Good rates however I should warn prospective tenants there is a $50 per person application fee. There is also a $100 non refundable fee for being approved. You are required to sign the lease in 24 hours or the price could change. We ultimately chose to live somewhere else and lost the $100 deposit. TLDR: Don't apply unless you are 100% going to move in.

Unless you're interested in continually throwing your money away, stay far away from Waterview Apartments. Management will use every opportunity to make money. The rent increases each year with little explanation. The swimming pool is nice, however the remaining amenities such as a tiny fenced-area known as a dog park and a small putting green which was never opened are just ways for management to increase prices. Parking used to be free, however, management has since started to utilize monthly fees for the premium spots close to the entry of each unit. Little to zero accommodations are made for the residents. I will note that everyone I have met at Waterview, outside of management, was very kind and are great neighbors.

Waterview was our first apartment and we lived there for two years and loved it. Jackie worked in the office the entire time we lived there and always was exceptionally helpful and friendly. It was always a pleasure getting to talk to her and I always preferred her assistance. She always resolved any issue we had quickly and professionally. Thank you!

I have lived at Waterview apartments for a few years now and the experience so far has been good. The location is great, there are a lot of stores nearby and there is easy access to public transportation. The current management is good. They constantly update various amenities around the apartments, and they have really good communication with the residents.
The management team at the office are efficient and very friendly. The communication response time is fairly quick and maintenance requests are dealt with promptly except in the case of any large number of requests.
*Something to consider*: Some of the buildings have really thin walls and sound travels through the apartments. This means little to no privacy in your apartment which is an inconvenience from time to time and something to consider when looking at the apartments.

Overall, a good apartment living experience.

I have lived at waterview for one year and I love it, it feels like home Jackie is very wonderful and very helpful every time I need her! It is pleasure living here and I am very thankful!

Since the moment I came to Waterview Apartments I have felt like I was at home. Jackie welcomed me like I was part of her family. Showed me an apartment that would fit my needs. Since I was a quick move it, I was able to get an apartment within a few days and move right in. The few minor maintenance requests have been done within hours of the request with no issues. Jackie and Tracee in the office are so good at what they do and make the process so simple, answer any questions you have with such a smile on their face. Waterview is always adding thing to make you want to be here and easier for you to live an active life. I love that there is a bus right outside the complex. Waterview keeps the grounds well taken care of and the units are upgraded. Plus so much space in the units as well! Thank you for welcoming me home!

I am going on 2 years at Waterview. I am very happy with my time here, the apartments are spacious, up to date and private! (walls are thick) the leasing office is right on site which makes it super convenient when you have questions or need help with anything. Jackie is the first person I met in the office and she is always so happy and kind. She listens and will be patient with you until she helps solve whatever concerns or questions you have. They are animal friendly which is a huge plus too (I don’t have a furry friend yet but look forward to it) and the grounds are kept well. It’s a great location and place to call home.

I moved here in July and have been very happy so far. The minor maintenance requests I have made have been dealt with promptly and without issue. The property owner is constantly adding things to make this community a better place. Jackie and Tracy in the leasing office are very friendly and helpful with any issues.

I love living here! My apartment is super cozy. The staff is extremely kind, helpful, and thoughtful. Maintenance requests are dealt with quickly. There’s a gym, a pool, a playground, you can have pets here - it’s a dream.

I have been living here for more than a year now. Initially everything looked good but things started to change off late. The new management, Morgan properties, took over in April and things are mess ever since. They keep changing site representative which makes it difficult to follow up on any request. They are taking more than 3 months for adding name on lease with site representatives changing every time I follow up! THe Rents have been HIKED but stillS ome of the apartments don't have Air Conditioner in the smaller rooms which is quite baffling! Some apartments with less rent have Air conditioners in both room! It was quite hot and humid this year but our request for air conditioner or some provision went on deaf ears!

In just researching the reviews I did at least have to submit one for prospective residents. First of all I have never seen a roach on site and wouldn’t live here as I have been since July of 2015 if that were the case as I don’t do bugs let alone roaches as one review reads. So even if you don’t take my word please come see the property and take a tour for yourself! As far as the leasing office while you may have to call 2 times before you get an answer you can always get someone to help between 9am-6pm or on Saturdays 10-4. Also you have a resident portal to put in maintenance requests and monitor your rent ledger to make payments etc.since Morgan Properties has taken over I have had no issue with follow up as noted in one review. The property is maintained and they are actually mowing the lawn as I type this! Long story short this place as been my home and will continue to be my home for years to come! Also there is a 104 bus that has amazing hours of operation so if you ever want to get into Philly or are just having car trouble you can easily take that bus and not drive and it drops you off and picks you up right by the apartment! Come check it out for yourself and take a tour if you are considering it! Jackie in the leasing office literally is the best and always answers my questions.

