DeAndre has come to our apartment multiple times in order to fix our AC unit, shower drain and washing machine. He was an amazing help and fixed everything very quickly. Very friendly and time efficient

We have lived here for almost a year. In the past there were some challenges but the property is working hard to correct these. In the last couple of months it has been a 360 with staff and grounds. Maintence staff cares, is professional, and does everything they can to correct the problems. The grounds have been so clean and also the amenties are much cleaner now too. So many things are being upgraded or fixed. Great place to live right now!

Have lived here for two years now and have enjoyed living here. The location is ideal, being with in minutes of the beach and all the shopping you will need. For the most part the landscaping is kept clean, except for those dog owners that don't pick up after their pets. The only complaint I would have is a few of the maintenance workers tend to be snippy when responding to a maintenance items at your unit.

Snippy staff, constant CONSTANT inspections (almost monthly, the staff will need into your unit to view carpet or some other nonsense, instead of doing it all at once which would make more sense.)

Terrible staff, been lied to or told multiple stories by the same person regarding various things. (maintenance, mail, inspections)

THERE IS STILL SHINGLES IN BUSHES FROM THE HURRICANE LAST YEAR! Buildings still missing shingles, rubbish from the hurricane still in the landscaping. Messy, dirty, gross.

AVOID THIS PLACE! Save $ and headache and find something better without the horrendously snippy staff people and terrible quality upkeep!

Update: Cars were set on fire in the parking lot, apartment complex has still yet to make any statement. Vandalism is skyrocketing with damage to the hot tubs, pool area, workout room, and more.

AVOID THIS PLACE! The apartment staff DO NOT CARE about your problems or issues. They only care about $$$$ and you leaving them alone.

I moved in here three months ago and I absolutely love it! I relocated here from Atlanta Ga and after reading the reviews I was very skeptical and thinking, what have I done! Especially the posts about roaches being in the apartments being a big problem. I cant do roaches! Since I have moved in, the apartment is beautiful, over looking the lake. They keep the grounds and community very well maintained and are always doing improvements. Maintinence is on point always responding no more than a day later. Its very quiet and very happy to say I have not seen one roach! Location is awesome every restaurant and shopping you would ever need in between two major highways so commuting is stress free. Its awesome! I would highley reccomend to anyone looking for a upscale, safe apartment community in the heart of Jacksonville.

We moved in a few weeks ago with high hopes. At first the place looked wonderful, but now I see why there are such miserable reviews. We are paying quite a bit for rent, which would be worth it for the amenities and location but the pools and hot tub are disgusting and they have a serious lack of maintenance. I've been waiting weeks to see a maintence member come and fix what should've been done before we moved in but no luck. It's not worth the rent when your apartment looks so bad that your guests even point out the things that need fixed. LOOK ELSEWHERE!

One year later and the hot tubs still don’t work. Don’t move here for the amenities. The hot tub by the mailbox is hot but doesn’t bubble (also is dirty most the time) and the hot tub by the clubhouse is cold as ice and only half the jets work. This place could be nice if they would keep up!

We just moved in last weekend. Hodges&beach is a wonderful area to live. Many stores nearby and right by the exit. First I will start by saying, If you really want something done right away I wouldnt bother emailing or calling the office because they dont seem to answer or reply in a timely manner. Go straight to the office or have a personal number to call for an answer.
When we first moved in we had a lot of maintenance issues (im guessing because the unit we got was older and vacant) BUT maintenance service is impeccable! They promptly respond to issues and make sure to thoroughly address all of them. I have called plenty of times already and we just moved in and everytime they provide the same great service and are so kind. Steven, the maintenance man, is great! Also, we had a pest issue when we first moved in but Katalina made sure we were taken care of asap.
So far, we are pleased with our move!

I've lived here for 5 years and have never had any issues. My neighbors are nice and quiet and I'm very happy about that. I placed a maintenance request at 8pm last night and at 1pm today they were in my apt fixing the issue. I'm happy living here and would recommend!:)

I currently live here. Although I’ve had great experiences with the staff, maintenance crew, and grounds are kept very well I have to give Cape House 1 Star. I am a very neat and clean guy but even then the apartment is infested with roaches. They are in my stove, I can’t see the time on the stove because there will be roaches covering it. I can’t feed my dog because leaving her dog food out for more than 15 mins will cause a horde of roaches. Your cabinets will have black specs, roach poo and roach shedding in them. You pay for pest control but doesn’t seem to go anywhere.

RENT AT YOUR OWN RISK! Way over priced for what they're worth. After renting for only two months I have already had issues with my unit, and dealing with the office is a headache. My AC unit broke and it took 2 weeks to get fixed. Meanwhile, there was no communication, I had to call them to find out what was going on. The sink was clogged, and it was made out to be my fault for putting food in the disposal. The carpet was disgusting. Rather than replacing the old carpet, they tried to get away with deep cleaning it however, all the stains resurfaced after two weeks of renting. When I called to complain several times, they offered to replace the living room carpet, but not the bedrooms. Now I have mismatched carpet in the main living area, and in the bedrooms. Also, while they had someone replace the carpet, he damaged my personal property. Someone has yet to reach out to me, and I had to call to find out what was being done, but no one had an answer. They seem very nice at first, but once you sign that lease they no longer care about customer satisfaction. It's all about the money to them. I am literally counting down the months until my lease is up and I most definitely will not be renewing it. If you are thinking of renting at Cape House Apartments, keep looking! Save your money and spare yourself the aggravation.

Is there such a thing as a negative star? This apartment complex is horrible. All they care about is MONEY. They do NOT care at all for its residents. The apartment complex is festered with bugs. I mean we literally had cockroaches in our dishwasher. People always park in the handicapped parking, however, the apartment people only FINE people for leaving their trashcans out too long. Great priorities. This place is the opposite of luxury. It is disgusting and I urge people NOT to move here.

Currently I am about 1300 miles away but have reserved my spot at The Cape House so I will have a beautiful place in a month. I can't wait. Katalina was so helpful and friendly and made the experience very easy!

Changing my review to 4 star, as there are gripes and complaints but a lot of them are on my end and how I perceive things vs.how they really are.

Love these apartments. Office staff is so friendly and always willing to help. Very well kept up. We live on second floor and do not hear the neighbors, Love the pool and workout room.

Office staff is really terrible. They never reply our request. Here is a really noisy and dirty community. Swimming pool and gym are not maintained well. Housing price is skyrocketing every year!

BROKEN GATE CAUSED AUTO THEFT! $28 a month for TRASH! Dirty pools, filthy cloudy hot tub, broken gym equipment, can't have anything besides a chair on your patio, stupid HVAC and dryer exhaust on the first floor - upstair's AC will constantly drip downstairs, and the dryer vent is in the roof. NOT WORTH THE PRICE OR THE HEADACHE

Lived there for 2.75 years and never had an issue with the management, staff, or my neighbors. I liked the design of my 1 bedroom - 2nd floor apartment because the only walls touching the neighbors was the kitchen and bathroom. Thus no noise complaints from or to my neighbors.

Close to UNF, JTB (thus the beaches), and has a Walmart and Target about 2.5 miles away.
