Just moved in a month ago. Love the apartment itself, it is nice a big. However, if you want to be able to have parking don’t move here because they give you one designated space and the rest is a free for all. So if you’re living alone it’s perfect. If not the parking situation is horrible. The office staff says that you can park in a guest spot, a spot without a number, or the curb. Then you get a ticket for a parking violation if your park on a curb. The staff says one thing and then means another. Then they tell you oh go add an extra 150 to rent so you can have a detached garage. Well maybe if they fixed their parking problem they wouldn’t have so many bad reviews.

I was a little nervous when reading the reviews about this complex but I went anyways and spoke with Rfraun Jones and saying she is AMAZING is an understatement. She walked me through everything and even stayed late to show me the apartment. She was kind and sweet and I had a new best friend by the end of the tour! It was a very welcoming experience and I Can’t wait to live in the community. My gut told me not to listen to the reviews and I’m happy I didn’t. Go check it out for yourself it’s a great community.

Let me start by saying Rfran Jones is just the best!
I recently helped my Uncle move in and, what I thought was going to be such a stressful process was so smooth, Rfran made the process so easy, always helped with a smile and respect! My uncle loves his place, so spacious and nice, and he is in walking distance of everything! Rfran thank you and the staff for being so kind and patient! Quantum lakes is beautiful!

Moved into building 26 this year wish I read all the bad reviews about Quantum Lakes are true especially about apartment 3308 police have been notified they are too loud and take all the parking there is 7 people living there isn't that a breach of contract how is this acceptable other tenets have complained an moved out because of them how come they haven't been evicted I'm breaking my lease

Where do I start? I wish I would have read these reviews before I moved in. I moved out back in November. I received no notice of any balance owed until I started receiving letters and phone calls from the collection agency. I always pay what I owe and I never allow balances to be left unpaid. I have never had anything in collections! I spoke with Meghan the bookkeeper and she insisted she sent certified mail but after following up with the post office this letter was never delivered. This information is easy to find and avaliable to anyone. Meghan clearly doesn't do a thorough enough job to ensure that residents aren't wrongfully put in collections. She acted as though it was my fault. I paid this balance the same day I got my first collections call. That should tell you something. After speaking with Nicole the property manager she told me legally all they have to do is send the certified mail and it is not their responsibility to ensure that the letter was actually delivered. How is this ethical? What is the point of certified mail? What I've found out during my stay at Quantum Lakes is that the property manager Nicole lacks management skills as everyone that works for her has no idea how to efficiently complete tasks with minimal supervision. The staff constantly creates problems for residents and she acts as the fireman that puts fires out. She is the only one that can resolve a problem but the truth is real managers develop their employees to solve problems on their own. While living in my apartment, I waited months for service requests to be fulfilled and had to send lengthy emails to corporate to recieve any responses. The neighborhood is dirty. I can't tell you how many times I've been completely appalled at the amount of trash that is left out. I was a good resident. I followed all rules and always paid my rent on time but somehow was still burned by this place. I think above all yes legally you may not have a duty to do certain things and go the extra mile but ethically and morally you should always do the right thing. Without residents your company will not survive and if my review can stop one other person from making the same mistake I did by giving this unethical and poorly ran complex any money I'll consider this a win.

Stay away. Because we had good credit they had us get the Bond of! 000.00 no deposit. During the covid we moved out and did everything per our lease but they said it was damage and sent us to collection to pay the bond. My husband hit a car that was park illegal behind him because of the parking issue (he works nights)

We had so many problems with this place and they charge for everything

This looks like a nice place from the outside but its the ghetto. They have little staff for maintenance

Renee will lie to you dont use her as your leasing agent. Tina was the only good one and she is gone.

Dont take the Bond its a scammed to take the money

Love the customer service that Rene E has at all times. She explained the newest package lockers to me. I have dealt with Rene E for 8yrs and she has never let me down in making sure that any request I have get resolved immediately. Rene your the best keep up the great work

I’m about to sign my 4th lease at Quantum Lakes Villas. I haven’t had a lot of maintenance issues but when the need arises, the staff has provided prompt resolutions. They also keep the grounds looking very nice and clean. The leasing staff is very nice to deal with and I’d like to specifically mention Renee, who is my go-to person in the office. She is a very caring person and is terrific to work with. Renee makes me feel like a valued customer and she will do the same for you so be sure to ask for her.

Quantum Lakes is a beautiful property with so many different options to chose from! Renee has been so helpful through our entire moving process, was very informative and made sure we found the perfect apartment. She has definitely gone above and beyond to help in any way she can. We are sooo thankful to have her help and to have found our new home!

Leasing Agent Mayra was very welcoming, warming and easy to talk to. Found the perfect place in just days and she made move in easy. I love the fact she’s always available for me if I have questions and concerns. Quantum Lakes Villas are a beautiful place to live right by the highway and a shopping center

My 1 year lease couldn't have come fast enough. The staff was so rude and always had an attitude. When you call you are lucky if they ever answer. Sent multiple emails no response in regards to TERRIBLE ant problem in the apartment and my car became INFESTED as well with ants no amount of cleaning or traps work. Good luck ever finding parking. All I can say is back out while you can.

