Small square bed pillows, 20” sq. Carpet has a 5” worn area as you enter the room, sheets are rough not smooth, bathroom nice.

We got an king bed with the pull out couch. The mattress in the pull out was too thin and you can feel the cross frame arm. Some type of thicker egg crate type cushion is needed for to make this pull out comfortable. The king bed was perfect. The room is spacious and bathroom and kitchen was fully functional. There is a very nice grill in the pool area to use. I cooked two 2" thick bone-in ribeyes but the grill had so much grease on the burners that it flamed up the entire time I was grilling. You could use aluminum foil for burgers and dogs. The pool area was beautiful with mature fully plumage palm trees surrounding the pool area. The hot tub i would say, could fit up to 15 people. It and the pool were in very good condition but were not clean of debris. There was leaves and small palm tree shrapnel in both. The round about for the main entrance and fountain are beautiful but also need cleaned. A full time outside maintenance person should be hired. The lobby area is nice and has a small amount of food and drink for purchase. There is free coffee and lemon water 24/7 in the lobby. There is also desk top computers to use, all for free. The wifi is strong throughout the hotel and pool area. The room cleaning is not up to par with consistency but if you ask, they will come and clean while your away. This hotel is with walking distance of 20 restaurants. That is if you can walk a mile. There is 10 places to eat within a couple minutes walk at the Spanish springs Town Square. I not only highly recommend this hotel, I plan on staying here many more times in the futute.

Marriott recent purchased this property and should not have put it out for guests. Being a Titanium Life member I expected a Marriott quality operation when I booked two weekend nights.
The check in was very good and the clerks were super nice, including gifts and warm cookies.
The lobby area seemed disjointed and worn. We had booked a suite and on entering it we knew at a glance we could not stay in this room. A battered kitchen area ran down one wall. Entering the sleeping area the carpet was actually torn to shreds. Everything felt worn and outdated.
We returned to the lobby and explained we were not staying, and were refunded the charges. This created a quandary as we had a difficult time finding any suitable accommodations in the area. Holiday Inn came to our rescue.
I am very disappointed with Marriott for putting this property out under their flag. Having spend hundreds of nights in their properties, I've never seen any so very, very run down. Poor decision by someone to market this place before it's being renovated.

The bed was comfortable and it was nice having a little kitchenette. The staff was friendly and there was lemonade and snacks in the afternoon which was nice. Otherwise the hotel is just OK. The rooms were definitely in need of some maintenance, things like caulking in the bathroom and no baseboards around the sink. Breakfast was just OK, typical for a free hot breakfast at a bargain hotel. If you expect a Marriott you will be disappointed, if you expect a Comfort Inn your expectations will be met.

Awesome experience the most friendliest accommodating staff that I’ve ever came across and also in which I wouldn’t mind calling my family I recommend him highly!

The room was not clean. Dirty hand marks all over bathroom door. The shower seemed gross and dated. Hallway walls and room doors had marks and stains. Seems like families were living there - I saw kids going to school in the morning. Front desk staff seems uninterested. I would not recommend. I will choose a different hotel next time.

Definitely not the nicest hotel I've stayed in and kind of weird they UPGRADED me to a handicap room, but they were extremely hospitable and friendly. The room was immaculate. The shower was confusing to use and the shampoo and other toiletries weren't full. I wish that I'd arrived sooner as the pool and whirlpool were already closed. Also, the hotel sign is obscured by a large tree that needs trimming that made it difficult to locate hotel.

Never again; this hotel is dirty and outdated. Smelled like someone was cooking fish in our room prior to our arrival; hair all over the bathroom the halls haven’t been vacuumed; as mentioned in previous reviews random residential outdoor garbage cans by the elevator halls. Honestly it looks like there are people that are staying here long term. The door frames are busted up and chipped of paint; the remote control had greasy sauce on it from previous guests; shampoo bottle that should be attached to shower wall was removed; toilet paper roll was almost empty; looked for extra found under the sink; more half used rolls. An older hotel wouldn’t be an issue if the cleanliness was tended to but that is not the case with this Marriott; thankfully it was only a one night stay for us; but I will not be returning to this hotel ever again; makes Marriott look bad.

Located in the heart of the Villages, Towne Place is located within walking distance of several restaurants and entertainment opportunities. I got a King size bed suite for $117 on Hopper. The room was clean, smelled great, and very comfortable. Would recommend!

The continental breakfast has many options and the customer service is incredible!

