Oxford Manor Apartments, Gainesville FL

Close to campus but that’s about it. This complex has so many things wrong with it. First off, WiFi. If you like gaming, prepared to be frustrated. The WiFi was down for a whole week at some point and there is no Ethernet in the apartment. Ping spikes every time I play games. The washing machine has broken multiple times and the dryer has not dried clothes since move in, even w multiple work orders. You have to run it multiple (3/4) times for it to dry. The water pressure dropped after a month of living there. The kitchen is teeny-tiny (but we knew that beforehand). Management is nice but it seems like problems don’t get fixed.

I love the layout of the apartments, but I just wish it wasn’t gated. The gate is up most of the time, so it is really irritating for guests when they put them down. It doesn’t make a big difference in parking if you leave there gate up all the time.

A big thanks to management for listening to my concerns and handling everything in a professional manner. I really appreciate it as a long time resident here at Oxford Manor.

Oxford Manor is an older complex. Before I share the flaws, I want to say that the maintenance team is what made it worth living here this semester. One man specifically, Brian, has been such a huge help and never fails to have a positive attitude. However, I saw him many times because the following broke and had to be replaced in my apartment: refrigerator, washer and dryer, ceiling fan, entire AC unit, and my lopsided toilet was adjusted. They also had to spray for roaches, but I didn’t have a problem after that.

I will say that whatever painters they hired for this apartment did the sloppiest job I’ve ever seen. They were not careful at all and it drove me so crazy I spent a couple hours scraping paint off the bathroom mirror, toilet, counter, floor, bathtub, and reflective towel racks. The apartment is also painted a hideous off-white color, which could have looked cleaner, but the sloppy painters brushed over the baseboards with the same color as well.

I’m not sure if all the apartments are this way, but the floors have stains from the previous residents and the apartment was not cleaned well before I moved in.

Again, if the maintenance team were not so outstanding, this semester would have been unbearable.

I talked about a place and they said the place was available, and they asked us to apply first. But once we applied (57$), they say suddenly that the room is gone, and say it's 1st come 1st serve bla bla bla. Nice business, huh!

I've lived at Oxford Manor for the past two years, and I've been enjoying every second of it. Unfortunately, this entire week I have been bogged down by multiple finals I had to study for. Yesterday I was trying to print out notes for my last exam of the semester, but the printer kept reading errors. I was on the edge of deep frustration, but Andrea and Domonique offered to print my notes via the office. Because of their help, I was able to get a full score on my exam and finish my semester with good grades! Thank you Oxford Manor.

A year prior to moving to Oxford Manor, I had lived in a really new apartment complex and my experience with them was awful, so don’t always look for the newest and most modern apartment because the team might be awful, unreliable, the amenities & apartment itself may be really cheaply-made, and maintenance may not really care that your toilet isn’t working for the 10th time. After that awful experience, I lived here at Oxford for 2 years with my boyfriend in a 2/2. Yeah, the apartments are a little bit on the older side so we would run into maintenance issues here and there, but the maintenance team is so kind and quick to respond (no matter what the situation was). Brian is the best and super nice.and he loved our dog, Polo! The front office was always very nice and helpful when running into any issues. The apartments themselves were in a great location in regards to its proximity to UF and all other essential places to shop for groceries, the mall, ect.since it was practically on archer rd. I honestly loved living here & made some of the best memories here!

Units are wonderful and management is very understanding and adaptable. Chelsey the leasing manager was able to adapt on the fly and help me fix my move in date after a complication had occurred in the most timely manner possible. The day I first contacted her was the day the situation got resolved, very impressed with management here you can tell they care about their residents.

Brian, our maintenance guy, is absolutely incredible! He always gets the job done quickly and fixes any issues that we have! Thanks, Brian for all your hard work!

Maintenance Manager Brian- Focuses on People, Not Paperwork. I have been at Oxford Manor for over 3 years. Managers have come and gone because they can't cut it. They do the bare minimum. Brian gets it done RIGHT the first time. He is AWESOME! A+

After living here for 2 years, I have to say the best thing about this complex is the maintenance staff. Brian and Jose has been amazing whenever we needed anything. Thank you for everything and We will miss ya.

When my college friends just moved into that complex. He really likes it there is said the workout room is fantastic. The only problem I see is they said by 6 pm the security gates will go down. But for a week now I've never seen him come down no matter what time it is.

I will change this message when Oxford Manor changes my mind about my first impression about them.

I am a new tenant and I can easily say that they don't care about their customers. They just act like they are listening to your problems but never try to suggest a solution or make the process easier for you. Probably, they believe that there will always be someone renting out their places and they just don't need you. It is not professional at all.

If you want to feel special this is not the right address. They don’t care about your situtiation and they just go with formalities.

They don't care about their residents at all. They never tried to help us or give satisfying answers to our questions since we signed the lease! I am already so disappointed!

I will remove this review once it’s solved. But I should tell you that the main reason I moved out is due to the high utility bills I got from GRU ($315) in March and the failure of the negotiation. Again, I was out of country for three weeks in July and got a $215 bill from GRU for my last bill. You will definitely find the leak, so please check the water meter and call me or email me as soon as possible. I already moved out, and I don’t want to deal with it for months again.

Great place to live! It's so close to campus and the bus is very convenient. The apartments are a bit older but I love the townhouse layout and you can't beat the price. Some things need to be replaced such as facets and handles but regardless my stay has been comfortable, quiet, and very pleasant.

The club house has the necessary amenities x5. Great work out room with a rock climbing wall. Social living room center with tv, comfortable couchs, pool table, and a public keurig. Wonderful wide open windows that makes the rooms feel seamless. Staff is great and the topping of the cake. The grounds in the area and apartments are well kept and has astounding staff.

Need to have better lawn care service and upgrade the flooring in all of the apartments. Overall, decent place and great price for being so old and outdated.
