Vy Tran was our agent throughout the leasing process, and I can’t say enough great things about our experience with her. She was great and always helped us when we had questions. She had terrific patience with us when we switched our minds on houses and transferred our application for us no problem. She worked hard and even got back to us late at night. An awesome agent, would work with her in a heartbeat! Thanks Vy for everything!:)

Just finished the resident orientation with Greg Woodall. He checked the house for issues and was good with the paperwork. Thanks!

Geoff Lunt was awesome! He took the time to listen to our concerns and was patient and helpful. He fixed a few things while he was here and was very thorough answering our questions and giving information. Please give him a raise ;-)

Don’t waste your time even calling this company I have been calling for over a month and they have NEVER returned my call they are a complete waste of time I feel bad for anyone that hires this company to manage their rentals home because they will NEVER follow up with any inquiries biggest waste of my time!

We have been in our home a little over 5 weeks. Our experience has been a absolute nightmare. We have had a maintenance tech out once a week, sometimes twice a week. Our home was not move in ready. It’s obvious no inspection was done prior to move in. Customer service has been very rude and unsympathetic of the issues. Today we waited on our scheduled technician who never showed. We still have 11 months to go on our lease and we are already very disappointed. At this time I can’t say I would recommend invitation homes. We have reached out to our property manager without any success other than a simple apology. We still have pending maintenance appointments after 5 weeks. I hope that something changes and it gets better.

Do not rent from these people under any circumstances. They will take your money and refuse to give it back. I spent two weeks jumping through hoops and going in circles just for them to take $250 in application fees from me and my party and cancel our application due to an error on their part. They then gave the house to another party while we were trying to correct their error 6 days before move-in date, Christopher Ramirez turned this experience into a nightmare for me and my party. Stay away from this company at all costs!

Every company has its issues, especially a property management company.
We have had our fair share of difficulties. However this is a review of redemption. There is a gentleman by the name of Chappell that works with invitation homes. This man has always called me back, has never rushed me and has never left me unsatisfied with the questions I had. My recommendation is to always leave a message for Chappell. He has been able to help me which means I get to constantly give my pregnant wife good news. Chappell thank you for your endless hard work.

Bob (Robert Walker) was just at my house repairing my bathroom. All I can say is that Bob is the best customer service representative that Invitation Homes can have. He is the best handyman Invitation Homes has. He is thorough and efficient and always an excellent attitude. It is such a pleasure to have him around.

Five star shout out to Janet Boergers in the Orlando office. She provides professional caring service and is very knowledgeable in getting the job done. Thank you so much for your diligence and positive attitude in doing the right thing Janet when others couldn’t or wouldn’t. If I were there I’d give you a big hug. Invitation homes is lucky to have you!

Be prepared to make multiple calls to get things fixed right. Now that we've moved out they are charging us for things but won't provide any proof and they can't seem to return an simple email. We left the house in better condition than it was when we moved in. Also be prepared for the rent to go up every year.

I was told that I could live out the last month of my rent. Two years later I checked my credit and they put me in collections for unpaid rent and for the time the property was vacated. Plus they raise the rent every year by two hundred dollars

Very shady, negligent company. Their homes are unsafe and they will take you for every dollar you're worth. STAY FAR AWAY.

Do not rent with Invitation/Waypoint homes
They rent out roach invested properties.
They will never pick up your phone calls.
They will accuse you for the past tenants destruction to any where of the property that you did not notice on walk thru.
Best of luck

Terrible company to rent with. I had a horrid experience with invitation 5 years ago and unfortunately another one recently when they bought out waypoint. They will charge for you for total bs when you move out. Apparently every sink needed to be caulked again.on my dime. Charged me for a garage clicker that I never even received to begin with. Crooks and liars. You've been warned.

THIS OFFICE IS A SCAM.

I hate writing negative reviews about anything so I am emailed you instead in regards to horrible experiences I have received from the Orlando office of waypoint homes BUT WAS NEVER REPLIED TO. From what I see from the internet I am not alone with the mistreatment from that office especially Angela Fleming. Your new customer service rep Lillian was very professional and tried her best to help me though.

I had a broken door when I moved in. I put in MULTIPLE work orders to have it fixed and was told I needed a contractor or just that it was a big door and that's how it was. After making the mistake of renewing my lease I asked for it to be repaired again and FINALLY it was fixed. The rep sprayed lube on the bottom of the door and said he knew exactly what was wrong it. Months later I am charged a hidden fee for this repair and was not told until after I sent my rent in.

I left multiple messages and emails and no one would speak with me. Angela Fleming attempted to make me feel like am idiot about the situation and was no help just said oh well and that now I had to pay the fee (which she admitted she didn't know what was for) along with late fees. They then claimed to not receive any messages but yet your answering machines were full as of this morning and could not receive any messages.

For over a year I have also been charged $25 for the electric not under my name but the office will not tell me who provides the electric so that I may switch it to my name. Instead they provided me with 2 companies that both say my utilites are not with them and instead just sneak more fees out of me.

The invitations homes office can't even help me because you haven't full merged, BUT ATLEAST THEY RETURN MESSAGES!

UPDATE: instead of contacting me they just put in a service request to fix my door that is already fixed. They have not called me or sent me anything concerning the hidden fees they tried to scam out of me.

So, I am with the others on here, if I could give this company a zero I would. I have lived with Waypoint for three plus years now and paid my rent on time EACH AND EVERY MONTH! Now we are in freezing temperatures and I’m supposed to wait OVER a week to get someone to come out and look at our air? Since the first guy you sent out was a novice and blew four fuses on his own in front of us? So he left and I had to put in a second work order and wait again? It’s literally 50 degrees inside my home on a good day.

Let’s go further to the maintenance rep who told me I was unappreciative of the fact that at least I had electricity and I needed to get off the phone and think about what she said. Um, no, I have electricity because I work hard and PAY for my electricity and I’ll stay on the phone as long as I please with my Doctorate Degree and ability to understand quite well without a time out in my room to “think about how I’m unappreciative. ” I could keep going but I will leave this here. You can check my account and my record and scoff at how I have been treated. I am thoroughly pissed that I renewed my lease. And that is an understatement.

Maybe this post will catch someone’s attention because since Tuesday morning (and now it’s Thursday) I’ve been waiting for a phone call back from my property manager, the customer service manager AND the maintenance manager. If not, no problem, I will continue to post elsewhere, contact the BBB and whomever else I need to get my point across. I will not cease until I feel satisfied about being heard.
