I applied with this complex almost 2 years ago. My spot on the waiting list was 36 or 38 by then, when I was ready to move I called them and they had nothing available still so I had to get another lease. They called me on January and I told them that I was already on a lease and they asked me to fill up another addendum where I stated when my leases was ending. They gave me a second call on April to offer me an apartment at the beginning of June, I told them that, first of all, my lease is till the last day of june, second, I had a family emergency and I'm gonna move out of state by the end of June. I just called to request the holding $200 they asked for and now they said it's nonrefundable because I denied two offerings. They called me while on active lease knowing that a lease can't be broken just like that, and because I said no a second time because I'm moving out of state.thieves. Wonder how many other customers they take for granted like that.

Great place, it may be next to a turnpike but it's quite nice and quiet here! Kids tend to play around on the streets so be careful! The management of these apartments could be MUCH better however.

I use to live here back a couple years ago, for about three years. Man, Waterford was dope. All the negative reviews are manly from Adults, I was a Child living here so I guess I didn’t have much to worry about. Either way, when I was living there it was no complaints, I met Friends that I now call Family, Staff was great, the Clubhouse was dope. Maybe its different now than it was before. Regardless, I loved living here and I will most def come back to live here once again.

The look of the complex is amazing. The staff in office are very rude as all the other comments posted. The staff dont answer phone calls or return them. They fine you for anything and put many eviction notices on your door left and right. The staff says they leave notices on door when they dont. They will threaten you with lawyers and blame there lame excuses on there "old staff" that got fired for evicting people wrongly. I should of listened to the bad reviews and avoided huge headaches. Dont let the nice look of the place fool you. When I lived there I always played on time and they always gave me fees for extra things. When I moved in the apt had many problems and only 20% of them got fixed until I moved out.

I'm so angry. So I apply for this apartment at the end of April and I was place on a waiting list for 8-10 months. I was ok with that I didn't mind waiting. When I was place on the waiting list the told me the rent was 896 cable, washer and dryer or 743 just the rent. Ok so finally I get a called that there's an apartment available but for 966 rent because rent when up. So I inform them that I can't afford that price rent and if they could take me out of the waiting list and return my deposit. But now they wan to keep my money like really. They place you on a waiting list and they won't tell you that the rent could change. Thats so misleading. This is crazy be aware ppl if they place you on the waiting list and you for any reason can afford the rent they WONT RETURN YOUR $200 DEPOSIT.this is crazy and so mess up. I Mena they could charge you a fee or something but the whole thing with that I could buy food for my baby. So disappointed. This was also my first time applying for any apartments and I had a bad experience.

Love this apartment complex. I wish they had an available 3 bedroom for my family and I to move into. Oh well - life goes on.

STAY AWAY! That's all I can say, don't say you weren't warned. It's a shame to have to say that, because the apartments are pretty spacious and cozy and in a great location. But the terribly bad management you have to put up with is NOT worth it at ALL. I've lived here since August 2017. The same day I did our move - in inspection with the leasing manager, she had to put in a maintenance request for MANY things I pointed out that needed to be fixed. This inspection is supposed to be done before you move in, but these people are so money hungry, they don't take the time to get their units up to par. All they care about is having them occupied as soon as they are made available. Which of course didnt give them time to do this with me prior to moving in. Now, seven months later, that maintenance request has yet yo be completed. One week into moving in, we discovered a leak in the bathroom shower that led to the bedroom closet behind it being flooded. This ruined a majorityy of our clothes, shoes and boxes. I put a high priority maintenance request that took them two attempts and weeks to finally resolve. The office staff did not care about my damaged property, they were ruthless. They said that's why we are required to have renters insurance, that's what it's for. This could be true, but that was not the point I was trying to get across. I was simply trying to make them understand that they should NOT be renting out units that are NOT in move-in ready conditions. The office is open TWO days a week (Tuesdays & Thursdays) which is very inconvenient to us full time working individuals. I literally have to use my personal time off from work just to see these people. And I should say they are only open to the public 2 days a week, because they're IN there Monday thru Friday! You can knock on the door, they will look you in the eyes and tell you they're closed, you have to call. Don't bother calling tho, because 99.999% of the time, they do NOT pick up. You'll end up leaving a message for nothing, because you'll also never get a call back. The guest parking was a HUGE issue that they finally resolved in January. They added more guest parking spots, but they also left the original ones there. My guest have gotten accostumed to parking in the original guests spots. Today one parked there and was towed at 11: 11 am. When I came home to handle the issue, I realized they took off the " guest parking" sign that has always been in front of the original spots, where my guest was parked. They did this WITHOUT a warning, notice, NOTHING. And I'm certain they spitefully took the sign off, saw my guest there and called the towing company to tow the car. Rather than at least giving them until tonight to obviously notice the sign is no longer there and know not to park there anymore. The towers even told me they were called for the job, they weren't out patrolling as they only do that overnights. They dont have time to help their residents, answer calls, return calls, be available, but they sure do have time to be petty! If they were going to take that sign off, they should have done it back in January, when the new spots were added, and when we the residents were expecting new changes. The best part of all is that I've never had this issue, therefore didn't have the towing company's name or contact info. The move-in paperwork I had with that information, was all damaged when our bathroom was flooded. I called at least 50 times with the hopes of someone picking up. Left 2 voice messages, have YET to receive a call back. My guest saw a leasing agent riding around a golf cart, asked her for the towing companies information, and she said to go to the office! They went, and guess what? The office was CLOSED, because today is Monday! Why would she send someone to a closed office? We eventually called OCSO and located the car. But what a nightmare today and the past 7 months here have been! Paying over $1,200 for a 2/2, you'd think to at least receive DECENT customer service, but nope not here! Beware!

Over priced apartments, extremely nosey employees, in dire need of renovation complex-wide, ducks every where and crapping every where! I lived here when I first moved to Orlando in 2003! Mother in law now lives here. Place has gone way down, and is nothing like it use to be. Also they go around towing your guest vehicles because they are not in the guest parking spot. Although there is only 24 guests parking spots in a complex of several hundred apartments. Also gate never works! No true security here! The place has turned into the projects! Go somewhere else!

HORRIBLE. DO NOT MOVE HERE. I just moved out 11/2016 and I can honestly say that I would never move here again. Office is not helpful, they are NEVER open, and when they ARE it takes forever to receive help. DO NOT MOVE HERE.

Worst place to live, they fine you for everything without any reason and when you go to the office to claim wont help you at all, not enough parking for visitors the few they have are taken and you cant park anywhere else beacause your car will be towed, living here is a nightmare and corporate wont help as well, the office staff is very nasty

Well, I think I am one of the old residents here, going on my 9th year, to this date, I have nothing negative to say of Waterfordeast. The office people have always been very helpful and understanding. The maintenance guys always on point. The area always clean. There are no hanging around or big noises when it gets dark. I feel very safe here. I do recommend moving here. The only thing I miss is seeing the office open more hours for the residents.

This place used to be very nice and clean but it has changed. Sidewalks are full of dog poop and it's not as nice as it once was.

I have lived here for 7 years. My whole childhood was here. The maintenance is horrible. My mother was crazy about this place since everything was broken, the back of the neighborhood is just woods. Really bad experiences here.
