Oh man, oh man. I moved here from Orlando on short notice about 6 months ago now. Didnt read the reviews until after we decided on this place, and we didn't have time to find somewhere else. Huge mistake. Those Roach reviews you see from years ago? Yeah, the problem still exists. We spoke to an exterminator, and they said that our appartent should be sprayed weekly for a month to start with, just to get rid of the current infestation. It's been sprayed twice in 6 months. The back gate has worked a total of 5 or 6 days the entire time we've been here. The front gate for a total of maybe 2 weeks. Currently, the front gate closes, but the card reader doesnt work. There is no security here at all. Last night we had a bum who was clearly on crack trying to get stuff from us while we were sitting on our porch. Maintenance is fantastic, they've responded quickly and always fix the issues. However, we had the AC from the unit above us start leaking while I was on a business trip. I got home and the wall was soaked. They hired a contractor who cut out half of the soaked drywall, and painted over the rest. I have a 2 year old son, so the roaches and likely mold are a serious concern of mine. If it wouldnt cost me thousands to break my lease, I'd rent a truck and move out right now. Theres so many options for this price range. Do not move here. By far the worst renting experience I've ever had. Seriously. The good reviews you see are oddities or from people that dont know what a half way decent apartment is like. The norm here is garbage, sometimes litterally. The garbage compactor breaks on the regular, resulting in garbage piling up into the street. For the sake of your health, chose to live somewhere else.

Great first apartment! Even though the place had some issues with the appliance in the beginning, maintenance was amazing being on top of everything. Of course nothing is perfect but it’s still an enjoyable community to live in.

These people will nickel and dime every penny they can get ask about the water bill and trash bill before you sign a lease and the roaches out number the whole state of Florida

I've been here a couple years, and it's not so bad. It had its ups and downs. The complex is pretty clean, the gym is pretty clean, but the pools could be cleaner. Maintenance is ok. They respond promptly to any requests ;. They just sometimes need a couple of tries to get it right. Sometimes the wrong crowd moves in, but they usually don't last long.

The apartment shown to me was not clean, it smelled horrible, the mirror was broken, and the appliances are outdated. The pool was green when I walked in and it is not worth the price. I would never live here with my son

I have been living here for about 14 years in two different apartments and mostly everything as gone well. The office staff are nice and respect full and friendly. But yes I did have some issues that took longer to solve then it should have but it worked out at the end. Please keep in mind even though you rent an apartment you still have to do something's you self to keep your place clean for Heath reason And let Mantince know when something is not right and it needs to be fixed you both must work as a team

Wouldn't recommend this place to anyone! Let's start with the front office. RUDE and they NEVER answer the phones. The turnover is horrible.they can't keep help and they aren't helpful at all. Maintenance is a JOKE! You put in a work order and they may or not not get to it, I guess that depends on how they feel that day. They charge you a pest control fee, but never spray inside the apartment.makes no sense! Trash compactor is always broken and trash piles up for days. Front gate was broken for MONTHS, they fixed it and a few days later it was broken again and never fixed. This place is a joke!

DO NOT MOVE HERE IF AT ALL POSSIBLE. This place is awful. I have lived here for a year and my boyfriend two and we are counting down the days until our lease is up. Management is forever changing, and never in contact with residents about ANYTHING. The front gate was broken for the last 10 months at least and they finally fixed it, only to get a new call box and not inform anyone of the new gate code. The trash compactor is always breaking and needing maintenance even though they charge a hefty fee of $25 for trash removal. There are several convenience fees for staff, I’m guessing for their paychecks, taken out for rent, yet they are never in the office for the full day. The front staff is only pleasant when you come in with a fast easy request. They are very rude on the phone (if they ever actually pick up) and have a huge problem with having your mail delivered. The mailroom is never organized so none of my packages are ever there, until months later when they’ve finally organized it and call threatening to return to sender because the packages have been there for months? They never give proper notice of maintenance needing to enter or how long the power will shut off. Their line of communication is notes left on the door, with no email or phone call (which is far more convenient considering I work 12 hour days and don’t see the notes until far after the office has closed). All maintenance issues are never timely and if they are, don’t plan on it staying fixed for long. There is always something broken or wrong with this place. The neighbors are terrible and there’s ALWAYS bugs in the apartments, no matter how many times they spray. The reviews before me are all very true and management will brush every complaint off as the residents fault, when there seem to be very similar problems between everyone? All in all this has to be the WORST place to live in Jacksonville and I suggest taking your hard earned money else where.

