American Homes 4 Rent / AMH, Mason OH

I am giving five stars because I contacted Jacob in reference to an issue with the kitchen faucet, he put in the work order, and the very next day Jason showed up and replaced the faucet and sprayer with no issues. Very much appreciated!

Its been a pleasure to rent from AH4R for the past two years. Anything I have ever needed has been taken care of by Kathy Dickmeyer and Jake Woodward. I would diffidently recommend if you are in the market to rent use American Homes 4 Rent with Kathy and Jake.

I honestly believe that this company is just trying to get as many application fees as they can ($35) from people and turning them down just to keep the fee. I applied for a home and we had 5 sufficient incomes on the application, they emailed us back about a day or so later and said we have insufficient funds monthly between the three top people on the application. This company requires that the income monthly be 3X the monthly rent. In my opinion, that is awfully high and on top of that, going off of the pay stubs we gave, the three with the most income monthly had way more than 3X the rent. The lady offered a refund for the fees if we wanted it, I said yes and have yet to hear anything back and it has been a week. We then applied for a different house, but had another person on the application that had a lot better income than any of the people we originally had and thought for sure that we would get accepted. We immediately got declined, so we called the Cincinnati branch for answers. After leaving a dozen voice and emails, I finally spoke to a man by the name of Gary I believe and he acted as if he didn't understand why we got declined. He then asked why I had two applications, "I applied for two different houses? " I replied. " Well, I am going to have to get back to you. " STILL NO REPLY. The only people that actually call me back and give me answers/help is the American Homes 4 Rent MAIN LINE and not the CINCINNATI BRANCH. The screening came back saying that I have too much debt and my credit score is too low. I have one new car on my name that I have been paying on since 2015 with no late payments, student loans all paid off in full and a credit score above 640. PLEASE TELL ME HOW MY CREDIT IS NOT GOOD ENOUGH. I have also been leasing an apartment for a year. THIS BRANCH IS NO HELP WHATSOEVER! IT IS ALL A LOST CAUSE AND I BELIEVE A SCAM TO GET $35 FROM PEOPLE. GOOD LUCK TO ANYONE WHO WANTS TO RENT THROUGH THEM

Jacob has laways been of real help whenever we faced a problem. Since you can seldomly count on the LAS Vegas based hotline whenever you have an emergency, the local agents became my key contact

Poor customer service. After move out, we cleaned the house thoroughly but were still charged $150 for "full interior clean". I addressed this concern with our property manager who was unresponsive and did not acknowledge my request for a revised cleaning bill.

Best company to rent from. All repairs if any done on time. Hassle free. Customer service is excellent. Houses are well maintained with nice interior colors. I would definitely rent from this company again in the future. After having to deal with several rental property company’s this company truly deserves a 100. Thanks AH4R.
