Clean landscaping, communicative staff and overall a wonderful place to call home. Riverwood Heights is a true gem of a find when looking for your next place to live.

Not a good place to live. Fell down the stairs in October last year 2019 had 2 surgeries this year from that fall. My sister and brother in law live with me havent been able to pay rent since Feb because of covid still got kicked out and now have an eviction on our record. They have no compassion for their tenants and the one of the maintenance guys did something to our dog when we were not home. They didn't even offer free rent knowing I couldn't work

Not an ethical establishment. Extremely overpriced. Can't recommend at all.

I lived here for a little over a year. They raised my 6-month lease by 10% (a 20% annualized increase) and then gave me hell to break the lease once I decided $1500 was too much for an apartment on the edge of nowhere. The pool and hot tub were closed for the majority of the time I lived here as well, clearly due to lack of proper maintenance (mold growth so bad the entire pool area of the building structure had to be removed and replaced - floor to ceiling), which made me all the more disappointed in such a steep rent increase. I always had a feeling like they wanted me out simply because I held firm that the apartments were already overpriced and my rent should not increase by that much, and I was afraid to go month to month as I felt they would simply no-cause evict me, even though I was nothing but courteous and polite. They were unable to process my rent via credit card upon exit several times, were unable to reconcile differences in billing, and sent my account to collections.

The apartments themselves were more or less fine - that's the only reason for the second star. Nothing special, certainly not luxury. But clean and reasonably maintained, with the exception of unlit and filthy/never cleaned interior hallways. There was sticky spilled coffee in the hallway almost the entire time I lived there.

I felt treated like cattle by management. I just can't reiterate how bad of an experience this was.

The rent is unreasonable. I don't live here myself, but a family member who makes over 20 an hour regularly complains about rent being too damn high for a small apartment

We've lived at Riverwood Heights for about 2.5 years. The apartments aren't luxury, but they're kept up well, fairly priced, and there are more amenities offered than other complexes in the area. The management team is always very friendly and professional, and my maintenance requests have always been dealt with same day or the day after. While I occasionally have to raise an eyebrow at a neighbor (this just comes with the territory of shared living), I've never had any issues or felt unsafe. The only reason I didn't leave 5 stars is because the parking can be tough, but we opted for a carport and I know Monique and the team have handled it the best they could given the limitations they cant control.

I lived here for 8yrs and left my less than 1 star experience with a 8yr review & I had nothing positively to reflect on raising my son at this JOKE of a Business. Please re-post my original review so future individuals and family Know Actually what they're getting themselves into & my TRUE EXPERIENCE of living in this Dump! These pictures are only a small reflection of my living experience.

The people who work in the office are very nice, but nothing gets done around here.

The tenants have no respect for others and have literally no manners.

They let their dogs poop everywhere and don’t clean it up. Almost every single person smokes on the premises and a new smoke-free policy has been “in the works” for months, but nothing has changed.

The parking is HORRENDOUS.

It is not wheelchair friendly AT ALL. My mother has to be carried up the steps to our FIRST LEVEL apartment. There are unnecessary stairs everywhere.

The pool took about a year to finish.

Neighbors stand outside in the parking lot and smoke and talk loudly at all hours of the night. The kids that live here are NOT supervised by their parents EVER and are constantly leaving trash all over the grass, running around the parking lots, and causing commotion.

The apartments are so overpriced for what you get. I have never hated living somewhere more than this place.

I specifically applied for these apartments due to a prior felony 8 years ago. Read the criteria VERY CAREFULLY stated that the type of Felony I had was acceptable as long as it has been more than 7 years (Its been 8). I would have NEVER paid the application fee without being clear about that. Denied due to the Felony, spoke with the tenant screening service and they dont know why it says that in the criteria, they of course look at all felonies and deny based on them. WOW what a scam. Should have known, look at all the bad reviews! Its probably a good thing. TINY apartments. AMAZING that they would not accept someone with an old felony considering all the reviews. NOT a good place I suppose for someone in recovery, sounds like the drugs are everywhere. Wonder how they passed the "screening"

