Bugs IN The Walls, Crime, Unfriendly Staff, Old Building, Floods, HIDDEN FEES.

I could go on. The worst building I have ever lived in. For what you will pay at Bay Parc you can live at newer buildings close to Margaret Pace.

Camila (the Property Manager) is rude and that works its way across the entire building. A few of the other team members are kind, but there is only so much they can do.

Don't do it! Do your research and see how this building does not take care of problems they have had for years.

Great location across from Margaret Pace Park, restaurants, and Publix. Modern interiors. Several good amenities from pool and gym to doggy daycare. Quick repairs. Responsive management. Friendly, helpful staff. Reasonably priced. Spacious units.

Please read low reviews carefully, they do present real scenarios. The 2-star rating is only based on our 2.5 years at Bay Parc and purely on location and a great experience at Doggie VIP (this is an amazing business!) and Pura Vida. Other than this, your Bay Parc living experience might not be as nice as they would like to present it, especially after the COVID-19 pandemic started. The standards seem to be copying (or very similar to) Opera Tower. Our experience might be different than others, but a vast majority of the negative comments here are definitely accurate and spot on. Do your own research, have a few quick chats with residents (sit by the shared rides area and watch), question about safety and security (dog owners might be perfect for this as they come down several times a day and witness the real living experience in all areas), think about elevators (down time and waiting periods), management interactions (are they friendly, responsive and professional?), etc, then make your decision. A detailed research will help you making a better decision and potentially saving a lot of money.

While I do not blame the leasing agent, my experience at Bay Parc was absolutely terrible. My appointment window was triple booked, with another person waiting, while the leasing agent was with yet another person who was late because of a "medical emergency, " but was still there, again, not her fault, she has to accommodate if someone is late. After an email inquiry, text message conversation AND phone call, the staff still was not aware of my needs as a potential resident - the same questions were asked again when I arrived. I drove an hour to my appointment, and was told to park in "future resident parking" in which there were no open spots, so I had to park in a 15 minute "delivery only" space, but the leasing agent let them know not to tow or ticket my car. That was a worrisome beginning to the visit. I attempted to navigate myself from the parking garage to the Lobby, with no signage or elevator buttons denoting the lobby. Upon arriving in the lobby, I did not know who to approach to let the leasing agent know I was there. Eventually, I asked someone standing at a podium, and she pointed me to the leasing agent sitting at a table with another person. After waiting a few minutes, I approached her and apologized for interrupting, but wanted to let her know I was there for my appointment. She apologized and said she'd be with me shortly. I waited 45 minutes - and was late for another appointment because of it - to be shown a completely gutted apartment while the agent described what the unit would eventually look like. I did not see an empty unit, or even a model unit and was surrounded by workers in what was a potentially dangerous environment with wires, pipes, screws, nails and metal for someone to walk through, at one point inadvertently kicking a piece of metal that was on the floor on the way to the gutted apartment. I then learned that there were no apartments available anyway, at least until July and the agent could only provide limited information on the actual unit coming available in July.

The lobby was crowded, I was dodging maintenance workers, cleaning crews mopping with no regard for the people around them, ladders and packs of small dogs all being walked around together. There was no front desk, no leasing office, the leasing agent was just at a table in the lobby and had no office, with no eye out for her next appointment, as she was with someone. I was privy to a conversation of a resident inquiring about her emergency request for maintenance over a weekend due to a water leak, in which the staffer at the podium was nice about her request, but had no record of it in their system, while the tenant reiterated that she submitted it.

When I asked the leasing agent if the lobby was always like this, she said that it was a unique community with young, active people who love this type of atmosphere. I am 37, I am young and active - I cannot see how anyone would find this experience positive unless they don't care about where they live and just want a place. The lobby from front to back was like the Port Authority terminal in NYC.

Upon leaving, I was charged a $2 fee for parking in "future resident parking. " The $2 fee doesn't bother me, what bothered me was that after a disastrous experience and thinking I'm coming in as a welcomed guest and "future resident, " I had to take any action just to leave the place.

The leasing agent said she was working to fix the signs in the garage and lobby, but the building has much bigger issues that need to be addressed.

I'm sure the apartments are nice, unfortunately I wasn't able to see one after driving an hour and waiting 45 minutes, but overall the experience was enough to make me never go back there again.

