Krystal Copley has been spectacular with our move out and transfer process
She responds timely, is personable and a pleasure to deal with. She is professional and courteous as well. It has been a joy to work with her.

I’d like to also mention Meghan Ferguson, she has been extremely patient and courteous with answering all my questions and concerns regarding our transfer when we had to switch homes due to a family situation.

BEWARE THE BAIT AND SWITCH
I called and spoke to an agent about a property that had been on the market for less than 24 hours at a price of $1695/month. We made it clear that we would be submitting an application and hold fee ASAP because we LOVED the house. Miraculously, mere hours after I got off the phone with the company, the price of the property increased to $1765/month. When I called I was given a BS answer about the market and how "prices change daily. " There was ZERO room for negotiation and the agent wouldn't work with me at all. Classic bait and switch. Sketchy company and sketchy business practices!

Don't join this company, they scam the residents. Everything's a charge or a fee for repairs on there own property.
I moved out and left the place nice. It didn't have barely a front yard, so I put grass and fixed the yard up. One of the moving out charges, was weeds and flower bed. The property didn't have a flower bed. It didn't even have really a yard. It was sand, and, I made that a front lawn.
So basically they took my 1500 security and are trying to hit me with 2k for things like a flower bed that was never there. That's just the top of the list.

The first question I asked before leasing my home is-is the yard fenced in. In the pictures there was clearly a fence. The listing shows and reads fenced in yard. We move in. GUESS what is not there? A fenced in yard. Or new neighbor told us someone came in and took it all out? Before we arrived. I have been writing to them for 6 months trying to get them to put back in a fenced in yard. Guess what nothing! The run around. The one side that was left up is falling down and looks like they tried to make it work. But it is not working. Every time I put in a request it is quickly closed. Right now- THEY are in breach of my lease. And no one will respond. Avoid renting from them at all costs. Not worth the time and aggravation that comes along with it. That is my opinion but read the other reviews here.

Non working air conditioners, delayed, poor repair
Ever try living in Florida with no AC.
I have been here 4 months of my 12 month lease with an ineffective ac unit
Progress look @ your maintenance department and vendors

I just Moved In last Week. In Odessa Fl.the place was dirty. The Stove looks like someone got in a fight with it. I saw this 1 month before I moved In. They told me No problem it will be replaced or Fixed. As you can see nothing. Also the Dishwasher does not wash dishes it just turns on and makes noises. The vents through out the house were filthy. I was told that was my responsibility. I laughed I was not living there.i did not make them filthy. However If i was a betting man I would say the other Renter got it taken out of there deposit. I moved from Ohio and literally on the day I was driving down got instructions on how to get my key. My lease Coordinator also told me on the thursday before i drove down he was quitting or leaving for a hiking trip In Europe for at least a month. I said do they know that he said yes. I said what about me? He said do not worry they have it figured out.nope. I am currently trying to figure out how to get out of my lease. So sad only been here 7 days. If anyone can help im all ears. STAY AWAY. Im the Military we call this FUBAR.

*** Warning *** It's very simple, read the lease, word for word before you sign on to one of their houses. It's a very one-sided agreement in where you could be held responsible for deferred maintenance, vandalism or things otherwise outside of your control. If you're desperate, with no other options, and really need their house, by all means, proceed. The value proposition is super weak; you pay rent equal to or greater than a mortgage while taking on the majority of hassles related to home ownership. Please READ THE LEASE, take a lot of pictures on the front end and be sure to hold up your end of the agreement, (which is everything). You are responsible for power washing, (sidewalks and house), maintaining the landscaping including tree trimming and weeding, pest control, replacing air filters all light bulbs and not to mention mowing, edging and weed whacking the yard. If the grass dies, guess what, that's your problem. I was able to get back most of my security deposit but they got a scrape. Specifically, a bird ran into a cheap, single pane window, cracking it. Per the lease, that's my problem. These homes are owned by a private equity firm, the only thing that matters is vacuuming up dollars. Renter beware.

STAY AWAY FROM THIS COMPANY! HORRIBLE CUSTOMER SERVICE. I have been with this company almost 2 years now. Not to mention have paid perfect and on time every single month. Maybe it is my fault for not reading the fine print of early termination. However, i purchase a home of my own and try to work it out to where it may benefit both pars and still no help. Tried offering the company an alternate solution by showing the home early in hopes of finding new tenants to rent the home so that I could move out of the home and be free forfeited of the 3XS the rental amount.

I am in car sales and understand that you cant meet the needs of all requests but not once have I made my tenancy hard on the rental company. ALL THEY CARE ABOUT IS TAKING YOUR MONEY! 1

I will NEVER REFER anyone to this company and will make sure that every single individual knows how horrible this company is to rent from.

