Prior to moving in, the community seems like it's a great place. It's a roll of the dice with what quality of neighbors you get though. After you've signed away your money and are moved in, upstairs neighbors are allowed to be as loud as they want and the office staff will do nothing for tenants who need to actually sleep at night. The office staff are polite, but ineffective and rarely respond to email or voicemail. Living here has been a near-daily nightmare, and my only recourse is to move out to escape the noise.

I wanted to extend a kindly thank you to Manager Ms. Julie Hernandez and her office staff including Maintenance team
(Mr Ernesto Pedrosa) for the excellent job and constant work to bring up my apartment needs and this beautiful community in which we live, remembering that we are also the ones responsible of our choices keeping it clean and following the rules at 10X for benefit of all to enjoy.
Sincerely I could live here another 10 yrs.
With great location, excellent views, and a office team that works with you and for you.

Amazing complex! Lived here for 2 months now and wouldn’t choose any other complex in Austin over this one, and i’ve see many of them. Leasing office stuff always been very helpful, professional and friendly to us, always did what they said they would. Maintenance team is great too, they address work requests almost instantly. The views and the nature around are fantastic, as well as all necessary stores are within 10 mins. Cool residents too, everybody is nice and don’t cause any trouble. Gym equipment could use some upgrades, but that’s about it.

I love living @ 10 X! Julie and Team, Amber & Janelle, Chris are the absolute BEST! I have called this ""my canyon" and will continue to. It always gets looked after, super sweet attitudes. This is a family driven community. Best Dogs Ever!

Lived here for a full year now. Just renewed for another 15months.

Overall, I’d recommend it… gorgeous vistas, a nice pool and gym, and a feeling of seclusion that I have not achieved living in other parts of Austin, RR, and Cedar Park.

There are minor flaws here and there as is expected anywhere, but as a whole, the complex is great, it feels very laid back, and the neighbors are friendly and wave at you in the mornings.

The few times I’ve put in work orders, they get resolved the next day, not to mention how helpful the leasing agents are, they really help puts you mind at ease.

I absolutely LOVE living here, the view is breath taking, neighbors are nice and the office people are very helpful and professional. I would like to give a special shout out to Amber and Julie, they go beyond their way to make sure things are done right.
The maintenance is on top of things as well.
I’ve been here for 2 years and will be for a while.

After living here for a couple of years, I love living up on this beautiful hill. I feel safer here because it’s not only a gated community but the location is not in a commercial business area. It is 10 minutes from downtown, 4 miles north to 183 & the Great Hills shopping area, 10 minutes to the Domain shopping area and only 5 miles south to Bee Cave/West Lake area. You could not ask for a better location and the view are fabulous!
With this years ICE storm, a couple of buildings still had power. One being the office. The staff were quick to offer the office and social gathering room to residents 24/7. Large social gathering room with a gourmet stove, oven, fridge and always has free tea & coffee. There are plenty of tables and chairs and a very large sofa sectional in front of the TV. The big screen television was great as we could watch movies and some residents even brought their video game systems! There is a beautiful fireplace, shuffle board table & an electronic dart board game. Residents were in and out cooking, charging their devices and working once the internet was restored. It was a time to gather and meet residents that we would not have met otherwise. We were without power for 4 to 5 days. Snacks and drinks were restocked daily. We could not have asked for a better situation given the circumstances.
There is a wonderful infinity pool looking out over the beautiful hills and has a granite cooking area with 2 very nice gas grills and a granite bar with bar stools. If you want a little more privacy for an small intimate group, there is a smaller private area with an additional grill and a table & chairs. The pool has recently been renovated with cool surface all around it. Pool was resurfaced as well as the furniture all replaced. It’s a nice retreat for residents.
I have met a wonderful friend here that I walk with. Her and her husband are professionals, love living here verses a house & all the up keeping requires. They are longtime residents, retired and have been here for 11 years. This speak highly of the staff, service and location.
The office staff has been quick to address my issues, and have compassion for the residents here. I highly recommend this complex to those working downtown, going through life changes & those with disabilities of all kinds.

Love this community! The neighbors are amazing and a pleasure to get to know. They really embody the word community. Amber in the front office has never hesitated to assist me with any of my needs with a smile! Julie is also very personable and eager to help. It’s been a breath of fresh air dealing with both these ladies in office. I can’t image running a property this size, but these ladies make it look easy! The views from the property and the amenities has only added to the overall experience of 10x! Nothing in life is perfect, but they do a great job at striving towards it!

Genuinely a nice complex and they're only getting better with time but the severely limited free parking is truly a deal breaker for me. If you plan to stay out late paying for a reserved spot is necessary otherwise you do risk parking across the (incredibly huge) property.

We love this community. Amazing views, great neighbors, amenities and access to hiking trails. The staff is friendly, Amber at the front desk is very helpful and proactive, Julie the manager is personable, accessible and genuinely invested in creating a good experience for residents. The new maintenance team has been quick to respond to requests. Overall great experience.

My friend and I were very excited to look at this complex from the beauty of it being in hill country, the amenities, and price. We were in the area yesterday and decided to stop by to see if there was any availability to tour or schedule an appointment if not. The leasing agent working that afternoon was extremely rude and condescending with every response. For some reason she seemed annoyed that we weren't working with an apartment locator and kept rolling her eyes. The lobby got busy and she let us know she didn't have time anymore to take us on a tour, which we understood. But the conversation leading up to us leaving left a bad taste in our mouth, and we decided not to schedule an appointment and come back. Customer service needs to be drastically worked on here.

