Pros: easy to use online renter's portal, they follow up with requests and provide updates as needed, Theresa and Lisa are great! Cons: they can only respond and act as fast as the owner can, so some requests take longer than others and when we first moved in, some items were not taken care of as promised. We basically had to clean the house and fix one of the toilets ourselves before moving in. We aren't in love with our currently rented property, but we have had a good overall experience with this company.

DO NOT TRY TO RENT FROM THEM! They never have time to view the property and waste your time as if you have several days to keep trying to view the property after they cancel on you every time (So far they have cancelled 5x) we drove to the property two of those times just to be told unfortunately they have to cancel! It’s very inconvenient. Besides that they have policy we’re you can’t apply unless you see the property yet they will tell you that you can? !? ! Why? Because they just want to waste multiple people’s time and money on application fees. We are happy we aren’t renters or property owners with this management company!

If you are thinking of having a company manage your property go anywhere else to much information to write down on why not go with them!

This company is by far the most unprofessional company I have dealt with. So here I am, preparing to meet the showing agent at 9: 00am THIS MORNING, after receiving 3 phonecalls from Orlando Realty to confirm my showing. I complied with all three phonecalls, even the latest phonecall which was lastnight around 7: 46pm. I confirmed with them a total of THREE TIMES for todays viewing. This morning, I received ANOTHER message to confirm by 8: 00am. As can be seen below, I complied and confirmed, only to be told they cannot show me the property today, and to reschedule. I took off work for this. I made arrangements for what I considered to be the home place of my dreams. You people are a God awful, inconvenience to so many people. I see the reviews, I believe the reviews, and I have experienced the wrath of Orlando Realty. Steer clear of this company. Do not waste your time or your money. I scheduled off 3 hours of work to prepare for a viewing with this company. This is extremely unprofessional. I cannot get the time back from work, and I cannot view the property again in 48 hours due to this company's lack of following through, as it would require more missed time from work. The company never replies to complaints, and it lets you know just how much they care. This company may never reply to this review, but I sure hope and pray someone sees how their agents are inconveniencing people around the world.

Not surprised at all honestly. At first the leasing agent came across as "honest" trying to use lies as a ploy to get you to apply for a home. Then take you on the worlds greatest circus tour by telling you to send more and more information as a stall tactic to give the home away to a person of their liking. No one has time for SCAMS DURING COVID. Do not rent or "attempt" to rent from them. They are playing games with their homes with 5 and 6 applicants trying to collect money. Giving you the run around when you are on time frames with plenty of money and decent credit. If you REALLY need a home skip these people. Lies lies lies.

Worst experience ever 3 years waiting for the fire alarm code never get it. I paid 80$ to get the carpet ready and clean but they take every single dollar from my deposit cuz carpet wasn’t good enough for them etc.toilet was having some problems I put the report but we got 1 month left so they never show to fix it. Hope they bring better service.

Worst company ever! They never were punctual when we had problems with: air conditioner, roaches inside the house, the password’s alarm.
It was in the contract that we were going to get a laundry, but they never gave it to us at the end. They are taking all my deposit money even being completely unprofessional for years. I wish there would be something like -1 star rating.

No communication, just as everyone else validates on other reviews. Withhold money and take forever to pay you

I switched to ORPM about 18 months ago, and they have been an excellent company to work with. They are responsive, personable, and follow through. It's hard to find a company that does what they say they will do. If you're looking to hire a property management company that takes care of your property, it's exceptional.

This company is very unprofessional, and should be penalized for taking the security deposit from tenants by claiming wrongful charges to tenants. My girlfriend had the worse experience with them, and she couldn't take them to Court because they make sure to put a clause in the lease to skip the law, allowing them to rob tenant's security deposit. Refrain to make business with them.

This has been by far a very hard relationship with this leasing company. They will not return your call in a very timely manner. I’ve called every day as left messages to my property mgr and still nothing. I’ve called 6 times just this morning and tried all the extensions. No answers. I have a hole in my floor and fans all over my room. My water bill went up over double the normal cost, due to a water leak that took a week to repair. I’m getting annoyed.

This has been my worst experience dealing with a realty company. After finally setting up a day and time for a viewing, I arrived only to be greeted by another potential renter, but no one showed or called from Orlando Realty to let us know anything and that they were not going to make it. Very unprofessional, none of the departments communicate with each other, and they never leave vm when they call you, so when, you call back, you get nothing accomplished. Good luck using them.

Had a very short and terrible experience with ORPM -Was a potiental tenant however, not anymore! Their staff is unprofessional and rude. I can only imagine their customer service as a tenant -Yikes!

My experience with ORPM has been quite positive and I have happily recommended their services to friends who are considering renting their homes vs selling. ORPM is the 2nd property manager hired to manage my rental home and what a vast improvement! My emails and calls are responded to and every aspect of managing my property is seamless. Thank you!

Orlando Realty and Property Management is a poorly run company, conduct business in a very dishonest, and greedy way. Don not make business with them. Read well the reviews, what is common: They don't care about services, they do care to steal your money!

This is the worst company I ever done business with. Dont loose your time, money, and dignity. They are very unprofesional, and will make sure they take all the money they can from the customer. Save yourself a headache and read the bad reviews they have. I doubt about those reviews with 4 or more starts.

The worst company to rent from very unprofessional don't make business they will steal your money; they will make every effort to steal your security deposit; just look at the other reviews.

Worst realty in the world customer service is horrible I wouldnt recommend anyone to these people

Worse property management, they will still your money, delay the payments and charge you up to 400 per month in repairs without consulting with the owner. After you cancel the management contract, they will hold to the security deposit and will make every effort to keep your money.

We received a house that it was dirty and in bad conditions, since December we are trying to work with this people, we have complained several times, they are giving me excuses and still this is the time they haven’t fix the main issues of this property we are renting, continuously ignore our emails and phone calls, I will not recommend this company to anyone, this is a nightmare.
