Terrible. I wish it was a rating below 1
For Starters the Board of Directors is not even legal. For several months it was only 2 members. Who the ARC then? You guys have ONE WAY STREET choose to address only items to punish the residents. Several times I requested to be put in agenda to address my problems and no answer. You hired incompetent irrigation companies which left us without irrigation for months and I lost over $6,000 of trees and vegetation and I wrote you no answer. Which was itself a violation the by-laws. However you are so prompt to activate your bulldog lawyer to create unnecessary cost for the residents. 1/3 of the houses in community have side garage doors and instead of just inspect mine correct the compliance paperwork you rapidly defer to the lawyer? Well game on. All you did now is allow me the opportunity to settle all the wrong you did to me for years. Everything will be exposed. And for the "Architectural Committee" I have a question for them: were they blind when they installed the mismatch color paver around the pool and mail box? Are they so ignorant to the point they did not know those pavers could have been matched perfectly and fabricated here in Florida?

I was closing on my house in 15 days. The association usually requires 30 days for processing. Lisa de Barros was awesome and a pleasure to work with. She responded to my questions via email quickly, allowing me to effectively communicate with my agent. She then was able to fast track the application and get the buyers approval letter issued within 2 weeks. Thank you Lisa and the rest of your team members that helped with this process.

Our plat was in need of assistance and after review of several management companies, we choose Davenport. Not only have they provided us with the contracted services, they have gone above and beyond the assistance and good service they provide. When any board member or resident needs information, reports, or business matters, it is handled efficiently and immediately. The level of professionalism is outstanding. Every inquiry is handled with respect
and knowledge. Our board had been so impressed
by their attention to detail and promptness. Any HOA, condo association, plat will be wise to consider Davenport Management when the need arises.

If you like management companies that never call you back and seem to ignore you - then go ahead and hire Davenport.

The owner is MIA and it seems that they like to answer the phone when you call, but other than that they are pretty much absent from the scene. Unless there is a board meeting, then they show up

Be aware of this company’s abusive application charges 180$ per application. When the law requires the following:
The Florida Condominium Act prohibits condo associations from charging so-called transfer fees of more than $100 per applicant “in connection with the sale, mortgage, lease, sublease, or other transfer of a unit. ” Those fees — including charges associated with applications, background checks, screening and move-in fees — must be clearly stated in a condo’s governing documents.

The law also states that married couples should be treated as one person and pay a total of $100, and prevents associations from charging dependent children or people renewing their leases.

Nobody is on the same page at this place, they have i girl answering the phones and tending to appointments being made, they never say there name when answering the phone, Modern Management, old fashion care.more like no management and don’t care.

If you need a property management service, I suggest you go elsewhere. Took so long to approve a tenant, that the tenant walked away from the property, extending my vacancy time. Also gave them a voided check to set up direct deposit, they not only didn't set it up, but then sent me over to collections. Have dealt with 10+ property management companies and this one is the most incompetent of the bunch. Stay clear.

Pretty poor service, can call and they will hang up on you. How professional. Resident complaints are not handled.

This is in response to a bad review by Karen Trimble. Davenport was doing their job. If an application is rejected or sent back because it was incomplete, it is up to the realtor to see what's wrong and fix it. This is exactly what we're paying Davenport to do. I'm on the approval/welcome committee and this is important to us. Everyone needs to be doing their job, property management, realtor, buyers and us, who are involved with the community. If you submit a mortgage application only half complete, will you get a mortgage? It is the agents responsibility to insure their buyers application is complete when submitted. Don't blame the management company.

I have been trying to get the roof leak that happened back in May fixed. You get the royal runaround. Expect to have your call returned intwo days if you are lucky.

Awful. From the parking b.s. To being charged for cracked tiles that were not my fault. Upon moving in they actually told me that the tiles were installed incorrectly so they would actually crack. Yes they cracked by just walking on them. So they decided to steal $270 from my security deposit.

Poorly-trained property managers and staff overloaded with work, and two owners oblivious to the terrible work their employees deliver. They will do a great song and dance to get your HOA hooked but don't expect results. And our budget was messed up by 11k thanks to them.oblivious
