So, just an update, it’s now been even longer and no fix on washer and dryers. Just an example of how small a fix or replacement could be and they chose to ignore it. It’s sad to be honest.

Property Management and Property Maintenance provider "companies" are usually scams to begin with, but this one is among the worst and unprofessional.

LBPM handled our HOA with the utmost professionalism. Their communication was 5 star, as was their quick responsive action to our needs. From the President on throughout the company, LBPM was the best choice we could have made and we deeply appreciated their expertise.

This company demonstrates fraudulent business practices and puts homeowners at risk. The lease documents provided are not complete and leave out important things like utilities.
Avoid this company, and avoid working with Greg De Rubeis and Hanna Gedy.

LBPM handled our property in Los Angeles from long time. They communicate well. I will give 5 star rating to their services. I deeply appreciate their expertise and technical knowledge. LB Property Management in Los Angeles helped us in maintenance as well as repair very well.

LPBM has been managing our property in Los Angeles for over a year now and we couldn't be happier! Very responsive with issues and repairs that need to be done on our buildings.

I'm giving five stars to Cynthia Ortiz at LBPM. I witnessed her oversee one of our Board meetings and she is firm, knowledgeable and shows care for our condo building. This cannot be an easy job but she handles it with grace.

They charge you when you already paid.and they send you threatening letters, it is the worst management office

Horrible, unprofessional, unresponsive and very greedy-currently trying to hijack my security deposit simply by ignoring me. I left the apartment spotless, hired cleaners and everything. There is no way I shouldn't get it back. It's shady behavior pure and simple. Stay away.

The worst management company EVER! How can they manage properties, if they can't even manage to return phone calls. Their phone system is set up so that you cannot speak to a live person, and you are forced to leave a message. I have left several messages, and have simply been ignored. I would never use this company!

I don't like the building, but I love my building manager. The building is too old and needs some upgrading, at least to the windows- they're ready to break whenever the next earthquake hits.
Everything else is fine, the current manager, her name is Janet. She is awesome! She's the best the building has had since John. She doesn't complain too much, but she also makes things right when something has to be done. She's a great person and she connects with everyone here.

I called the concierge and wanted to inquire more about their policies on subleasing. Immediately hung up. Very rude.
