Budget Suites of America, Irving TX

I was staying with my girlfriend for a few days and she had a leak from the person above her. A month later they still haven't fixed it. I live in an apartment complex low income one. My landlord does a better job than them. And the smell of weed all over not worth the stay.

I came on a Friday, January 17th, after my life was turned upside down in the middle of the night, knowing little to nothing about staying in a hotel, little to nothing about Irving/Las Colinas, & by myself after being used to constantly being around others. Paid for one week the first time, paid for a week & three days the next (to regulate my dates to pay the same as my pay day), then paid for two weeks the rest of the time I stayed. (Until August 17th) I had hardly any trouble w my room. The air came on fast & cold, honey. The water was HOT, my stove & oven worked amazingly. Made some great roasts while living there, lol. My advice is keep your bed cover on your bed regardless and keep your sink & tub in your bathroom plugged up if you’re not using them. If you’re a clean person, you shouldn’t have many problems here. The place isn’t huge, but it was great for me. The location is damn near perfect, there’s so much stuff over there. Right off 114, MacArthur is the next street over, you can find half of Irving/Las Colinas on that street. The prices weren’t bad to me, I was able to save a lot, & move into my home. (Early, at that) Really the only reason I left. Ms. Linda is AMAZING, the sweetest lady ever. I’m gonna miss seeing her every other Monday morning, fr. Cam is sooo funny, it’s ridiculous, lol! & Theron always has a smile & warm wishes to give you when you see him. Wish y’all the best, thank y’all for having me! ️

Perfect place to be treated like a criminal and have your rights violated by the local authorities and nothing is done about it. I'm not sure if it had gotten better, but it was horrible last year. I'm still waiting to hear from my lawyers, me and my family are out of a vehicle because we were harassed and pulled over multiple times for false reasons.all because we were staying at a Budget suites and they claim it was ok because of the area which is bs. I've seen people on drugs get away vs people not on drugs or just smoking marijuana but not out in the open apparently you can smell it.but like I said I'm out of a vehicle because I was staying at the Budget suites and I was pulled over multiple times. The sad part about it is we had two vehicles stolen from that location.one of the vehicles were stolen by The neighbor next door that was apparently a user him and his girlfriend and they had kids sadly. The other, by local law enforcement was involved unfortunately but that's to be continued, because other parties helped and involved to try to make it look clean or cover it up, just backing the blue I guess? Praying something is done about it because I did nothing but show dignity, composure and respect, and the local authorities in Irving targeted me for doing so.

This is the most terrible place to stay. I do will never recommend this establishment. The rooms are out dated, they charge ridiculous prices for long term stays and the management is rude, inconsiderate and highly unprofessional! I have black mold on my baseboards, leaking kitchen sink, gnats due to the being always damp, bathroom sink separating from the wall and they have to complete any service order I've submitted. I ha e decided to push my timeline to relocate my family, just because I need to get out of this dump! Stay away from this place!

Decent place to live or stay for the weekend, thanks to Corona, the pool is closed in this near 100 degree weather!

Property is pretty clean and the property managers try to keep the riffraff out. There is a pool, hot tub, laundry onsite, and soda/snack machines, no other amenities.
Rooms come furnished and all utilities included in the rent. Property is also pet friendly (with breed restrictions and pet deposit plus pet rent). No dog run/park

I went and stayed with my friend in the budget suites near the dfw airport. Was a pleasant place and there were a lot of social people outside. Everyone seemed nice and it is possible that I may be moving.

Well this perticular location is in a good spot and appeared to be clean from the outside. But seeing as i didnt even get out of the car to see the rooms and the condition of, i am unable to speak on that.

Roaches and bed bugs are a horrible problem here and we stayed in 2 different rooms. I hope your circumstances don't require this to be your only option. I will NEVER go back here.

Nice place according to the price, close to my work,
Staff doesn't smile, there is a charge for microwave rental, the guy whom shows me the room said "there is a wifi", but I don't know how to get it" after I moved in, I called the front Desk to ask, but she said "we don't have wifi"!
Also no refund, no less than a week, only weekly

Super easy checkin/out. Nice lil 1 bedroom w/kitchenette. Best of all the locations here in central Texas!

Nice rooms, staff is generally friendly and helpful, conveniently located within walking distance of Northlake College.

The rooms here look a bit dated. I was happy for security patrolling the parking lot, as the guys walking around looked a bit scary

My friend lives here. The swimming is empty, no water. Nowhere to park. People walking about looking sketchy and there’s no way they passed a background check to be there.

I have lived here 4 years and have no complaints. I asked for my carpet to be changed out and it was done today. Did not have to wait long either. The office staff and mgmt are nice and always say hello when I go in there.even if I am just going to the vending machine. Compared to renting an apt and paying all the bills.this is much cheaper. All bills paid including cable and internet. So. I would recommend it.

Went to hang out with a friend. Nice rooms. Two bedroom and in a nice area. I would highly recommend it.

The Budget Suites Is very convenient and have great management staff. It is very quiet at night with on site security. Awesome place for a low cost and short term stay!

This place is terrible roaches everywhere. They put up pest spray notices but never spray like they claim.

Room and interior is outdated and not maintained. Laundry machines are in poor condition. Staff is one of the most unfriendly I've ever seen in hospitality industry.
Rest of the property and location are good given the prices.

Do not waste your time or money on this place, all they want is your money, wont hardly fix anything, black mold in every unit. Druggies and little gangster kids running around everywhere, they claim they have security on site, but security doesn't do anything about drugs being sold, people smoking pot in the laundry room. Not a place to live unless your into living in the gettto
