So far, I've been really impressed compared to other rental management companies I've had to deal with. I'm renting in an older building. I noticed a weird smell in my new place when I first moved in and called NW Natural who found a gas leak in my furnace and had to shut off the gas to it. RMS within a week or two dropped off a space heater for me to use in the meantime. I then noticed the weird smell was still there and it turns out my stove had a gas leak too. They sent someone out to come make sure I took proper precautions when using it. Within a few weeks more, I had a new furnace and new gas stove. They're very quick to respond to issues and as a tenant I feel heard. Fast forward two months later, I was using my hairdryer while running a water heater (being absent-minded in such an old building) and my power blew out. RMS emailed me back almost immediately after I put on a online request to help me find the breaker box. So far, they've been very honest about things, like the fact that a cleaning cost will come out of my security deposit when I move out because I have carpet, even if it's in pristine condition when I move out. I hope that rent increases aren't terrible when they come around but we'll see.:)

Update to my initial review. Reed from RMS reached out to me to make things right. He was very communicative, caring, and helpful. Used them for years and regret it. We were out of state and they did a terrible job with maintenance requests. Their internal company that does all repairs is totally awful. We just fired them and are realizing there are MANY repairs/installations that were done incorrectly and we're now spending a lot of money fixing it all before we move back in. Examples are: terrible paint jobs, bedroom doors installed upside down, sliding door is on the wrong track and now you can't put in a bar to protect someone from breaking in and mud gets everywhere, they hired several companies to do work that wasn't done correctly as we requested despite giving them very specific instructions, and they painted rooms different colors (not white) even though they said everything would be white in between tenants, and they don't do good walkthroughs in between tenants (one planted a vegetable garden and left walls and all kinds of stuff in the backyard) and there was a helium tank in the backyard when my most recent tenants move in (how on earth did that get there and why wasn't it removed before the tenants moved in) ? Also, they will allow tenants to move in mid month despite this being a hot rental market so you are without rent for 2 weeks (and they won't tell you that). Anyway- they're just terrible. The people who work for them are nice. But things fall through the cracks and they aren't thorough. I will say they brought us these nice tenants I have now. But I would not use them unless you can oversee everything on your property. But then what is the point of paying them?
