Would give 0 stars if I could. Staff is not helpful at all in answering your questions, very rude, and you can't ever get a clear explanation for things. Stay away from ARPM.
Edit: Classic ARPM, trying to pin this bad review to one event described below. It's interesting that I wrote this review months before said event even happened. Instead of actively researching all the bad reviewers on here, focus on fixing your old plumbing fixtures so they don't malfunction from regular human use.

Beware of fake reviews! Should have at most two stars but it has been inflated by fake reviews by ARPM. ARPM is a terrible rental company and it’s only a matter of time before they go out of business with all the new companies coming on campus that actually run fair management practices.

My friends and I were looking for 3 one bedroom apartments right next to each other at Park Hill which isn’t always an easy request. Luckily, we were able to work with Mary and she helped us find exactly what we were looking for. She was so helpful, passionate, and caring. She truly made the whole process so much fun.filled with laughter and smiles!

ARPM is the single worst landlord in State College, but that is not why I’m writing this review. I’m writing this review to talk about one of the most wonderful people I’ve ever met, Kathy Moore, an employee of ARPM. She is the most kind hearted, nurturing and honest women I’ve had the pleasure of meeting in the state college real estate scene. However, with her soft voice and lovely attitude, I have no doubt that these values and traits rub off on all those that come in contact with her in any walk of life.

If reaching out to ARPM, I highly recommend ONLY Kathy Moore for the reasons stated above.

THE WORST COMPANY TO LEASE FROM. SCAMMERS. AVOID AT ALL COSTS.

I always paid on time but ARPM is doing what they do best: lying. Like when they charged me $250 for “removal of furniture” that was already there left from the previous renters and is probably still there since they probably didn’t move it anywhere and charging me for “deep cleaning” even though the apartment was absolutely disgusting when me and my roommate moved in so obviously no one cleans anything. I did try and discuss these charges with the company but got absolutely nowhere because obviously there is no way they would return money. Not a surprise this company is being SUED for SCAMMING everyone.

I honestly wish I could give this horrible establishment negative stars. The staff is incredibly rude and do not care about the tenants whatsoever. Thank god they’re being sued for deceptive practice.

ARPM was so helpful for my roommates and I! Our personal helper was Mary Quick, and she went above and beyond to find us exactly what we were looking for. Highly recommend if you are students looking for an apartment at Penn State!

Doug is amazing! He has come by multiple times to do maintenance on my apartment and is always very friendly and gets the job done right. He looked into my maintenance history after my toilet stopped working for a second time and decided to replace it instead of just temporarily fixing the issue. He truly goes the extra mile and it is definitely appreciated and shouldn't go unrecognized!

I just want to do a great big shout out to Mary Quick! She was very professional And went the extra mile for us. During the time that we were looking For an apartment, we found an one, But as things happen out of our control, by time we got back to her office the apartment had already been rented, but she quickly found us another replacement that actually was better so thank you very much Mary for all your work.

Garbage management company. Rude and unprofessional. Be prepared to be nickel and dimed over maintenance charges that they create for replacements. 0/10 recommend.

I had a wonderful experience working with ARPM! I would highly recommend working with Mary Quick she helped me so much through the process of looking for an apartment. Her kindness, expertise and commitment was above and beyond. I can’t thank her enough for her time and effort in helping me find the perfect place.

Worst property management service I have ever dealt with. I would recommend looking at an apartment complex that is not managed by ARPM. They charge you for the smallest things. They had to fix a faulty sink at my building and we were charged for them damaging the wall when it was the contractors fault. Service is also awful and staff is very rude and unprofessional.

The WORST company I have ever rented through.they do NOT care about their tenants at all.the people who work for ARPM are the nastiest people I have ever had to deal with. Do NOT rent from them unless you want to be disrespected every time you have an issue.

I realized after a long day of work that I lost my keys to my place at 4: 55, the office is suppose to close at 5. So in a panic, I called ARPM and one of the landlords agreed to stay an extra 15 and give me a key to let myself in. They will take care of you if you use this company!

Mary gave us a great experience. She was very kind and accommodating which most people dealing with apartments aren’t. She helped us every step along the way and answered every question we had directly and truthfully. She went above and beyond in making sure that we were happy and satisfied with our living situation and ensured we would end up in an ideal situation including offering us options we didn’t know about to make sure we were as satisfied as possible.

Our son is a second year ME student at PSU. Studies hard and works hard. We (he has) have no time to waste or worry about apartment maintenance. Cheryl Kalmbach at ARPM has been our contact at the Rental Agency. She has successfully addressed any and all problems we’ve had. Although there haven’t been many-she quickly gets it corrected. Company will only contact you when they need something from you. WILL NOT GET BACK TO YOU. Disgusting rude employees! Do not use this company!

People in the office I have interacted with were nice and the maintenance is timely, however this general satisfaction was spoiled when I was charged $168 for them to not fix my malfunctioning fire alarms
