These people by far the most horrible ones yet called to inquire about the application process and spoke to a rep that was extremely rude and wouldn’t answer any of my questions and started yelling at me for just for asking the question. Not even going waste my breath with this people DONT NOT GO THROUGH THEM!

This company forces you to pay for a/c filters through them but then never sends them. They force you to register your pets with a third-party company in addition to charging you non-refundable and refundable pet deposits. I highly recommend getting your pets registered for support to stop these management companies from screwing pet lovers. And worse yet, I do not recommend renting from anyone that goes with Hampton & Hampton as the management company. If you ever get behind, they do all they can to try to keep you in the red so they can continue to keep adding fees. When I lost my job in August of 2022, it was one of the most horrible experiences trying to get my rent to them when they shut off my portal and forced me to pay extra to overnight payment to Orlando office. Due to weather issues, the check didn't get there overnight and although my property manager said he would not penalize me, well accounting did not feel the same and put me further into the red which went on for several months.

Hampton & Hampton services have been excellent! I’ve dealt with this company for many years while it was managing our rental unit and most recently they helped me sell it. I am very grateful and appreciative of everything that the sales team has done to make the sale happen. Their expertise and guidance certainly helped during this process. I would definitely use them again.

Scheduled an appointment over a month in advance only to be told a week before that the house was already taken. They then recommended a house WAY out of my price range that I could schedule an appointment for.in another month. Stay away.

This is the best rental company. It’s my first time with a rental company and they have the best prompt service, best agents. Nathan is the manager in the st pet office and let me tell you he answers his msgs promptly and calls and provided me with all the possible help even in weekends. Also Frances and Jovana they are amazing. I am glad I found them and will recommend them to owners and renters. Thank you so much for having people that loves what they do and embrace with professionalism and joy.

A horrible place to look for properties! I felt ignore after leaving text messages and voicemails. Also Lydia the agent is racist toward hispanic speakers. Is like she is doing a favor. If she doesnt like her job let someone else that really want it, have it. I have never seen such such horrible customer service. I feel bad for the owners that have with them contracts because they are not interested in renting your propeety for sure!

Do not rent from this management company. It is worst service you will ever get. You will pay for things you don't get and the response answers and time is terrible.

I was looking to move back to Florida and was so excited when I found a house on Zillow managed by the Hampton and Hampton group. I reached out to the leasing office to express eager interest as well as ask a few questions about the property. I was also looking to schedule a time to have my friend go see the house since I am out of state. I didn't realize I was initially emailing a bot until I called the office again when my schedule time wasn't going through and they told me that "Linda" was an AI. The office was able to provide me the correct agent, Lydia, sending me to her voicemail. I left a voicemail for Lydia and I followed up with an email for safe measures. I did not hear anything so the next day I just did a quick follow up email again to express my interest, as I saw the house price kept reducing. After waiting all weekend for a reply, I called this morning and asked to speak to Lydia. It was Lydia who answered the phone and I explained who I was and that I reached out several times to which she replied "We're busy at the end and beginning on the month". I understand. I've lived in rentals for a long time, I was simply following up - I would think someone would be happy to have a potential tenant interested in a rental? Maybe not. Due to the snippy attitude, as well as the horrible reviews I thankfully saw while on the phone, I expressed that I was no longer interested in the properly which prompted the response "That does not require a response from us". I was so beyond excited about seeing this house, but some places/managements are too good to be true.

I do want to shout out Nathan in the Tampa office though for going above and beyond answering ALL of my questions on the listed house, even though he wasn't the agent. He was kind, knowledgeable, and deserves to be recognized for his perfect customer service!

This company has properties showing available that are rented or being sold or are not the rate it shows. I would not put an application in and waste your money without viewing and researching the property. I did. Then I had a realtor research it for me to learn it was rented and not for the price shown.

This is the best management company so far. They respond to every maintenance inquiry in record time. You can rent from this company they are clean and honest.

This is the worst management company in Orlando! They have you pay for an application without showing you the listing and after you pay they make it almost impossible to contact anyone! They are extremely unprofessional, shady and lack professionalism! DO NOT DO ANY BUSINESS WITH THESE PEOPLE!

STAY AWAY! SCAM! Only gave 1 star because it’s required to leave a review. I found a house on the site I was interested in. When called I got a text saying a tour wouldn’t be available until about 2 weeks out I was on a timeframe so I wanted to see if I could get in sooner. I called the office which they gave me extension to Christopher Bailey who was the property manger. He was able to schedule me 2 days out which I thought was strange because why would they tell me everything is booked nothing is open for 2 weeks but Christopher stated he did have openings either way I paid it no mind. I did the tour it was advertised as a 4 bedroom online when I arrived I noticed it was actually a 3 bedroom which is a huge typo but I still loved the house and my younger kids are still able to share a room so I was ok. I asked Christopher if anyone put down holding deposit to remove ad he stated he would check and call back. He did call back less than 5 mins and ensured me no one put down a holding deposit. I took the money up to the office immediately. Two days later I get a call from Christopher saying someone actually did put down a holding deposit blamed it on the accountant for not updating the records and tried to push me into a house almost 2 hours out the area. I told him that would not work I did not want to change my kids school. He stated it was a mistake on their end they would try to fix it. So he referred me to Lydia who was manger over a few houses in the area I was looking. When I explained my situation and how sad I was she was very rude and unsympathetic. Seem aggravated when I was trying to schedule tour she asked me to call back the next day she was too busy. I call and of course she doesn’t answer or text me back. So it’s Friday I know the office would be closed for the weekend so I waited til Monday still no reply from her. By Tuesday I was fed up went to office to get my money order back and while there a couple was inside the office crying saying the same thing happened to them! They were informed no one put down a deposit and they did the same thing I did took the money down to the office only to get a call “someone” actually did it was a mistake. How can something like that keep happening? I felt so bad because they actually had to leave their current home at least I still was able to do month to month. I feel like they are taking people application fee money and scamming!

Beware of this company if you are trying to relocate from out of state or far away. I don't currently live in the area and need to organize my move for when I relocate. I reached out to this company about available properties and if they knew any properties that would be available in the next month. I wanted to schedule some tours and also, I need to ask more specific questions that I didn't see listed in their policies etc. Whoever I was on the phone with was incredibly rude and so short with me. I asked a question, and they completely ignored it and said good luck with your search. I asked another question and they just said thank you for your time. I decided to look up the reviews of this company and it seems they have been rude to many other people.

STAY AWAY! This woman is the WORST! My daughter has been renting a house and the A/C heating is broken. It has been more than 6 months and IS STILL ISNT FIXED. STAY AWAY FROM THIS LADY AND HER COMPANY!

DO NOT rent from them. This is the worst property management company. They have incompetent property managers that don’t know what they are doing. They give you wrong information and just want to take your money. They are rude and never answer their phones.

We had an an incredible experience working with everyone at Hampton, particularly our realtor Ame who was able to get us a great deal on an investment property and would get any questions we had answered in a very timely manner. Highly recommended!

If you want to get ahold of someone it’s a huge struggle and when you finally do get ahold of someone, they are rude and seem like they don’t want to answer any questions you may have.i’m definitely not using them and never will use them in the future.