Very nice and quiet place to live. And also very affordable in very nice area. I highly recommended to anybody whonis looking for a good price and good location, the reason I won't give 5 stars is because the main gate is not working and it looks like they will not fix it any time soon, but other than that it is a very nice place to live.

Gave us one days notice they would be shutting off the power from 8: 00am “through the evening hours”. It’s 5: 00 and still no power. I guess I’ll just throw out everything in my fridge and replace it. The fees are ridiculous. Add at least $100 to your monthly rent for arbitrary fees. Not sure why I’m paying for trash collection when I have to drive half a mile to the dumpster and drop it off myself. If you’re a few hours late on rent it’s another $100 tacked on. The gates don’t work. The pool is always filled with leaves and dirt. Maintenance is in your apartment at least once every other week, rarely with sufficient notice. God forbid you’re in the shower when they knock because they’re coming in regardless. The office staff has always been kind and welcoming, but this place just isn’t worth what you pay for it. Currently sweating in a hot room, hoping they turn the power back on before dark. I’m not overly optimistic.

The apartment itself is great, the layout is wonderful and up until a few months ago, the management team was amazing. Then, they replaced almost all of the front office staff. They used to give advanced notice for all maintenance projects, now we're lucky if we get a notice 24 hours in advance (which is terrible if you have pets and need to make arrangements to have them out of the apartment for pest control spraying). The new office staff have been rude to both myself and my boyfriend on multiple occasions (talking over us, giving nasty looks and rude remarks). Maintenance issues that can affect bills are swept under the rug, marked as complete without the crew even coming out to the apartment (Examples: the water pressure in the toilets is terrible and it takes 2-3 flushes to clear ANYTHING, wasting water. The windows and doors are low-quality and none are properly sealed, allowing cool air to escape outside, wasting electricity. Both requests were submitted, both were marked as 'complete' when no one even bothered coming out to the apartment).

We loved this apartment at first, but now living here is feeling more and more like a chore.

Attached: Photo of our back porch door that we submitted a maintenance request for over 7 months ago. As you can see from the UNMISSABLE line of sunlight, there is no seal at all. The request was marked as "Completed" shortly after being submitted. Standing next to the door, you can physically feel the flow of leaving the apartment.

EDIT: Just saw some responses from the apartment complex. The gate has worked for a total of probably 1 month that I have lived here. The last time the front gate broke was about two months ago and there has been no attempt on fixing it. The compactor has been broken on 3 separate occasions in the last 8-9 months. Each time it took a minimum of 2-3 weeks to fix, while trash was piling up the entire time. Anything said otherwise is a blatant lie.

Enjoying living at Green Tree - It is peaceful and full of beautiful foliage. Very excited to have a fireplace to enjoy soon. My dog loves it here, too, with a great walking environment. Happy to be here.

The worst apartment complex, I have ever lived in. Unlike the adjoining Bentley Green apartments that I lived in. Maintenance Crew sucks! They will fix the problem but within a week or so. The problem was not solved.

Have been here two years and haven’t had many problems. When I did have a problem, they fixed it right away. Even on Thanksgiving, our whole stove shorted out and they came in and replaced it within 30 min. Any problems that you see other people say, is mostly caused by the residents, not the complex

For those of you claiming that it is the tenants' faults for the issues, please stop. This leasing office is awful, there are plenty of reasons as to why most of us are upset.

