Anchor is truly the perfect company to manage rental properties in Philly! They do it all, including searching for new tenants and vetting them, collecting rent, performing maintenance as well as full rehabs, even paying utility bills and property taxes if you ask them to. I love their portal which makes it totally seamless to get paid through direct deposits or contributing funds to cover repairs. Zero overhead for property owners.

The most unprofessional company I have ever dealt with. I gave them my money 2 weeks before moving after the viewing. I noticed a lot of things off about the property but I asked would these things be fixed before move in and was told yes. Only to get there on mobile in day to find nothing had been fixed. There was a dead rat and poison all over the downstairs and basement area. On top of that I had noticed mold and a plant smh yes a plant growing out of the kitchen ceiling. The stove and sink were also broken. The trap under the kitchen sink was propped up by a center block. I called about all the issues and they sent a guy to check my windows. Would never recommend this company to anyone.

So if you have all that on file you would also know that the property is no longer under your management because the owner decided your company was unprofessional and unfit and he also gave me my security back we never seen a judge. So your file should also have that included correct? So that’s not disproving anything I said. So back to why you sell rat infested properties because you did not really address anything

Excellent, highly professional, and personal service. Management is friendly and easy to reach when needed. They really fallow through with requests. Well rained office staff returns calls promptly, understands customer service and has earned my trust in their business.

I need a current e-mail for this company to discuss my issue with a new tenant. I tried the email on your website and it is not a valid address.
I should not have to deal with a tenants marijuana smoke where my children and I have resided for 7 years, smoke- free! Also, this tenant abused our family cat. This has been within one week of living in the unit beneath me.

What a nightmare! Do you screen your renters?

Horrible staff. Eveythime I call them I either have to deal with the new receptionist with a attitude or a property manager with an attitude I liked the old receptionist nice and professional. These people dont know professional if It smacked them in the head

TLDR; Anchor Reality is just another rental company that exploits college students. I truly feel dehumanized by their terrible customer service.

Anchor Realty promises free WiFi at two locations as far as I know, my location being one of them. The Internet is slow and unreliable, clearly not capable of adequately serving 9+ students and their devices. Netflix, Hulu, all of that, does not load. It does not work. We were promised a free service that is not reliable which is completely unacceptable. It is clearly stated on item #8 on our lease that the landlord pays for WiFi. They refuse to accommodate us with faster Internet because they don't want to pay for it. They told me it's my problem to deal with essentially. They want us to purchase our own, despite promising, and enticing us with a free service. This is completely unacceptable.

Anchor Realty also requires you to pay for a plumber/technician if you have any water/pipe issues. If you want to live around Temple, I highly recommend Temple Villas, and other Temple rental companies around the area, because most of them have their own maintenance team for free. I know Temple Villas maintenance will solve your problem within 24 hours. They also allow you to text a maintenance person, which is super convenient. I'm just saying, it's not worth it to lease with Anchor realty when they make you pay for the smallest maintenance request. In fact, I was charge $75 WITHOUT NOTICE for a light bulb change. I'm 22 and have a part-time job, tutor and babysit to pay for all my bills-Do you REALLY think I can afford a $75 light bulb change? Do you logically think I would have paid for that if I was properly notified of the estimate?

There are also squirrels in the walls of my apartment. They are really loud and will wake you up in the morning. You can hear scratching, walking, moving around.

I did not lease with Anchor Realty. I leased with Cecilia Resnik. I wouldn’t have signed with you if I had read the reviews online. I read a horrific review about a woman with a child who leased from your company who was not informed of one of your buildings having lead paint. I can only hope your company gave justice to this woman, but it didn’t look like that from the review.

If I had known your company would deny my roommates and I efficient Internet even though it’s on the lease, lock our backyard without giving us a code to the lock, not give me maintenance request payment estimates, and invalidate my thoughts and feelings, I would have never signed. But that’s the thing-I didn’t choose to sign with you. I signed with Cecilia.