When I moved here 9 months ago my biggest problem was the ratings on maintenecce. Siince I have been here maintenence has actually been awesome. My other only concern was about concerns of garbage and overall cleanliness. The only time there is trash around is it is a day someone working. Have watched many times workers stoptopickup any trash in the parking lot. I really feel feel lucky to live here and I was very scared when Iread the online reveviws. Be sure you check when posts are made as this is a great place to live

Its a good place so far.things keep breaking but the maintance guy is on point.i actually like living here.and i plan on renewing my lease.the managers are great and my neighbors are cool.the pools are a hit with my kids too.havent been to the inside one yet but it looks fun.so its a little spendy.but its the nicest place i been in since i was like 8.lol

Used to love it here but everyone smokes all over the property and dogs run off leash and there’s dog poop everywhere! The dumpsters are flooded with trash weekly. And the neighbors above my mother have been complained about many times for noise complaints and they still there

My biggest regret in life is moving into this complex and not looking for better options through local programs and channels.
It's not worth the mental anguish and undue hardship to even look at this place as an option. Save your self and move to Beaverton. Tigard has nothing to do anyway.

This place is horrible. I dont even live at this property but am a neighbor to this complex. They are horrible neighbors to everyone surrounding in the King City and Tigard area. Everyday we have to deal with loud music and even through the nightime.the staff doesn't care (Ieven called to complain during office hours). If I have this big of a problem as a neighbor I feel bad for the actual residents of this complex. The next call will be to Tigard to file a complaint.

This sucks, i walk in for an appointment that i had with Kendra to tour the apartment and to look at some 2 bedrooms place, i was there on the day and at the right time and she did not even came to the door, send a maintenance guy to tell me that she was on launch and that our appointment was the next day.i was shocked to hear such a lie coming from a leasing person.unfortunally.i guess i should of read the reviews and pay attention to what people review

Long story short:
Don't do it.
Live in your car.
Live on the side of the road.
Live in a tent.
You'll be happier.

(August Note-I was right. Still construction. Was advised it would be a couple months and it is now going on 7 months of construction and they keep adding projects. Unless you like waking up to hammers, loud workers, and jackhammers- don't move here.)

They advised us our building was done with construction when we moved in in Jan. It is now almost July and they're repaving the road, working on the room behind us with table saws and other loud horrible equipment, we still have our apartment # written on a blue piece of tape, and our apartment isn't painted yet.

I would bet on my life that they are going to do construction until we move out, which is going to be in November, when our lease is up.

That day couldn't come soon enough. I'm tired of living with police coming here every night because our neighbors aren't the best and the dragging of construction stuff all time. At least they don't store the ladders right next to my window anymore, since I went crazy lady screaming on them at 6AM when they were moving them.

AKA. This place is sleep hell. You'll never sleep. If you're new to apartments, this will make you want to sleep in a trailer before ever thinking of apartments again.

Why did I give them the second star? Because sometimes they are nice. They got us a new dishwasher when ours originally made dishes dirtier. Granted, our toilet still doesn't work properly and never will. We take what we can get here, praying for the day to leave.

They staff are horrible. Everything is horrible. Crappy weather sealing. Have fun with a $600 electric bill each month in winter. This place is extremely overpriced. Pay same rates for nicer and better in downtown Portland! Pay $100-500 less just down the street! Don’t waste ur time. And save itself the pain

This place is amazing! Hit the pool, work out, high ceilings and a very spacious apartment. Kendra is amazing in the office, and we love this place.

I have lived here for 2 years and couldn't be happier. The office and maintenance staff are always very friendly and quick to respond to anything I need. The property itself has recently been updated and looks fantastic. I can't imagine living anywhere else!

As a neighbor of your complex, might I suggest you try ALOT harder to clean up your dog poop. Cause right now, it is looking like you all are nasty.

Do not move here, the construction is obnoxious. The staff is as helpful as a wet blanket. DO NOT MOVE HERE. I've been waiting for a parking spot for over 2 months. There's absolutely no parking for visitors.
