I have a issue with payments monthly always directed to the bank when the money is there it causes me to have to pay a fee of 34.99 to pay my rent the office staff is rude at times and don’t care about what the residents may encounter not at all a happy resident wishes to move but don’t wanna effect my credit score just feel trapped and I HATE IT HERE! Should work on the roles they give to kids as managers with no Maturity eyes will be rolled and dirty nails will be clicked together!

Don't expect anything out of the management here! Looks like they don't even respond to any negative reviews in the first place to solve issues!

I went to the Avondale Parc @ Bellmar leasing office and tried to give my notice on 8/1/20 that I will be leaving on 9/3/20 which is actually the end of my contract. They told me that I was supposed to give a 60-day notice and that I violated that and have to pay a notice fee of $1000. I made a mistake thinking it was a 30-day notice. As a frontline worker, I have recently faced the unfortunate circumstances of having my hours cut which prevented me from possibly giving further notice. Thus, I knew have to leave eventually due to the financial burden caused by the COVID-19 pandemic. Even during this tough time, I wanted to stay until my contract ended so that I would not have to pay extra for breaking the lease. I still always paid my rent on time, even going through my savings just to make ends meet so that I can just finish my contract without any problems.

I explained to the people at Avondale Parc that I am not renewing the lease and will stay for the rest of my lease. Thus, I am not breaching my contract by leaving before the end of my lease date. I also explained my reduced working hours due to COVID-19 and being unable to afford this extra payment. Next, they told me to submit a letter from my employer stating that my hours have been reduced due to the pandemic so that the office can take a look and reconsider lowering my fee. I sent them the letter from my employer which clearly states that I have limited hours. Still, the office said that they will not lower the fee.

I feel that this situation is unfair and that this leasing office is tone deaf to my situation amidst the financial burden COVID-19 has caused. I feel like I am being taken advantage of for extra money. They seem very inconsiderate and heartless towards people's circumstances, only caring about fine print. Nobody should ever have to pay $1000 just for giving a notice under 60 days that they are moving when the contract is up. I wouldn't recommend the Avondale Parc @ Bellmar complex to anybody since I don't want anybody else to go through the same situation.

Firstly, I had this typed up for over a month, but have given the office the chance to respond to these issues or attempt to address them. Do not move here, do not give these people your money. You can find much better places for the same amount. Also, be aware of any review where the reviewer only has 1 posted review ever and then gave the complex 5 stars. These are not actual tenants. Seriously come by and walk the property on a Sunday afternoon. The staff. Outside of Elisa, there are no returned calls and the Manager is always unavailable. The default response is “she is on property and will call you back”. She has never called back, not once.
Second, poor construction. You will hear everything your neighbors do e.g Walking, talking, showering, yelling, etc. The walls and ceilings are paper thin. This was no forethought in the construction to dampen noise. Ex: my neighbors are loud from 9am until 2am daily, and the office said they would address it because they wont evict over it, so I should move. There is minimal storage space in the kitchen and bathrooms.
Third, Safety & Crime. I had two vehicles vandalized. One where the catalytic converter was taken and another where they came back and attempted on another vehicle. It's a gated community where the gate is always broken or left open 24/7. When I asked the office about have the security company come by and patrol, they said no.let that sink in. There are zero security cameras on the property. This was confirmed by the leasing office. So if the police attempt to investigate the string of burglaries, there is nothing to help.
Forth, tenants. People leave trash outside, get in fist fights in the parking lot, yelling at people outside, and trashed cars taking up spaces. I have neighbors who throw dirty diapers off their balcony down to mine, trash, cigarette butts, etc.
Positives. It’s somewhat close to uptown/downtown. Makes for a cheaper Uber fare. Grocery store right down the road, good restaurants in the area. Elisa, the Asst Mgr, is very kind and does her best to empathize. I put in a maintenance request and the guy showed up the next day.

Had a chance to work with one of the great leasing specialists at Bellmar. April Guzman was very professional and made the whole process very smooth and easy. She was great at responding to your calls and emails throughout the entire process and after the move in. Will definitely recommend.

***VERY HONEST REVIEW***

I AM GOING TO BE HONEST. So don't expect anything sugar coated just because it's 5 starts.

Not only are the apartments GREAT, but they have customer service to match! My fiancée recently got approved for an apartment here and she loves it! She will be living there a couple months from now. Now THERE ARE SOME NEGATIVES, they are growing so fast that you miss your chance. Also they have some rules that some might call PESKY. But I would call them PROFESSIONAL. All the assistantants served us with GREAT RESPECT, but we did have the opportunity to work with Elissa. My fiancée probably asked her 30+ questions that she wrote down (plus follow up questions). Elissa answered them with no hesitation. She knows the neighborhood like the back of her hand and knows the apartments even more. So there are many reviews here that are bad, but DO NOT I REPEAT DO NOT, judge these apartments by the reviews older than 6 months. The apartments are under new management and they have improved the place 10 fold. I know that because my fiancée did her research.

We enjoy living at Avondale. The apartment life team is awesome- they are a big part of why we renewed our lease. They really make it feel like home by creating a sense of community which is hard to find in an apartment complex in the city.

