Bay Parc Apartments, Miami FL

I'm a current resident of Bay Parc and I've been so since July 17'.
The building has gone under massive improvement from the way it was when we first moved in.
-The lobby area is brand new and very welcoming with plentiful sitting (sometimes I wonder why we have so many seats).
-The gym is brand new, although some could argue it's a little tight given the surface and all the machines.
-The convenience store downstairs and the pet daycare/ spa are very convenient to have
-the fitbox fitness is also nice to have for those who take classes.
-The pool area is freshly renovated and looks great. It's a thousand times better than Opera tower next door.
-As for the apartments, the living space and the balcony is correct.
Although, I must admit we've always been used to higher ceilings. The ceilings in Bay Parc are quite low, which gives a feeling of claustrophobia.
-The roach situation has been solved since the end of the building renovation and pest control is quick to take action whenever we summon them.
-As for the staff service. The new manager is attentive to the tenants needs and service requests have all been done in a rapid matter.
-The elevators have been a problem and continue to be the only recurrent gripe that taint an otherwise very comfortable living condition.
-Unlike neighboring buildings, we don't get bothered by the fire alarm going off. I say that because the Opera tower's fire alarm rings every.singe.evening. And we can hear it from our building.
I would very much recommend living in Bay Parc and my wife and I have been happy living there.

Avoid! They will give you the run around and scam you out of money. Don’t be fooled by the online pictures. Definitely one of the worst experiences I have had.

PROS, in front of Margaret park, it would feel like living in little heaven if you are young couple without children. Scene of young people playing vollyball in the park makes atmosphere happy and live. CONS, parking is on upper floor, it takes about 2-3 min to get out of building. Anyway, miami is not a driving friendly city. For me, I use bicycle and metromover. Also, parkinh for bicycle is also on 3rd and 5th floor. I have to take elevator to take my bicycle up to parking lot. I hope they make bicycle parking lot in 1st floor.

I haven't lived here but did come into the leasing office to inquire about their rentals and availability twice. The first time I walked in I had to wait a long time before I was acknowledged and when I was by a female, I was given the keys to give myself a tour. The second time I came in to apply I sat for about 30 minutes and was completely ignored by the same female that was talking to a contractor. I walked out and they could care less. Never came back.

Absolutely HORRIBLE. Whatever you do, do not rent from here. There is constant construction which makes it unbearable to stay inside. They’ve extended the approximate completion date for months now. I have been here for less than six months, and I regret moving here every single day. Their elevators are a joke. The apartment units smell horrendous. They charge you for fees that should already be included in your FPL bill. This place is a huge scam.

Just look how everyone else rates this place! Horrible.

For all this high priced rent I have roommates who don’t pay anything: the ROACHES. I have seen one in my apartment almost everyday since Sunday 2/17/18. Before that I had seen at least 5! I am charged for pest control yet the pest roommates are still here. There’s nothing state of the art about he gym - there’s no screen to Bluetooth my phone for workouts like I’ve sent in cheaper apts.not to mention no bars for the pulley machine. No business center for residents. A ghetto valet who smokes - BUT it’s mkt as a smoke free building. Pet restrictions but any and every kind of dog is in the elevators.
Roaches roaches roaches roaches

This building has been recently renovated and the common areas look very cool now. It's located in a convenience area with grocery stores close by and a beautiful park in front. The apartments are really confortable and the view is amazing, except for the northern side of the building that has a blocked view. I can't complain about their staff, they take care of everything in a timely manner. The community is very pet-friendly, everybody here has a dog. It's perfect for single people and couples with no kids. I like living here!

The worst building i ever lived! The personal are unfriendly, always something happen with the elevators. The only good thing about this place its the location. You can find better places for less money in the same area.

I have been living here for 3 month and love it. Great amenities and location. Great place to call home.

No security at all, door is wide open for anyone to come in. Do not have anything left at your apt door, it will be stolen. Vagrants sleeping in the lobby at times. Pet friendly, which is a good thing. Love having the dog daycare center. But some of the residents are not responsible pet owners. They leave their dogs on the balcony to bark loudly for hours at a time (usually the evening). There is pet waste in the hallways and garage. Most complaints to the staff fall on deaf ears, particularly on noise or cleanliness. There was an issue with our washer and dryer, and they replaced it very quickly; the maintenance staff is very good. However they provide little, if any, notice of when they are coming to fix anything. Elevators always have issues, rare to have them all working. I'm thankful I don't live on the higher floors. Several floors have balconies with no views because there is a parking garage about 3 feet across from the balcony. Getting packages used to be a real chore, but they have added a locker system that is great. Awesome, convenient location and dog day care, which is why I stay, but don't expect support or response from staff, considerate neighbors, or security.