In regards to IVETTE in the ATLANTA area. Tried contacting her multiple times with no response but an email because she does not have the decency to pick up the phone and try to mediate the problems and issues at hand.

THIS COMPANY MAKES RENTING A NIGHTMARE.

I was a prospective tenant for them but I am no longer. I spoke with 2 members of their staff via phone and one via messenger. The first was inexperienced and had no idea the answer to even the most basic questions. The second was rude, short, and condescending. The email messages were also extremely short and unhelpful.

In addition, I asked for their policy regarding holding homes and their policy regarding notice if leaving a property. I am confused beyond belief how a company can justify mandatory 60 day notice before leaving a property, but also only hold a property for 15 days before taking on financial obligation. Do they believe people are happy or comfortable going 45 days without security in where their next home will be? It sounds like such an absolutely pleasant experience to be 15 days from homeless praying a decent home in your budget pops up.

I'm glad I didn't end up with them just from the experience I had alone, but seeing others experiences on this page further convinces me I got lucky by not being stuck chained to them. Seems like the company is largely incompetent from the ground up.

Terrible anonymous business. They do not maintain their homes. Their rentals are easy to pick out on the street due to poor upkeep. They are ruining our neighborhood by buying up anything for sale and pushing out would be owners. Nothing against the renters here at all, but this frustration with this company extends beyond the renters and to the surrounding homeowners; who’s resale values are directly affected by Progress Residential. They are a nuisance to everyone involved. My advice is try and find a private individual. They will likely have a vested interest in the property and will be much more likely to respond to issues and upkeep.

***WARNING***They trying to keep my whole deposit and saying I owe them over $1000 on top of keeping my deposit. I advise to take a video and pictures of everything and anything wrong with the property you renting from this company. I mean EVERYTHING. Even if the walk through inspector says " oh no that's not damage they count". I'm being charged for a missing stopper on the sink in the master bedroom and it never had one to begin with. Not to mention I had to buy my own shower curtain holder which I left for them because my bathroom didn't have one. Mentioned the sink stopper that to my walk through inspector and he said "oh no that doesn't effect the function so they don't count thing like that". That's BULL. Everything from a little missing paint chip to a stain on the wall. I'm being charged for painting the house when the paint job in that house was choppy to begin with. Even their own stock photos show the patchy paint on the wall even before i moved into the house. Video the outside as well and document everything. Have them pressure wash driveway and exterior of house because apparently they want you to do that when you move out too even though they didn't do it for me. They are absolutely ridiculous and will never return your call for anything. They even tried to get me to replace the SOD a week after i told them I'm not renewing the lease via email. I have proof of the horrible condition the dirt was in and I say dirt because that's all that was there not grass. I sent the attached photos to them and I got no response from the service manager. But an email saying it was my responsibility to put SOD down even though it has no grass to being with. They handed over to me a yard full of leaves. I was even being charged to clean up leaves in the yard that actually had ton on leaves when i moved in to the house and no grass. ALSO, make sure you give them a 60 day written notice through the MAIL because apparently they do everything through email except your notice to vacate.i notified them via email that i will not be renewing the lease on day 61 before my lease ended and now they trying to charge me a month of retro because my email notice was not acceptable even though it doesn't say on the lease that it has to be on a form provided by the office. Company is a bunch of thieves and I warn not to rent from the. But if you do for whatever reason document EVERYTHING. I left the house in excellent clean conditions and they trying to charge for cleaning too. I have all my pictures and proof. The property was left in better condition then when I received it. I should be charging them for everything I did for them in that house.

Tonight was the last straw. This compay is horrible! Since we moved in we have had so many issues! The garage door, the fence, the ACA the roof, flooding, and so much more! When I can get someone here to try and fix it they say there is nothing wrong or they will suggest a replacement. Never happens. Tonight I was told since my house now reads a normal temp they won't come out until tomorrow but the AC hasn't shut off at all! Tonight I was told "I'm sorry" by the weekend phone service. I sent them this on their FB page.

I rent a property from you and I am more than unsatisfied with my stay at this place and sadly I signed a 2 year lease. Tonight was the last straw. I will be seeking ways to move as soon as I can. I have had many issues with my air conditioning that has been documented numerous times. Today at 430p it was 81 in my house and the unit had been running non stop since 7a probably sooner since my electric bill is well over $300 a month. It only cooled off in the house when the sun went down and I turned on 7 fans. When I called it was put in as an emergency work order and I was told I would get a call within 2 hours. No call, I called back and was told since the unit is running and it was cooler in my house I would be contacted tomorrow. Unexceptable! I have elderly dogs and they over heat quickly, if something was to happen to them I would be livid! This is horrible treatment of your tenants and a lease violation. Not to mention when my closet flooded due to a leak in the roof the floors still have not been replaced and the mold I'm sure is growing. This is NOT ok. I have never lived in a place where the house was not maintained appropriately. I even had to sod the front yard when we moved in because your company did such a crappy job and the HOA sent us a notice! I have never been treated so poorly by any management company in all my years of renting.

