I lived here for a year and I wouldn’t recommend it to anyone. Initially they had a good maintenance team but none of the guys I worked with are still there so idk if that holds true still. I like that you can get vinyl plank on the third floor and it had a washer/dryer in unit. The dog park is huge and it’s their best asset.
However, the walls are super thin. For example I could hear my neighbors alarm clock every morning and music After 11 almost every night. And on some days my downstairs neighbor and next door neighbor would blast their music at the same time and it would be inescapable noise. Even from my building (5) I could hear the cars from mopac—they Legit street race there and will just go in circles around the block. I would NOT Recommend living in any building by the roads. Parking in front my my building was always an issue and although I was on a waitlist for the carport I never got it the entire year I was there. Not to mention they made absolutely no efforts to help with Covid crisis other than shutting down all the amenities and continuing to send reminders about “rent payments due and best of luck getting help finding the funds. ” When I had to go month to month due to delays from Covid they increased my rent over almost $400 per month and told me it was absolutely non-negotiable. The gym is meh and they didn’t even have proper wipes to clean it after they finally reopened it from the pandemic. They were more like dryer sheets? The office staff is difficult to get ahold of. My remote for the gates never worked and I had to get it replaced and then it still didn’t work. Even before covid the office staff wasn’t helpful. For example: They would accept packages at the office and then not alert you at all, i gave my notice that I was moving out and got an email saying here’s all the things we will charge you for if it’s not done but had no forms for forwarding address or how to get my security deposit back—I tried to call several times and left voicemails with no response (they keep the office locked now). I finally had to hang out outside the office and knock until someone opened the door to even turn my keys in. Still have not heard from them regarding my security deposit. There’s newer complexes with probably better amenities or cheaper comparable places nearby with better customer service. As a bonus: Homeless people have also set up camp across the street In recent months.
I was very excited to get out of there to say the least.

EDIT: I reached out to cristine at the email provided over a week ago and have not heard back at all. Instead, I got a notice that they kept my entire security deposit and wanted more money back. They charged me all these ridiculous cleaning fees (I left the apartment in great condition) and other crazy fees— ie 7$ for a light bulb replacement after I moved out. No wonder they never asked about a forwarding address, they were never planning on giving anyone their deposit back!

I left a voice mail on 8/4 have not received a phone call back. Also I sent an email two weeks ago maybe three now and no response to my email.

My family and I moved here in August 2019 from Louisiana, and have been here a year now. I can truly say this is one of the best apartment complexes I lived at; however there are a few issues, concerns, or suggestions (however you look at it) that I have while living here. The under-path/stairs is always nasty, stained, have random dead bugs and have spiderwebs everywhere. We pay a monthly fee for trash service, which sometimes they forget to pick up or skips over your trash. The spiders inside the apartments are bad, even when you use bug spray. I have overlooked these things, but as much as we pay living at this complex, I believe these should be fixed, corrected or maintained. Other than that, it’s fine staying here.

I've been here for going on 3 years and have had no issues with staff or my apartment. I've lived in many apartments over the years and have had experienced the highs and lows of apartment living. I have to say that living here at 33hundred has been the best apartment living experience so far. I plan on buying home soon, so it's nice to finish out my apartment living experience here because my apartment is pretty much like a home. The finishes and layout really make my place 'practical' for my transition to a house. The only I guess negative thing I will say - and I say this loosly because I know that literally everyone in the USA has been affected by covid, but there was a delay on regular service requests that was a bummer because they were only doing emergency requests. That's really the only thing unpleasant I have to say but I understand because I have friends in other complexes who's apartments were doing the same thing. Other than that, I'm super grateful that I live in a very well kept community that is well maintained by staff in the office and the maintenance side. I know covid has been hard on everyone and I think that praise for my apartment complex is well due and deserved! Thank you 33Hundred for all you do!

Exceptional appliances and decor. Must note to make sure you realize how close to the highway you may be. The people they have managing the day to day are great and reasonable.

This complex is great! I have lived here for 2 years. The crew here is amazing! The apartments are well maintained. The tenants are very nice. All the amenities are top notch. The location is perfect. Parking is a breeze. I would recommend 33 hundred to anybody looking for something close to the domain.

I have lived in these apartments for two years and have never had any issues until recently. Management is non responsive and the new employees are not trained properly clearly. I decided to stay at this property because I truly loved it here up until the last couple of months. I am so disappointed at the troubles I have had. From going back and forth about my rate for month to month rent, to rude customer service and no support from management in their inconsistencies. I recently moved into my new unit and let’s just say it was not ready for move in. It’s like they forgot they needed to prepare it for a new tenant. I was highly disappointed that they thought the unit was acceptable for move in.
From a hole in the door that they tried to paint over, to a hair ball in the corner, I was not pleased to see that this property tried to cut corners. There also is clearly water damage in the kitchen which is causing the tiles to lift. It’s terrible.
If you are considering moving here please read the reviews and do your research.

I been here for more than a year and 6mos. I loved it so much that after my first year I renewed my lease with a bigger apartment. Definitely Denisse Gonzales have made it super convenient and easy to understand everything every single time and her customer service is in top of the line. I greatly appreciate her help and kindness that she does her job. I love the community and the huge dog park. Thank you

I have lived at 3300 for about a year and half and have loved every moment of it. I really can’t think of anything negative to say other than that the parking is tight depending on what building you live in. They are very reasonably priced, the office staff is very attentive and understanding, maintenance is always quick and my favorite is that they are super dog friendly. They have one of the biggest dog parks I have ever seen in an apartment complex! 3300 just recently started doing fun events as well. Over all I would give them a 5/5 over and over again!

