Just listed our rental property with Rain at Acorn Property Management. He was very responsive, knowledgeable, and timely in getting everything done. Did an excellent job with the pictures, video, and rental description and offered good advice. We are looking forward to working with Rain and Acorn Property Management as our property managers.

Very happy with our portfolio manager Rain! We recently hired Acorn Property Management to manage our new rental for us. Rain was very professional, knowledgeable, and efficient! He gave us continual feedback while our property was listed for rent, and found excellent tenants for us in a timely manner! So easy to work with Rain, no stress and great results! We have total confidence in Acorn, very impressed with their property management protocol and procedures. Highly recommended!

We have just recently moved in to a rental property managed by Acorn and have been working with LaDonna. She has been very helpful in assisting us through the application and move in process. She has always responded to our questions promptly and professionally.

Nothing but good things to say about Acorn. Rain who was our main contact was always a pleasure to deal with. Any time we had an issue, such as the snow dented our gutters due to a huge snow storm, Aaron came out and took care of it the next day. Aaron one of the maintenance guys is the man. Really cool dude and very knowledgeable. Honestly, nothing but good things to say about our experience with Acorn.

I recently contacted Acorn Property Management via email with some questions about Oregon SB 608. I was uncertain about how to proceed with one of my properties. The next day I received a phone call from Jim Straub, the owner of APM. Jim was very generous in taking the time to walk me through several scenarios that might work in my situation. He made it clear that he was not an attorney, but he was able to explain things in a way that gave me some confidence in how to proceed. I was extremely impressed with his willingness to share his considerable experience as a landlord and property manager with a stranger who was not already a client. If you are shopping for a property management firm, or are uncertain if you require a professional property manager, I would strongly recommend that you contact Acorn Property Management, before making a decision.

We want to thank Rain, he worked with us in a very professional manner to resolve a problem we had.
The property was in a transition from owner management to Acorn managing, that in its self can be difficult. We had ended our lease, there were some conditions that we accepted, left by the prior tenant, which Rain did not know about, once he checked with the owner and found out this was true he quickly corrected everything and apologized for not realizing what had happened.

I would like to recognize your employees that have been so helpful and proactive with our properties. They are proactive and consistent in their efforts to keep me notified of concerns, and have been very helpful when repairs have been needed. I have been very pleased with the degree of service and attention with everyone at Acorn in helping us find and move into our rental property in Eugene. They even took the extra time to further communicate with the owners of the property to help us accommodate the special needs for our dog. I would certainly recommend Acorn to friends and family. Update 03/06/18
Since my original review we saw drastic improvements. In order to get something done with any company you must stand firm and advocate for yourself. Once we started expressing how unacceptable it was and demanding action the maintenance company, K & M Maintenance, that caused this accident and the owner of Acorn Property Management Jim Straub moved the process along and finished the job that same week. We were given a lot of disrespect from the maintenance company owners (not the guy who did this). But this was their fault, their employee caused our house to flood, damage our items, cause sleep deprivation and discomfort of me and my roommate. In the end, The finished product was beautiful, done by the same person who caused this problem he is actually a very competent guy, and everything is now working great and looks very nice. Jim Straub personally helped us move things a long faster than I've ever seen and were compensated for our losses quickly. He was very attentive and very respectful of our needs. Our stance on Acorn is more positive. Lesson learned here: Know your worth and your rights, don't be a pushover.

Acorn is an extremely unorganized company with no care for their renters, they only care about the money. We moved to Eugene in September 2017 to start a new life, my roommate and I. When we arrived we had/have jobs, great credit scores, and 1 year rental history as well as enough money to sign a lease. Acorn made it very difficult for us to live somewhere, it took them 1 month to process our application, and we've never be Len homeless in our life and we had to be before getting our place with them because they took so long. They even confused us with another renter, I have an email of proof of how bad they are with paperwork. Then after anxiously waiting, trying to get a hold of them and figure out our status, no one talking to us, and having them avoid us they finally talked to us when we went in and said we had to pay a $2,000 deposit on this place for "not meeting their requirements". At that point we had no where to go so we paid it. NOW, we have been living here for a few months and a huge awful situation has unfolded. First when we moved in, there were lots of rust stains and cracks all over the ceiling with mice living there. Then our toilet valve sprayed water and we had to put in a ticket. And now this big thing happened where a maintenance worker was changing out faucets in the bathroom because it was leaking everywhere and all he did was turn the water valve under the sink to turn it off and it immediately BROKE OFF, because the house is made with very cheap equipment. Our bathroom, hallway, and bedrooms flooded with water. Luckily the maintenance guy was able to call a bunch of people to get them in there to start working on it and cleaning while acorn was closed that day for a nice little vacation. My roommate was calling acorn and everyone and couldn't get a hold of anyone until the owner said he looked at his messages and saw our cries for help. The owner Jim came down and was very nice, however he is pushing us to sleep and live there while they are refinishing the apartment but there are wires all over the floor, very loud fans, 90° heat from the equipment, half of our floor in our apartment is GONE, there is exposed wood jutting out, fans in the bathroom making it inaccessible to use AND we can't make food because they had to shut off our stove for power. My roommate has epilepsy and without sleep triggers a seizure so he is at a high risk during this whole thing. They have offered no compensation so far *will keep this post updated* and are forcing us to live here when it's not safe at all. Be very cautious and always have renters insurance AND a lawyer when dealing with this property management company.

Rain worked with us for several months while we got our brother into an apartment and stabilized. Rain was exceptionally helpful and efficient.

I interviewed for an Assistant Property Manager position with this company in early December. At the end of the interview, I specifically asked the two interviewers if I would hear from back from them, either "Thanks for interviewing, however. " or, "We'd really like you to move on to the next step". They both said, "Oh yes, you'll hear from us within the next week! " Well, it never happened. It's been six weeks and I haven't even received a TNT email. That leaves a bad taste in anyone's mouth.

They've bitten off more than they can chew and it reflects in never answering the phone, poor policies, and overall poor customer service.

Everything went along fine, the maintenance, care etc.were great. Until there is a problem, then management becomes unresponsive. As an owner this is when I need good communication.