I saw a beautiful home on Zillow and wanted to see this property so bad. If it was anything like the pictures in person, I was ready to take the property off the market today. A gentleman returned my call and he sounded annoyed from the start of the conversation which made it hard to be excited about the property. Making an appointment with him was close impossible. Apparently his last appointment during the work week is 4pm and he won't allow you to make a weekend appointment with him before Thursday. I told him I really wanted to see the property and would be willing to leave work early (from King of Prussia) to get there by 4: 30. It continued to be a frustrating conversation after that. What a piece of work? !? !? Who treats a potential tenant this way? What realtor, trying to rent out a family home, is not flexible with his schedule? Most people seeing properties also have to work during the day. I can imagine it's hard for realtors to tell the difference between those who are serious from those who are not, but it comes with the job. Between the agent's demeanor and reading the other reviews, I'm quite scared and maybe this is a sign for me to not do business. Companies forget that customer service is everything. It's unfortunate because that house needed a great tenant such as myself. My partner is convinced this is the house for us so I'm going to let him handle it going forward.

I will update this post after we see the house. But I stand by my initial post based on the service I was given.

UPDATE AFTER COMPANY 2nd RESPONSE
What an experience? ! Company’s original post was very slanderous but come to find out that it was quite a unique situation where I shared the same last name with a financially unattractive applicant that was interested in the same property at the same time. Go figure!

I appreciate the company’s apology and correction of statement. Although the thought of my family living in that home gives me warmth, my very short experience with Anchor Realty, mixed with the reviews below, tell me this is not the company for me. Great customer service goes along way with me. It creates understanding, patience and loyalty.

I like to give honest feedback to the public as I depend on your feedback to make decisions. I cannot advise you one way or the other to work with this company as I did not have the opportunity to work with them. They have very good reviews and then very bad ones which makes it very hard to make a sound decision. I'm personally going with my 1st experience. I was very excited and pumped to see that home. I believe it's the job of the realtor, especially if it's their property, to keep you that way. I was a good applicant in a sea of bad ones (I guess). Hopefully Anchor Realty will see this in make a few changes.

Off to see more properties!

Anchor Reality NE has been my real estate agent for over 2 years. Very happy with their services, everyone from the top down is very professional and they seem to care about my needs as I navigate issues with my tenants. Bryan, Walter, Megan and Briana (i apologize if I leave someone out) have always been quick to respond and address any issues that come up. Highly recommend them.

DO NOT RENT FROM ACHOR REALITY

I don’t believe they deserve one star. Anchor Reality does not handle business properly meaning no one see that things gets fixed by the landlord before signing the lease instead they make come to the office then find out nothing was done. I have 8 month old baby. They knew they needed to check for led paint a month in advance from moving in date but said nothing until we came in the office to sign. I even called 2 weeks before to make sure there were no hiccups and was insured everything on the doc list was taking care of but not true. Nothing got done from the list.

Best managment company that I ever work with. All the issues that appeared over the time were quickly taking care of with no headache for me. THE BEST!
I just want to say that the staff is extremely fast, efficient, and friendly. Walter signed my lease with me two months ago, and answered every question I was curious about.
Brianna and Megan in the client relations department always helpful and nearly break down my account summary every month because I can't seem to crunch these numbers myself! LOL.
When I was having issues with my refrigerator and toilet that wouldn't stop running, I was directed to to the maintenance hotline. After I submitted my service request Yesenia and Brian worked quickly to make sure these issues were taken care of for me.
As well as Michael, the lovely receptionist, and Mr. Rob for showing me the unit - as a whole I love the staff and company! I've made a great choice.

Keep doing what you're doing, and I will be sure to keep calling in and nagging you girls in the client relations department to help me with my ledger! ;)

Walter and Bryan have been very helpful to us whenever we have had an issue over the past two years. They are prompt to respond and get any issues resolved quickly. The online portal is great for payment and reporting any maintenance requests as well.