I lived here for 3 years- it being my first apartment and first time away from home, I did not know that the issues I was having was actually due to this apartment complex- I thought it was just a "Florida" thing.
There was nothing wrong for the first few months, then after maybe 5-6 months, I noticed a roach problem. I was barely ever home due to having 3 jobs and 5 UNF classes, and when I was home I had cleaned or slept.so why was there an ongoing roach problem? I asked the leasing office for pest control, they claimed they had come but the days that pest control stated they had come to my apartment were the days I was home and nobody had come. After 2 months of this, it got so bad that I had to sleep in my car for the few hours I could because I could not bare the pest issue, even though I had fogged the apartment multiple times.
They moved me to another apartment a month before my lease was up, and lowered the price for the "inconvenience" and later told me that pest control had sprayed every apartment in my building BUT mine so mine became a roach haven.
Moving into the second unit, day one there was a door handle off the door, the drawer in the kitchen was broken, and the carpet wasn't so clean. They fixed the door but the drawer had yet to be fixed even two years later. I began having the pest issue again after a year, they got a new pest control company which helped some but not all.
After 2 years of this lease, I just bought a house and my closing date was 2 weeks before my lease was up. 2 months beforehand I had asked if my move out date could be changed, I was told yes no problem. Coming up onto the week before I had wished to move out, I had called on recorded line if I had any fees other than the $150 charge for damage to the door (my fault for that damage), and I was told $100 would come out of it from my deposit, so I would only owe $50, plus utilities and a pro-rated rent. My move out date was Sept 1, I came in to turn in my keys and nobody would help me they were too busy, I came back later that day and they said to come back Monday (it was Saturday). I came back Monday and was told I was done- I had paid my $50, my utilities, and prorated rent- a week later I get a bill for almost $600. The $150 door damage fee, a wall damage fee (there was no wall damage), carpet stain fees (I was told I would not need to pay anything for normally worn carpet), along with half of September's rent, utilities from JULY, August AND September, etc. It is almost Christmas and I'm still having to fight with them and the rude collection agency they decided to send me to. They had told me multiple times on recorded line that I had nothing left to pay, yet they made up charges.if you feel like having a rude, dishonest leasing office who do not help your problems when you complain, if you like roaches, and if you like to have no parking and a gate that never works, then please move into the LUXURIOUS GreenTree Place apartments! Roaches every where inside the house. Pest control can keep it away for a day and it comes back again. I was told from Leasing desk that Roaches are common here and I should get adjusted to live there. Also you will never get your deposit money back when you move out. Management will design the move out statement charges to match your deposit money. I'm filing a lawsuit against them. Checked with the other neighbors who recently moved out and the same thing happened to them too. Robbery!

Firstly, I've come to find this place a wonderful apartment complex. It has great amenities (2 pools, gym, offices, staffing, custodial and maintenance services) that are maintained well.

I don't quite understand the especially negative reviews this place receives. Then again, most apartment complexes have fairly negative reviews due to people complaining about things outside the control of the apartment staffing's control.

So, to put Greentree in perspective, this apartment complex is a step up above most of the places I've lived. I've only rented places for the last 12 years. By far Greentree provides fantastic amenities, staffing, and apartments.

The apartments themselves are well priced for the square footage (I pay roughly $1000 per month) and for the healthy state of them. Sure, wear and tear is visible in some places, but that is to be expected from the tenets over the years. Overall, the apartments provide a good, stable, and suitable place to live.

I've really enjoyed my time here (two years) in my apartment. I'll be sad when work takes me else where, but I'm glad to have a new level of expectations when it comes to what to look for in apartments.

ZERO STAR - Please stay away from this place. I stayed there for a year and from day one i'm having problems. I'm listing the problems here and in reply to this review the management can say NO to any of these if it's not true. 1. My move in date postponed for a week in the last minute. I ended up staying in hotel with my family. 2. My bedroom started leaking 2 times in 12 months and they want the insurance company to come and have a look first and approve the estimate and then fix the leak. Took more than 15 days to fix the leak both times. 3. They collect $25 a month per unit for trash and the trash compactor never works. 4. Leasing office NEVER NEVER pick phone calls. They dis respect you when you walk in with any complaints. 5. Swimming pools will always dirty will leaves and other trashes. 6. It's a gated community, I think gate worked only 2 days in last 12 months. 7. Tennis courts always filled with outside peoples. 8. It's all dirty every where. It's a cheap place, all the amenities are very old. They will show you only a model house which is neat. I got pictures of everything. Will post them if the management object any of these.

I've lived here for almost 2 years and have loved it. Any and all maintenance requests have made have been followed up with immediately. When i go into the office I'm always helped in the a timely manner. The property is beautiful, but I have to move because living by the lake brings bugs and I don't do insects. Other than that I have no complaints. It's quiet, can't hear my neighbors and have never had issues with neighbors. There's more than enough parking in my area and there's rarely trash out. Every blue moon a few neighbors get lazy and don't pick up dog poop but the office staff sends out an email to let those people know they will be fined (which is fair). Both pools are nice. The tennis court looks clean. No real complaints.

Couldn't post zero stars. SCAM: THEY WILL SHOW YOU ONE APARTMENT BUT NEVER THE ONE YOU'RE MOVING INTO BECAUSE ITS TRASH, ROACHES, THIN WALLS, OFFICE PERSONNEL AWFUL, MAINTENANCE DOESN'T SPEAK ENGLISH, NOISY NEIGHBORS, DIRTY SURROUNDING. Do not move here, this place was one of the worst apartments I have ever lived in. I couldn't wait to leave.