I have very little complaints about Gables Grandview after living here for about three years in two different units. The complex as a whole is well kept, has extremely courteous staff, and is in a fine location if its lack of walkability does not bother you. Despite the seemingly frequent turnover, I've never had unpleasant experience with any of the staff; they are always accommodating and friendly, and any maintenance issues (of which I've had few) were answered promptly.

The location is lovely, but as mentioned don't expect to be able to walk anywhere unless you happen to work at the Indeed office right down the hill. Almost every area I frequent in Austin is under 25 minutes away, and it's a super quick drive to the nearest shops and stores for your daily needs. The rolling hills of west Austin also provide a wonderful view, and there's easy access to some great outdoor areas like Bull Creek, Emma Long, and even a winding hike and bike trail right on the apartment's property.

Other amenities include outdoor BBQ pits, a pool with a scenic overlook, and a fairly standard apartment gym. The staff also has community events fairly frequently.

The apartments themselves are very nice, especially if you can catch them at a good price. The kitchens are fitted with fine cabinetry, granite countertops, and modern appliances. All units come equipped with a washer and dryer. Most units are carpeted except for those with no units below them, which have nice hardwood floors. During my first year I rented a 2/2 unit with a roommate. The floor plan was spacious and allowed us both privacy. My second unit is a 1/1, and the smallest plan they have available. I like the layout, though do wish it were a tad larger. Some units have an extended living area instead of a balcony/patio. My second unit is on the first floor looking into the parking lot, and for whatever reason it has a patio, but I would much prefer it to have the extended living room since the view from the patio isn't exactly glamorous.

The only major complaint I have, which was a deciding factor in not renewing my lease, is the parking situation. Due to the placement on the hill, the apartment complex has very little parking available. This is both a problem as a resident and for my guests. For residents, it can sometimes be difficult to find a parking spot close to your unit, especially at night. My roommate, who used to work nights, even came home early one morning and claimed that he could not find a single open spot in the entire complex, which is unacceptable. This was before the apartment had any rules regarding guest parking, however. There have since been designated guest spots put in place, however they are so scarce that it's extremely lucky to find one when you need most need one (such as weekends). UPDATE 07/06/18 - Visitors now must be registered in the office for every visit (and must still be parked in a guest spot), and must re-register every 24 hours. This is absolutely ridiculous, so if you have any friends or enjoy the general company of people at all, then I recommend looking elsewhere where you don't have to put in an application to see your friends every time.

It's an unfortunate problem that doesn't have a clear solution. If you're someone like me who often has company over, this may not be a good place for you. Also, don't be fooled if you get a good deal on a unit, the rent is likely to increase significantly when your lease if up for renewal. My other gripes are minor, such as a the aggravating speed bumps scattered throughout the apartment road, but I understand that these are a necessary evil because people do tend to drive way too fast through the complex. Dog owners are also pretty bad about picking up after their pets, however this is a problem everywhere and not at all the fault of Gables.

Overall, Grandview is a fantastic apartment community that I have very little negative things to say about. However, the parking problem is severe and should be considered by anyone looking to move here.

DO NOT LIVE HERE. They never respond to emails, they don’t leave voicemails, they don’t fix requests no matter how many times they are submitted. Truly the worst management ever. They will add late fees even after THIER OWN payment system is what failed. They say they offer flexible payments, but also provide no communication and will add hundreds of dollars of additional fees and won’t even notify you. The apartment complex amenities are never open or always under construction. The mail packages are always wrong. Or they lose packages. There is absolutely nothing nice I can say about this complex or my time here. I cannot recommend enough to STAY AWAY. I cannot be more thankful to be moving away. The views might be nice, but that is all this place has to over. The horrible experience will not make it worth it.

I will have to leave a review to get managements attention! I left like 4 messages, emailed twice and still did not get a call back yet. Unbelievable this places customer service is zero star. It took us like a month to get our mailbox key when we first moved in. NEVER responds to emails and calls. I don’t ever leave reviews but just have to for this place. Management, do something!

I love the view but there is now so much crime here. My car was broken into and mail is being stolen. It’s a pretty common occurrence to walk outside in the mornings and see at least one car broken into. If you order something, there’s a huge chance your package will be stolen from your door. If the package makes its way to the leasing office you will have a very difficult time of recovering it. I know several people who have never located packages because they were either stolen or management claims that it was never delivered. Management is very difficult to deal with and are notoriously hard to reach during normal business hours. The scenery and setting is phenomenal but you have to put up with frustrating management and crime.

Amazing views and amazing community! Dane Rodriquez was super helpful. I want to bring this to the attention of property manager that he is always welcoming and really wants to help people. He needs to be appreciated for work he is doing for 10X Living. Also all my interactions with Carl and Maggie have been great.

Pros: -
I have been living here for more than 3 years now. Property is at a very good location. There are ample of trails around and downtown or pretty much anywhere in Austin is just 15 min away. (because this is centrally located near Pennybacker bridge). New management is very responsive and all the work orders get fixed very quickly.

Cons: -
There have been few problems (mail room, pool, entrance gate) but over past month have seen all of them get fixed which is great!
Pool needs to be cleaned regularly.
Gym is small (when you compare it to the number of residents living here)
Also staircase needs to be washed (power-wash them). I haven't seen this done in a while.

I look forward to staying another year as new management looks like are making the necessary improvements. I will happily make it 5 stars if cons get fixed.

Overall I recommend this apartment to anyone new to Austin. You won't regret moving here, great community, fast maintenance team.