You cannot beat the location here, across the street from a beautiful park on the Bay in the middle of an up and coming Miami neighborhood conveniently located to everywhere you want to go in Miami and Miami Beach. The maintenance and front desk staff are attentive and friendly.

Camila and her team literally don’t care about anyone, she is e worst building managed I have ever come across - extremely unprofessional and does absolutely nothing to help residents or warn them about anything including construction she won’t help if there is loud music playing and her partner Fredny is just as unprofessional DO NOT MOVE HERE

I've lived in great apartment buildings in Los Angeles, Miami, Medellin, and other cities for decades, but I've never found an apartment building as delightful as Bay Parc Apartments. The apartments, amenities, and staff are great, but what makes this place special is the mix of fit, healthy, happy, relatively young people - and their equally happy dogs - everywhere you look, including the huge, gorgeous public space right in front of the hotel, with the serene bay, boating, volleyball, a running area, tennis, dog park, and more. This place makes Brickell look boring.

My fiance and I lived in BayParc from 2018-2020 and while there we thoroughly enjoyed our experience overall. However, there are some issues with the building as there are with every building, one such issue being the elevators need to be fixed every so often, but this is a small problem in the scheme of things. The apartment is in a great location in which you can walk across to the beautiful park, to downtown Miami, Wynwood, and parts of South Beach. The pool area was upgraded when we moved in and is very nice with one of the best views in Edgewater. The front office staff is very nice and accommodating. The maintenance workers are very respectful of your apartment when working on issues and are very efficient in responding to any issues as they arise. Most importantly, the building manager, Carlos Garibello, is by far and away the best building manager I have ever had the chance of working with. He is always very prompt and efficient about responding to issues as they arise. He is very accommodating and will ensure that your living arrangements at BayParc are up to your standards, no matter how high they may be because he will make it happen! Overall, the price of BayParc is really hard to beat and is in a prime location for enjoying everything Miami has to offer. Definitely recommend living here!

My partner and I just moved to bay park building and it’s the best choice ever! So far this is amazing.from the people who works here until the people who live in the building, the gym is clean and organize and the pool always on point, I can hardy recommend this place for you and your family, pet friendly too and very friendly people in the building!

I wait for 10 minutes or more and nobody stay in front desk to ask. Like 3 persons after and before on me don’t receive any attention.

Fredny was amazing! He took his time to show me various units and I really enjoyed my tour. He kept me within my budget and was extremely informative providing all the details about the amenities here. Highly recommend you speak to him when you call/visit.

I moved from NY to MIA and Fredny couldnt made this process go very smoothly. Super sweet staff. Unfortunately, I couldn't go in to see the physical building but Fredny made it work by video chatting and explaining the run down on the building features. Fredny made sure to take care of me! Can't complain!

I’ve been here a few weeks and so far am loving it! It’s a great location & my apartment upon arrival was very clean and just what I was hoping for. The pool is especially amazing.can’t beat that view!

I live at bay parc the remodel is extremely nice. Wilson in maintence goes above and beyond, concierge as well. Proffesionals such as tanner, Patrick, Anthony, make living at bay a luxury always improving always helping to make my life easier.

Luxer one will make disappear 3 out of 6 packages. The elevator system is useless and they keep breaking all the time. They will charge you weird unknown fees all the time. Their security system to get in keeps failing and they want to charge $100 for an extra FOB. We are moving out. The apartments are old. Management is poor. They keep loosing packages.

If you like to pricy rent with roaches then this is the apt for you. They have sprayed, flushed my apartment - all infective! The first 5 are from post pest control. I have emailed corporate to NO avail. Location is the only good thing. I refused to live like this. This is not defaming this what is going that can’t be fixed. The pest control guy said he did three floors plus 15 additional units. Don’t be fooled by the lobby. It stops there.

DO NOT I REPEAT DO NOT MOVE HERE! WORST place EVER! The building is old, elevators NEVER working. ROACHES! We pay for “pest” control but the PEST is still here! I see so many roaches, mites EVERYWHERE BUT I AM BILLED FOR PEST CONTROLL. NO ONE DOES ANYTHING ABOUT IT! This building is the BIGGEST scam and biggest DUMP! DO NOT MOVE HERE