This is hands down the worst living experience I have ever had at an apartment complex. There are rats in the crawl spaces about the ceilings. They scratch all night long, make your apartment smell like a rodent cage, and tear up the insulation. The management will do nothing about the issue besides set up a rat trap. The maintenance crew dumped rat feces and torn insulation all over my clothing and belongings in my closet when they lifted the hatch to investigate the problem, then proceeding to leave without attempting to clean any of the mess. My A/C unit breaks down on a weekly basis for the past year and nothing is done by management to correct the issue. You are required to put up your own hurricane shutters. All of the bolts that are used to secure the shutters are stripped and have been painted over multiple times. This makes it nearly impossible when you are hanging off of a ladder two stories up attempting to secure the shutters in place. The parking situation is an absolute disaster. There is no assigned parking and people park illegally all over the property without anything done by management. My vehicle was illegally towed by the property resulting in thousands of dollars of damage. The property refused to pay to have my vehicle repaired and I have to attempt to seek reimbursement for damages in court. The management at the property is completely irresponsible and incompetent. They do not care one bit about resident concerns regardless of the magnitude of the situation. DO NOT CONSIDER LIVING HERE! There are plenty of complexes nearby that are comparable in price without all the issues!

Moved in last August Have had no problems Great location large apartments rent prices are reasonable and maintenance has responded quickly By the way parking was a nightmare until February when they resolved the issue Parking is no problem now The people who are complaining need to move to Boca and spend 2800 month

You might want to avoid this place. AC has been broken for 12 days and my poor dog isn't built for heat. I have called and called and called and can't reach anyone and no one will come fix or return my calls.

PARKING SUCKS! I wish I could give 0 stars just for that. I've been here since December and realized quickly if you enter the neighborhood past 8pm, good luck finding a spot. The newer buildings have reserved spots so good luck if you aren't in one of those. There's maybe 8 guest spots to fight for. OR you're allowed to park on white curbs. Since there's literally nowhere to park bc most nights I don't get home before 8pm, there's a line of cars parked along this white curb right outside my building. Now February 1st they issued parking decals to us residents with the promise of enforcing the non-decaled cars and all other random parking shenanigans. It's been over a month and has this cleared up any spaces whatsoever? No, not at all. In fact, I've seen so little cars with decals I wonder if I'm the only fool who picked one up bc clearly it doesn't seem to matter if I have it or not. Back to the curb parking, where I've been forced to park every night for the past 3 months or so bc every other spot doesn't exist. The same spot every single day. Every day. Yesterday afternoon I leave on my day off at around 2pm to see I was issued a ticket at 1015am that day. Head over to the office ask why. Impeding traffic. During the day mind you when everyone is at work and never has this spot ever been an issue until now. Now all of a sudden it's impefing traffic bc it's on a curve. The office manager says the day time security starts at 7am so I could always go move my car before they start. Sooo it's ok at night but not during the day? 2 different rules? And I should get up to just move it and avoid the day time crew who's obviously more picky? She says no of course no one should ever have been parking there. Ok but there had been. If not me, someone else. I said I wish there had been a warning of change to no longer park there and she said with a smile the sticker is the warning. The sticker that DOESN'T COME OFF until you have spent much time, dedication and stock in GooGone. I make a joke that apparently I'll need to park God knows where and Uber home bc parking is a serious issue. I thought with the decals things would change but here I am, one of the only decaled drivers that park around this building, and I got penaltized for not finding a spot. Not to mention there's only 1 car to my household so you'd think it'd be easier. So I don't park there last night and park at the least an entire building and a half over and this morning, again bc no parking, and I leave to see what? Someone parked in the same spot with no warning sticker on their car. Not to mention no parking decals at all. Funny how that happens right? So. Incredibly. Frustrating. Sorry this was a rant, but needed to be said. Also for the group that responds to these reviews. Maybe respond to some of the bad and not so great ones instead of just saying thanks to all the 5 and 4 stars ones.

Currently living here and can't wait until my lease is up. In a great location but the office never answers the phone, they are always busy when you go to see them. Takes forever for them to fix a work order. A lot of suspicious looking people, zero security. The parking is unacceptable. 4 spots for 10 apartments. You have to park at least 200 yards away from your apartment on most nights. The rents way to high. Look this apartment complex should be last on your list. Today my car was tagged for a parking violation because I parked on the curb because I couldn't find parking. They are too quick to put a bright sticker that doesn't come off on your window but do nothing about the parking. If you want to struggle for parking every night then move here. This is by far the worst parking situation I have ever seen. They don't provide enough parking then have the audacity to tag my car when I park on the side of the curb. Where am I supposed to put my big car? On the lake? Or perhaps they want me to park at Walmart and uber home. Stay away. Spend your hard earned money else where.

*Nightmare* for more money that it’s worth! I moved to Quantum a year ago and it’s BEEN A NIGHTMARE. They are deceiving. The complex and apartments have fresh paint, new carpet - so you think. But when you move in, here’s what to expect:
-CREEPY MAINTENANCE WORKERS USING THEIR SPARE KEY TO ENTER YOUR APT. AT WILL - scare right? Let me continue.
-fridge not working
-microwave falling apart
-BUGS BUGS BUGS
-torn screens
-peeling “of the fresh paint”
-clogged bathroom/pipes
-garbage ben constantly overflowing with smelly, toxic waste
- ***NO PARKING*** - that’s right $1,600 for a 2/2 and you can’t find a parking spot. Tenants with garages don’t use them, so everyone’s literally fighting for parking spots.
To top ALL THAT OFF MANAGEMENT IS EXTREMELY RUDE, UNPROFESSIONAL, NASTY, and DISMISSIVE OF YOUR CONCERNS.
I heard there’s a “new” manager, hopefully she can whip Quantum in to shape. You pay thousand of dollars for a hot mess and have to deal with nasty staff. “Side Eye* Shame on you Quantum.