Awful experience trying to get in touch with corporate regarding lease renewal options and potential negotiations. Shorter lease terms are cheaper? How counterintuitive. Just need to talk to someone who can help my roommate and I out here. And just emailed who I believe to be the interim prop.manager as old one seems to have been fired. Hopefully can get a response.

Hi I am a long time resident. I have been here for awhile and watched her work very hard to meet everybody’s requirements. There is always something going on which may be why some requests may not be met. Between switching owning companies, and major snow problems, there is a bunch of crazy things going on. Please do not listen to the bad reviews because they are not true. There have never been roaches, there have been ants in ground floor apartments but those are easy to remove, and wasps are from people who leave the hallway door open to get inside. The apartments here have great potential when decorated correctly. The only thing I dislike are the ground floor apartments. They get kind of annoying because it is easy to track in dirt from your shoes if you use your sliding door if. Otherwise I think this place is great in everything they do. Just remember the reason you may not get a reply to your email is because they is something else probably going on elsewhere. The people who work here also may have things going on at home so that could also cause things to slow down. Anyways I would recommend this place to anybody who likes spacious apartments and nice places to live.

Staff is not very helpful and are hard to get ahold of. Moved in and there where roaches in the hallways and in the apartments. We also had a problems with hornets coming in through our window unit. They have been impossible to get rid of. We have put in multiple work orders months ago and have not herd anything back. Would not recommend living here.

I personally have lived at Waterview Apartments for 6 months now and I love it! The apartment is perfect! Great space, and the prices are very reasonable! Jackie at the front desk is so kind and helps out in every single way she can! If there is every a problem retaining to maintenance they have someone come to our apartment that day or the next day. The pool is a great size, and always has people at it - but it is never too crowded.

Terrible- my apartment is on the ground floor- mold, ants. I put in requests for repairs including the ant infestation and never fixed.shady with the charges.dirt and mud got in through closed windows, dishwasher stopped working right. I was told to communicate by email- but there is no response. I am moving out, I was planning to move anyway when I moved in for a short stay, but I would have moved out because I can't live with mold and ants

Nothing but overcharging and hidden fees living here. Moved in last June and have had nothing but problems. Grass is always crazy long and hidden holes to fall into when walking my dog. Dog stations are not maintained enough and they are usually overflowing and no doggie bags. The washing machine sign saying “broken- do not use. New one has been ordered”. Has been there since moving in. So the whole building shares one washing machine. Roaches were non stop and they were very slow about getting the exterminator here. He’s only been here twice and even then the notice was awful. I have to get my dog out so the guy can come inside my apartment and need to arrange to have someone take him out since I work. They tell you after you are gone for the day. HATE it here. Can’t wait to move out!

Do not live here if your a veteran! Heartless. I have my gf living here, i had a 2-3 week gap between moving into my new place, gf helped me out. I have a service dog. Im kicked out tomorrow or my gf is charged for my SERVICE DOG which is ILLEGAL. I got 4 days i have to sleep in my car, im next to 0 ° tempatures. Now since my friend gave her 30 day notice, her rent magically went up for some reason? I would never recommend this place. Sorry vets. Hope they see this.

It is nearly impossible to reach the leasing center by phone-they do not have a way to leave a voicemail-the call gets forwarded to the operator of all of Home Properties, so you have to keep calling, or stop in you have a question or problem. One time we had a maintenance emergency (a squirrel came up through the septic tank and was dead in the toilet) and I had to leave to drop my friend off at the airport early in the morning (it was a Saturday, and was afraid it would not get taken care of because I couldn't reach the leasing center by phone, and they are closed on Sundays. They are short staffed and disorganized. We were not informed our final bills would be taken out of the security deposit check, and I was shocked when we received less than half of that, with no verbal or written explanation.

Aside from that, we had a positive experience. We had quiet neighbors, the grounds are kept fairly well, and everyone is friendly.
