The Verdant Apartments, San Jose CA

This place was okay when I lived here. Valet trash that wouldn't pick up on multiple occasions even though you're charged for it monthly, elevator constantly broken, parking spots barely available even though it comes with your unit. Didn't complain to management since these happen at most places, but the real issues were when I was moving out. Poor communication, extra charges, and mixed messages from different people in the office. Get everything in writing if you can, don't take the office for their word. Don't bother cleaning your unit either, apparently there's a $260 cleaning fee that comes out of your deposit regardless. With all the uncertainty in the pandemic and the need for flexibility, would not recommend this place - they'll just take as much money from you as they can. Would give 0 stars if I could for the hassle and inconvenience they caused me.

Very clean, beautiful and well kept community. Great amenities. Very polite and helpful management. Always had great experience here at verdant.
If they allow residents to avail specials on lease renewal or hv some specials for them as well, it will b a 5 star community.

The place is pretty decent. The location has been the best part of it, close to the highway. Facilities and Management responsiveness are reliable too.

People in Verdant Management are very helpful and very prompt in their replies. I have stayed here for seven months. And, I have got great help from Verdant Management each time I have needed it. Above everything, people in Verdant Management are very friendly and treat tenants with a lot of respect. Five out of five stars from a very satisfied tenant.

Great community, sometimes the trash rooms smell the whole floor but otherwise a great place to live. I love having food trucks come frequently and all the amenities. Most of all I love our patio!

I really liked this place but that was short lived after I found bed bugs in the apt I had just moved into. I was never informed the previous tenants had bed bugs. I informed the leasing office of the issue and they stated the apartment had been cleared of bed bugs from the previous tenant but clearly that wasn’t the case. I found several bed bugs that were still alive and some that were dead along the carpet. It was the worst experience as well as extremely time consuming trying to deal with the issue. It’s clear whatever treatment was used for the bed bugs wasn’t effective. I informed the leasing office right away after spotting a bed bug in the guest room and they were quick about getting terminix to come treat the apt. I decided to break my lease and move to a different complex. I was simply not comfortable being in an apt that had a bed bug infestation. The leasing office and corporate Office did not refund me for expenses incurred from the issue they brought upon me. They did offer a $500 credit to help with moving expenses but that was not nearly enough. I explained that movers are pricey and they wouldn’t budge on refunding my entire movers cost. The movers ended up costing $800 and on top of it I had to pay a $199 holding fee for the apt I was moving into. Also, they said they would refund my security deposit but really I would have received that back anyways at the end of my lease. I spent a lot of money buying boxes and supplies to get my things packed for the movers. On top of it I had to take vacation days from work to deal with the move. Estimated I had to pay $600 out of pocket which just isn’t fair. What I got out of this experience is that The Verdant does not care about its customers. For it being a luxury apt I would have expected that they covered all my move expenses. I just didn’t think it was fair that I had to come out of pocket for something the was not my fault. I literally had to wash all my clothes and bag them to get ready for the bed bug treatment. I was up till 4am two nights trying to get it all done. Another thing was that I felt uncomfortable in my own home and kept waking up in the middle of the night to ensure there were no bed bugs on my bed. The only place I hadn’t found bed bugs was in my room so I was pretty much limited to only using my bedroom instead of the living room or other spaces. Again, it was a horrible experience that the verdant brought upon me and make sure you ask about bed bugs if you decide to move here.

Fast toward over a month later The Verdant sent my security deposit/refund check to the wrong address. I made it a point to provide the the correct address and they still managed to get it wrong I had to follow up with them several times because they are horrible at getting back to you. Also, they charged me for an extra day of rent. At this point I just want nothing else to do with The Verdant.

I was able to call the Leasing office and made an urgent request to get our two bathrooms fixed. The facilities technicians were immediately dispatched to our unit. They were in our door five minutes later after the phone call was made.

Verdant was an okay community while I was living there. There were no major issues except:
- one of the elevators in building 3 kept breaking.
- the hallways frequently smelled because residents left their trash out for the valet service to pick up.

However, their move-out procedures left a bad taste in the mouth.

They will not refund the full security deposit even if you leave the apartment fully clean ("$260 is our base amount for cleaning that we charge regardless of how clean you leave the apartment"). This was not mentioned in the lease at all.

The office staff are all polite but they seem to have no say over the rules enforced by the company (which they agree are not very friendly to tenants).

Management isn't helpful at all, all they care is how to make money. My lease was ending, i paid the deposit and my new roommate wanted to extend lease and they didn't help me at all in getting my deposit back saying deposit stay with property and we don't care. Management changes their statements all the time based on what suits their interest.

When fire alarm beeps it is a priority.
It is not something to wait till morning.
Stop being cheap and try maintain the same quality of service for the past 3 years

We moved here in March, we were told our cabinet doors will be replaced in 8 weeks. But they didn’t do it till now and it’s been 8 months since.

This is a nice community to live in. Conveniently located near highways. Good amenities and friendly management. There is definitely room for improvement; a neighborhood park or open space would be a nice addition.

This place is gorgeous but that just hides the BS ugly side. Lived here for 2 years and within that time frame multiple break ins in their provided storage units. Ni6t 1 time did the security notify us so we dont even know when it occurred. My apartment was constantly flooding from the washer dryer area with sewage water NOT 1 thing was done to fix the issue, they only pulled my carpet up and left nails exposed for us to walk over.
It's a good F U to this place.

Absolutely love the community, amenities and the whole look and feel. Enjoy the open seating pool side. The club house is amazing to have small and medium sized get togethers.

I never usually write reviews, but this community has gone beyond ***.
If you are planing to stay beware of following:
- BUGS
- ROACHES
- INCAPABLE STAFF, specially Manager who just peeks through tinted window and does nothing! LITERALLY NOTHING.
- Huge amount of charges when you move out/stay.and guess what they won't even tell you WHY.

I stayed here for an year, they literally gave worst experience ever and PLEASE DON'T STAY HERE. TRUST ME YOU WILL REGRET IF YOU DO and come back here posting review similar to this!

We loved it here. It's so hard to find good leasing office agents and maintenance folks. The team at the Verdant was just fantastic! We lived there from 2018 - 2019. We would have stayed for longer, but we needed more space for our expanding family. The location is top notch, the amenities are kept well. They are just good people and the property is well maintained.

Great community. Super helpful leasing office staff. Clean and quite neighborhood. Variety of apartments. Close proximity to Great Mall and light rail station.

Clean and safe complex with ample parking at anytime of the day for renters and guests. Apartments are nicely built and comfortable. Amenities like pool and easily accessible and never crowded. Price is average for the area. Close by to shopping and highway. Have been a victim to my car being broken into when parked outside the complex.

Was glad to leave after cockroaches started to ingest the trash room and spread to the entire apartment floor. Would kill 5 a day and had to buy traps. The final straw was meeting mice in the mail room.

I have been staying in Verdant for almost an year now and my experience has been really good. The community is well maintained and the best part is that there is plenty of parking available.