Luckily I have an appointment already with a property lawyer tomorrow to discuss my legal options with this place. I'm so over it! They are horrible and should not be allowed to stay in business. I'm also contacting the local news and getting them involved. This company is awful!

Getting any emergency service done on the weekends is an absolute nightmare. 39 weeks pregnant and our A/C went out. Took more than 24 hours to get someone to our house to look at it after many failed attempts from progress residential to even send it to a company that was open or a company that even works in our area. Next day, the main water line breaks on the outside of our house, another nightmare of calls upon calls upon calls because the customer service center is just sending this calls to random companies, not even sure they are listening to us when we tell them our issues. One of which is a water restoration company that fixes water damage inside homes.mind you we told them the water break is outside and we’ve already shut the water off to the house there is no damage in the inside of the house, not sure why they would waste everyone’s time sending the call to that company. Fast forward to this morning I wake up and go to turn on the sink, no water.the water line broke outside again. I’ve been calling since I woke up, it’s now 12: 54pm we’ve called several times, still no water and no one is even being sent out at this point. They say they are sending out xyz company so we call the company ourselves to see when they will be here and they have no idea what we’re talking about, they have no work order in their system for our house. So now we’re on the phone with progress again asking if they sent a work order out to the on call company, how come they have no record of it? It’s an absolutely maddening.

To each their own but I had a great experience start to finish. Iv'e been renting from progress for about a year and have only had 2 maintenance requests. Both times, they were resolved in less than 24 hours. I am actually impressed how quickly they sent someone for my A/C and that was even after hours.

My experience with Progress Residential was a positive one. Stephanie H.was very professional and kept me updated at all times on a property we had interest in. We placed a hold on the property but the tenants planning to leave ended up changing their minds. Stephanie went above and beyond to locate another place for us with the amenities we wanted.

Progress do responded to service request to do maintenance on property, but other than that their hard to get in touch with unless by email. The main problem I 've always heard about but didn't think would happen to us but did. When you move you Will be nickeled and dime in til your deposit is gone, even when had things professionally done. I was even charged for a a/c filter that was put in on the last day in property. Charged for carpet being professionally done, they said not good enough when progress maintenance made them aware carpet needed replaced it has to be the original carpet. Because should have been done before we moved in. Great home in til time to move your not getting your deposit!

Where do I start I moved in 0n 5/15/2018 first problem the day of move in AC RAN ALL DAY LONG NEVER SHUT OFF. They come out guy puts 1 pound of freon in the unit. Two days later I'm calling back its still hot.send a diffent guy out replace the tstat. Then the garbage disposal was broke upon move in.fence is engineered as hell but they came promptly on that one. NOW FOR THE KICKER GARAGE DOOR BUST BROKE POS PUT IN SERVICE REQUEST GUY COMES OUT TAKES PICS SAYS SOMEONE WILL CONTACT ME LATER I GOT AN EMAIL SAYING THE JOB WAS CLOSED I CALLED AND SAID NO ITS NOT THEIR RESPONSE THEY SAID IT WAS FIXED. I WENT BALLISTIC FINALLY GOT IT FIXED THESE HOUSES ARE PUT NEW FLOORS CARPET AND GET THEM IN GET THEM OUT.i AM IN THE SAME BOAT AS EVERYONE ELSE HAVE HAD RENTERS INS SINCE MOVE IN TURNED IT IN WITH EVERYTHING ELSE NOW GETTING HIT WITH 9.95 FEE THEY CAN GO FLY A KITE NOT PAYING IT. I HAVE SENT IN THREE REQUEST GAVE MY NEIGHBOR THEIR NUMBER BECAUSE OUR TREE IS HANGING OVER HIS HOUSE. SENT IN 3 REQUEST 2 GOT Cancelled SENT PICTURES TWICE. I do enjoy the house through and the neighborhood. BUT I totally get from the reviews they do not take care of these properties like that should but hey Im renting if its broke its on them not me.

This "company" also got me with HOA violations. The first notice was for long grass. The date of the violation was 1 day after I had it professionally cut. I put in a dispute, and of course never heard back. I then got a letter from HOA said that I am being charged $1,000 for never cutting the grass. $1000! Not only does someone come bi-weekly to cut my grass, but once I got the first violation letter, I upped his frequency to weekly. I emailed and called Progressive residential at least a dozen times, and never heard back. One time I called and asked to speak to a manager, and someone actually hung up on me.

After calling back and speaking to a different rep, they let me know that on top of the HOA fine, Progress was asserting their own fines for getting a fine (seriously? !? !) that we disputed and never heard back.

I am in the process of seeking legal counsel against these crooks. It is DISGUSTING the way they do business.