We chose this for proximity to our destination and last minute availability. The staff were super friendly and accommodating. We checked in with no problems and we were offered a cold bottle of water and cookies while we waited. The room wasn't quite ready which was strange considering we arrived over an hour after check on time but staff were very kind about it.

The room was nicely appointed with clean linen, beds, kitchen, and bath. There were some left over items from the last guest sitting on the floor and TV stand. There were also some cracks in the plaster walls. Everything worked as expected. Overall an average room and friendly staff. The location is nice if you are visiting The Villages and a short 2 minute walk to downtown Spanish Springs.

If you visit Spanish Springs town center they have concerts every night. The complimentary breakfast every morning is very complete and tasty with plenty of options. Overall I would give a 3.5 or so for an overall rating only because the room wasn't ready and there were some left over items from previous guests. It is a decent stay.

This location is in need of updating. All the carpeting needs to be removed in the halls and rooms. In the room, the TV is on a side table so hard to watch it and it’s only a 20inch if that. The vent in the bathroom was dirty and only reason I could see that is because the ceiling is low so it was noticeable. The bathroom door had dust and gunk built up on it. Breakfast this morning, there was only bold coffee, no decaf. Cleaning staff were in jeans or athletic shiny leggings. There were rolling garbage cans throughout the hallways (totally confused on this). I will definitely not visit this location again.

Made a reservation through my company (Delta Air Lines) and somehow they said it was booked at the non-refundable, non-changeable rate. When I caught the system's mistake, I canceled a week in advance. I can understand if you try to cancel the night before, because you've taken someone's ability to book. But a week in advance is more than enough time, and they can probably charge a higher rate and make more money. I tried to point this out to Marriot Bonvoy and they said, "Too bad. " Won't be booking at this site again.

The design of the 2-bedroom was great. The people were courteous. The floors looked like they hadn't cleaned it in weeks. One of the beds we're dirty and we had to ask for clean linen.

An old, dirty hotel room. Dirty bathroom, torn carpet, plaster patched wall in bathroom unfinished. Roaches in the kitchen. Tiny, useless kitchen counter. Mops, trash cans, totes left in hallway by elevator remained there for days. Junky hotel.

As a titanium reward member I travel all over the country staying at Marriott hotels and this hotel, my friend, should be debranded. The only good thing about this hotel is Cheri, at the front, she truly cares about you and your satisfaction unlike management. The hotel lacks cleanliness, operational equipment, and basic common sense hotel comforts like mattress pads and bed skirts. We picked this hotel as it is only a mile from my wife's work as a traveling healthcare worker it was convenient. We gave management several opportunities to make our stay right and they failed. Some of the issues we encountered include: unmounted dishwasher falling out onto my wife's foot, the refrigerator door not closing thereby ruining our food, broken toilet seats, shampoo mounted poorly in shower falling off the wall at 2 am waking me, cracked sinks, disposal not working, no mattress pads the sheets were the only thing protecting you from the old mattresses, black stains and holes on all the towels, doors not opening or locking properly due to excessive paint in the frames, and the last straw was a roach crawling on top of my bed that I had to chase around and kill at 10pm, the time I should be sleeping! I had to move all of my things and change rooms after I drove 3 hours and just unpacked in order to try to sleep. In the alternate room, I found another roach crawling on my dishes in the morning. I can overlook a lot of things but cleanliness and roaches I cannot. The hallways are lined up with giant trash cans and open laundry bags. It looks very trashy. This hotel should be closed until the roach infestation and repairs are done. Their answer was to spray my whole room with bleach so that I cannot breathe. They sprayed my belongings on the counter and bleached out a couple items. They only gave me money for one item that was damaged. In addition, the gym area is so small and pool area are both worthless and in need of repair. This was the absolute nastiest hotel I have ever stayed in. I am now at the comfort inn which is so much cleaner sad to say. It is not fair to expect a loyal Marriott customer with stays over half the year to stay in a roach motel that only bears the name Marriott.

I gave the general manager ample time to refund me for the prepaid stay I booked and ended up leaving due to the myriad of unlivable conditions there. The General Manager, Christy Kitt, personally offered to refund our money if we wanted to leave prematurely. It has been well over a month and NO refund for over three weeks of prepaid stay. I cannot believe that she lied and did not honor her commitment. It seems as though it is all about saving her job and sweeping problems under the rug than making sure the guests are comfortable and satisfied and living up to the standards of the Marriott.

I believe this place has bedbugs. I was completely fine before staying here and after sleeping there, I was itching the whole night. I booked two queen beds and both had the same issue.