PLEASE READ!

These apartments are AMAZING. I can not put in words how great they are. I will be moving to Dallas for employment and living on my own for the first time and the staff were SOOOOOOO great. Elissa is an amazing soul. She brings PATIENCE, order, safety, and care to the community. She really enforces the rules to promote the growth and SAFETY of the community. She answered ALLLLLL my questions (and I had A LOT). I drove 5 hours to take a tour of ONLY this apartment community. It was WELL worth the drive. I was SO SO VERY skeptical coming here because the price seemed too good to be true, I did not want to live in an unsafe neighborhood, and it was all new to me. I am proud to say THANKS to the Avondale community for allowing me to call Dallas home.

VERY IMPORTANT NOTE: Prior to coming upon doing research, I found out from the Dallas Police Department (I wanted to ensure that I got crime information from a credital source because I had heard bad things about the apartment) prior to about 6 months ago the apartments had HIGH crime issues, BUT recently the community has had new management and the issues have gotten drastically better. The NEW management team has come in and taken ownership and is bringing up the ENTIRE neighborhood. It takes time and they are TRULY working. These efforts can even be seen in their responsiveness to both GOOD and BAD reviews. This community has taken a 360 degree turn for the better and I am glad to be a part of the change.

This review is specifically for Apartment Life at Avondale only—Stephanie and Dillan Hudgins have been an amazing apartment life team here! Their events are always fun and very inviting, not to mention you can easily see all of the time and effort they put into each one. They are very consistent, always having around 2-3 events a month, and one of those events is usually pretty big, involving many of the complexes in this “neighborhood” with prizes and lots of food, etc. It has been a blessing having them here, and I can tell they have worked hard to bring this complex community together!

Unhelpful! Worst place to be! Rude office! I don't think 5 star review. I think it is by staff members and their friends and their family! There is no way! 0 star! Hard to get maintenance! Staff sound very polite and prophesional but nothing is done or attended. They don't care!

I recently visited at the apartment life event with Stephanie and Dillan who were putting on the event. They were pleasant to talk to and gave me a warm welcome into this apartment community. This apartment complex is in an excellent location and has wonderful staff who always great you with respect and a smile.

Eric was exceptional helpful! Knowledgeable of the property and answered all of my questions. The upgrades are nice and the property has tons of parking which is a plus!

This complex is very unprofessional, it took me forever to get approved. When I did get approved, I was expected to sign the lease before I even got to view the apartment all because the guy was too lazy to get up and show me. When I did see the unit, I was less than impressed, the building was old and ran down. Terrible customer service from Eric the day of “move in” so needless to say I decided not to sign the lease.

We had a terrific experience for move-in, here. Elisa Jimenez was the Leasing Staff member (actually the Assistant Manager) that helped us during the entire portion of our application and move-in phases, and she has been nothing short of stellar. Prompt, caring and a sense of urgency. I recommend you at least look to meet her when leasing here. The properties (both Aberdeen and Avondale) are both very well managed and look fantastic. We 100% think we made the right choice moving here.

Once this place got my money, their helpful personalities vanished. Try calling them. You might notice that they rarely pick up the phone, if ever. If you’re looking to lease, they might return your call. If you live here, they don’t reply. They don’t reply to emails either, not even the manager. Lately, they have been hiring contractors to work on balconies. I walked out the other day to find wood chips on my car. They didn’t rope off the area. I received a late renewal notice and was overcharged for rent by close to a couple hundred dollars. Instead of giving my money back, they’re making me wait a whole month for credit. When they make mistakes, it’s like they get upset at the resident and provide them with poor customer service. Very petty.

I lived at these apartments for two years and would have stayed if it wasn’t so far from my work and school. The location is great for everything I did in Dallas. I could easily get to the highway or some of the backroads to avoid the traffic on the highway. There was always plenty of parking, though sometimes it wasn’t right by my apartment. I never had an issue with my visitors being towed because it’s easy to register their cars with the towing company online.

One of the coolest things about this community and the surrounding ones is that they are owned by the same management company. The company has eight communities right around the block, which tells me they care about the area. And it shows. I remember these communities 9 years ago and they were trash back then. The only downside to how many communities they have is how often the staff get sent to the other communities. I know I’ve seen Elisa at three of the offices. I hope if I ever get the opportunity to come back she is still here because she was super sweet.

If you want easy access to everything in Dallas, nice upgrades in your apartment, and you don’t want to brake the bank any of the Bellmar communities would be a good pick.

I could not be more happier with a complex! The staff is phenomenal! Since I've been at this property, anything I ever asked for was completed in a timely manner. Elisa and Priscilla are extremely patient and kind and know how to properly take care of business. This is definitely a place where i am confident in referring good people to live! Definite 5 stars!

The help of Deon Spears as a leasing specialist has been amazing. He replies emails and phone calls fast and he has been able to help me and my roommates in all the application process. What I liked the most is his flexibility to present other options since we are international students. Tha k you so much! We are very happy with the process and we look forward to move soon.
