Very nice apartment with a gym, pool and hot tub right at the center of the complex. Maintenance has been very helpful when needed. Only complaint is that when we moved in the apartment was not clean form the previous owners.

It is organized, safe and warm. Very close to the North campus of UB and wonderful convenient services from the community office. Also, the maintenance responded very quickly.

I have lived at Sweethome for 4 years and never had a problem, People complain about cockroaches and garbage but if people abided by the lease and stop being dirty and throw their garbage out, it would not be that way! The staff has been very accommodating and maintenance takes care of things as soon as I put in work orders. I have seen people complain on here about the printers not working, which I too have experienced. But.if people didn't print their entire textbook, the printers would not have been down. Most of the print issues can be fixed on the spot if you ask a CA. They've been kind enough to let me use their printer too once in a while. Ive enjoyed my time at Sweethome. It is the cheapest of all the American Campus Communities and all the amenities and services offered are worth it.

It's a nice place to stay. The staff is amicable and services provided are satisfactory although it gets difficult to commute through shuttles during the late hours due to low frequency. Hope the management ponder upon the same:)

I've been living here for almost six months. I love to be here. The community is really nice, and the staffs are kind and generous. The place is well located becase it is close to UB north campus. Everything is perfect:)

I've been living in the apartments here for over 2 years now and I really don't have any complaints. My bed and bathroom are pretty spacious, and the gym is open 24 hours, which I love. The staff at the community center are nice as well. I think this is a good apartment complex for students in the area!

I WARN YOU! DO NOT STAY HERE!

UPDATE: They are threatening to hire a "collection" agency against me even though I've fully paid my rent. They charge you hidden fees in the hundreds of dollars after you move!

They have violated so much of my rights and their own contract that they should lose their rental license.

Before I begin, the bus/shuttle service is terrible. I was forced to even walk home sometimes. They'll milk you for money through "convenience fees" if you try to pay your rent online, etc.

Furthermore, they do not see you as a human being but rather a bag of cash worth 600$ a month. They tend to neglect requests for maintenance and the apartments reek of nauseating odors.

My old roommate was a smoker and smoked in the apartment continuously. He smoked so much that I had to go to the doctor for health issues. When I complained to the staff, they were condescending to what I was going through and not only did they refuse to allow me to switch rooms, but they also charged me $200 to do so (and that was after they acknowledged my roommate was a smoker). And BTW, $200 is more than their own employees make in a week. The average employee makes around $120 after taxes a week.

I didn't even post my worst experiences here due to privacy.

UPDATE: They are saying because I supposedly did not clean my room good enough, after I left, which is not true, spent hours cleaning everything up, that they are charging me an extra $163.84. They gave me the fine two whole weeks after I moved out. They apparently do this to everybody to extract money. So far I've refused to pay, they are now threatening to send a "collection agency" to come collect my debt. I don't know what that means. These people are criminals and am not afraid to say it.

Genuinely one of the shadiest businesses I've had the displeasure of interacting with. Hidden fees, random charges to your account, extremely slow processing of work orders, and in my experience, unreliable internet. Do yourself a favor and avoid American Campus altogether.

Terrible housing, terrible management! Rude people at the front desk! A student housing who takes advantage of the new comers! They Match you with the worst roomies ever and unfortunately you can't do anything about it once you sign the contract!
There are dozen of other options in the area.do your research!