I’ve read a lot of these reviews about break ins and I hope people are aware that this happens everywhere. I’ve stopped by the property multiple times, the staff are wonderful and listen to whatever issue needs to be resolved. They really go above and beyond. This is an awesome place to live. Thank you 33 hundred for all your hard work!

Poor management. Do not waste your time looking for an apartment here. Management does not care to fix the gates. They’ve been stealing car tires and they are left sitting on blocks and still management does NOTHING to fix the gates. I would look for another apartment complex where security is the main priority.

After searching for a good while I stumbled upon these apartments and all I could say is that the management is amazing! The pool is well maintained and the staff is super helpful. I struggled looking for apartments for a good couple months and I’m glad I signed up for 33 Hundred Apt.mostly because I feel safe and secure. In all honesty the only downside is the parking. I do struggle a bit when it comes to that, but I’d rather have that struggle than having to feel unsafe in my home. Keep it up 33 Hundred!

Amazing management (especially Kelsie) and would always be responsive to any concerns or issues I had during my time there. Maintenance was always timely and the gym and pool were kept in good condition. Highly recommend! One of the best experiences I had at an apartment complex during my time in Austin

I DO NOT RECOMMEND RENTING HERE! 33 Hundred apartments will charge you for normal wear and tear when your lease ends. I cleaned and maintained my apartment for the entire 24 month lease and was charged for normal wear and tear on my carpet. This was shown on my Final Account Statement being deducted from my security deposit.

There were no stains or damage to the carpet before I left. They refuse to do a final walk-through with you as they hire a third party company to assess the apartment and conduct repairs. No third party company is going to come to a job site and say there are no repairs to be made. No repairs would mean no business for them.

The charge was explained to me as heavy traffic areas on the carpet that required lifting. After several unnecessary emails showing them the exact wording from the Texas Tenant Handbook and requesting the manager they took the charges off and issued my refund.

These guys are amazing! They answer all of my questions quickly and have gone above and beyond anytime I’ve needed anything. The ladies in the front office are the nicest and most caring leasing agents I’ve ever met. The maintenance team is fast and does a great job. I had to have them push my stove back for me. They didn’t make me feel silly or like an inconvenience. They took care of the request the same day it was submitted and were nice and understanding about it. I couldn’t be more happy about my choice to live here.

By far the worst experience at an apartment complex and I have lived in several countries in apartment complexes overseas. The management, if I can even call it that, is an absolute disaster. NOTHING can ever be clearly explained, they can NEVER assist you with your issues without using language such as "privy to. "

We even had a random stranger try to unlock the door and walk in that was friends with a leasing agent that just happened to live beneath us, and somehow, WE were still charged for switching out the locks since the person almost broke it off trying to open it with the wrong key. The excuse for that one was, "it was her FIRST visit to the complex, and she mistook your apartment for the one underneath. " So if it's your very first visit to the complex and you do not even live here, PLEASE EXPLAIN HOW YOU EVEN HAVE A KEY?

That was just one incident, never mind the balcony conversations until 4 AM, the smell of marijuana that was constant, , the neighbor that left her dog sometimes for days on end and you could hear him howling and barking for at least 8 hour straight every day, the valet trash that would sometimes show up at 12 AM to pick up the trash versus the designated time frame, the dogs that are always off their leashes where one chased me aggressively, and when I asked them to send a mass courtesy reminder email, all I got was, "we're so sorry we can't do that, we will need the make and model of the tenant car or the apartment number of where they live. " Yet 6 months later a mass email was sent out anyway.
So we finally moved out 3 months ago, and somehow we owed an outrageous water bill starting from 3 days after we left, and the manager was "not privy" to tell us how we were charged since we weren't even there. The apartment location is also a nightmare taking a 5 minute commute sometimes 20 minutes because of intersecting traffic. There was even a news article about how there was illegal car racing at the parking lot of the adjacent shopping center, where you would feel like you were at the Circuit of the America’s almost every night at around 2 AM. On top of all that, they raised the rent on us just before we moved out. On a final note, we were also charged for a carpet stretch, which when we were tenants asked if they could do it, and the response we got was they are unable to since the room would have to be vacant without any furniture. And keep in mind they have changed management twice already.

The complex may be newer than most surrounding it, but it seriously was not worth the trouble. The red flags should have hindered our decision starting with the move in when the leasing agent messed up the leasing agreement paperwork twice delaying the move in by inputting incorrect dates on everything.

There should be a negative star option or no star option for places such as these since they should not even be on the scale.

I had to read a couple of the negative and positive reviews to better understand where some of the current, former or perspective renters were coming from. Seems like gates are a big issue. Which if anyone knows anything about limiting liability, no apartment is going to call them a, "security gate. " Other grievances seem to address simple annoyances that come along with living on top of, next to and below other humans. Also, seems like a lack of communication with the management office could be the root of the problem.

With communication seeming to be an issue, I want to say that I've had great interactions with Tiffany and her staff. I've had personal issues in which I had to communicate a problem with the 33Hundred staff and they were on top of it and helped me out in every single way. I never had to worry about not getting a response or the staff not willing to work with me. The property is always clean and the pool is awesome, even the grills (which I've never had an issue with propane).

The property is close to Mopac and the Red Line so commuting is easy (for Austin) to downtown and the Domain. They also run some good events in the leasing office, including wrapping gifts during Xmas! The staff has always been attentive when I've called or come into the office. And when I'm working from home and run out of coffee, I always know I can get a cup in the office.

Of course there are cons to living here, but that's reserved to being forced to pay for trash valet and living close to some road noise. Things management can do little about and things I knew about before I put the ink to the lease.

I would highly suggest coming by to see the property and meet Tiffany's team!
