is quick to get it resolved. She helps make apartment living feeling like home!

I’m so embarrassed to have to deal with these people. Laziest most arrogant company on the planet. These people are worthless and could not care less about getting anything right. Charge 10% monthly late fees.that’s 120% annually.avoid at all costs!

I lived at 14420 Kittridge st apt 310, Van Nuys CA 91405 and before that in apt 211 FOR OVER 20 YEARS total. We moved out in April, 2018.
LBPM charged me carpet cleaning fee (witch is illegal by the way, its normal wear and tear) and I do have friends still in the building who knows my unit now has all vinyl. Carper was not cleaned, it was replaced by vinyl. Great service? !

Fraudulent company that tries to steal away everyone's deposit. Excessive charges when moving out, took 28 days to receive itemized statement, manager never answered back our messages, and then they sent us a bill months later.

LBPM is one of the best Los Angeles property management companies around! They always make sure that our maintenance requests are heard and fixed immediately. LBPM is great at managing property, very responsive, and really cares! Highly recommend for anyone looking for a company to manage their property. You won't be let down!

User personal data at risk. The apartment manager at Windward Sea, Natalie Skippen, has no regard for customer privacy. She will force you to submit social security cards, bank statements, and personal identity information over email and insistently forbid you to password protect them. Does LBPM take user data seriously?

If you need someone to be your Los Angeles Property Management company, look no further. LBPM is a great company to work with. They have made my life stress free! The take care of all my tenants for the different buildings I own, they respond quickly to any questions I have and they are very easy to get a hold of. Thanks everyone at LBPM!

Charles Ferguson fabricated a check using my wife's routing number and wrote two checks to Leslie's Pools Service. He is a criminal and needs to be prosecuted. The FBI will be in touch with handcuffs.
