Budget Suites of America, Dallas TX

Decent mostly quiet place to stay even with kids or pets. There are lots of homeless people around.most are kindhearted souls that I enjoyed meeting. Walking distance to bus and convenient stores & fast food as well as local bars/restraunts. Security is always around watching especially at night. I stayed in a busy building 2nd floor over a year and never got or saw bedbugs. In winter we did see only 1 or 2 small mice, but the were quickly "evicted" by roommates.

They only refund a portion of the deposit.where does the rest go? Moved out over 3 months ago, still have received my refund.

I think Jarred does an exceptional job! I've never had any bugs here! Staff and maintenance or very respectable quiet next to restaurants, a security guard is strict but great I think it's a great place to stay this Budget Suites anyway

Currently here and i must say its wonderful.i don't have any complaints at all.my place has everything brand new in it.

Hate the upper management staff for these properties. They take advantage of the hard working employees by over working them & asking them to work off the clock so they don't get overtime. By constantly threatening staff, they use the fear of losing their jobs to control the staff and those who don't flinch get let go. The environment at all locations in TX is very hostile due to the TX Vice President, Dan Galvan. The staff at the properties often times get sick due to stress caused by his aggressive behavior. The owner has came to the properties a few times and is nothing like how his upper management team describe him. You'd think he was the rude aggressive one but every encounter I've had with him was very pleasant. He's hired an audit team to ensure his properties are in a decent condition but he really needs to get someone in their to take control of the hostile work environment. I definitely enjoyed working with my teams & took great pride in my properties but I didn't realize how much I was physically suffering from the stress caused by the insecure demeanor of the upper management staff and how they treated you. This company is definitely overdue for various lawsuits.

I checked in last Friday woke up the next morning to me and my kids covered in fleas.called the office spoke with Wendy she claimed they would call pest control nothing has happened yet. Three calls later I'm still waiting. Tell them I want my deposit back basically told me because I didn't give a 2 days notice I wasn't getting it back forcing me to have to stay another week so I wouldn't lose that. Now I have a plumbing problem smfh. I had to pay for wifi that don't even work my hotspot runs better. They have made no attempt to fix any problems or give any compensation for what me and my family have had to and continue to endure. This place is all about money and with everything going on that's just foul on their part. This is not a family friendly place run away from this place and don't look back. They don't even deserve a 1 star.

Difficult to get a room heat and it is ala cart everything is extra charge not a very friendly staff.

I had to stay here for a short time it was right across from 6 flags. This location has alot of crime in the week I was there a man was attacked and robbed police and helicopters and every night there was some kind of crime and there was as a fire as well. I give 2 stars because the staff was friendly and they did have nightly security that seemed to be around alot. Be safe dont stay here if you do t have to.

I initially posted a bad review and I want to change it. Although I have had some negative experiences, communication that is sincere has proved to be effective with the staff.
As long as you follow the rules and keep to yourself issues are minimal.

Its OKAY IF YOU NEED A PLACE TO LAY YOUR HEAD! ONE OF THE BEST BUDGET SUITES EVER! (THIS LOCATION I MEAN)

Went to check in a friend and the grounds were very well maintained. Office personnel very friendly. Professional atmosphere.

I love the location of the hotel to "Restaurant Row" and to the highways. Some of the other guests could be loud.but there's always a security guard close by.

This place is horrible! I was helping my parents bring their stuff in and a shady guy in the complex comes up to us trying to sell us weed. They let those people in but they gave my parents a lot of trouble trying to get in.

This is what the place looked like on move out. I was told today I am NOT getting my deposit back. Anyone want to explain why? Do NOT trust this place!

It is a great place to be at which two rooms was a little bigger for a one bedroom and price-wise but other than that I would recommend other people to come here.

THE BEST PLACE YOU COULD CHOOSE I WOULD DEFINITELY RECOMMEND THIS BUDGET SUITES. IT IS SAFE FOR THE WHOLE FAMILY. THEY HAVE COURTESY PATROL HERE AND THEY ARE AWESOME. THEY ACTUALLY DO THEIR JOB. THE MANAGER HERE IS PHENOMENAL NAMED MR RICK ROSS IS THE BEST HE IS A VERY CARING GUY. HE IS PROFESSIONAL AND HE KNOWS HOW TO KEEP HIS GUEST HAPPY. ALSO THE LADYS IN THE OFFICE ARE WONDERFUL THEY ARE PROMPT, PROFICIENT AND VERY PROFESSIONAL AT ALL TIMES. THERE IS TWO IN PARTICULAR BY THE NAME OF MRS KARMEN AND MRS ALTONETTE YOU ALL THEY ARE TWO IN A MILLION VERY PROFESSIONAL AND JUST SO PATIENT, AND HELPFUL. I HAVE NEVER MET SO MANY GREAT PEOPLE AT ONE TIME IN MY ENTIRE LIFE I MUST SAY WHOM EVER HIRED THESE PEOPLE KNOW WHAT THEY ARE DOING. THE PROPERTY IS CLEAN AND I LIKE THE FACT THAT IT IS QUIET. MR MAX HE IS A COURTESY PATROL OFFICER HE IS VERY CARING AND HE WILL MAKE SURE THAT YOUR SAFE. I AM JUST GRATEFUL TO HAVE MADE THIS BUDGET SUITES MY CHOICE. IT IS LIKE YOU TAKE THE BEST IN THE HYATT REGENCY AND PLACE THEM HERE AT THE BUDGET SUITES. I DEFINITELY RECOMMEND A STAY HERE FOR LONG OR SHORT TERM. Its not as quiet as it used to be. Also people have become very lazy when cleaning up after their pets. Kids run around without their parents and kids destroying property. Its sad how nice this place used to be and what its turned into

They worry about the wrong thing as long as im not cause a problem or doin nothing bad paying my rent is all they should care about but they be worried bout who all living with you doing to much

If you do not have a car this budget suites isnt convenient. There isnt much variety as far as nearby eating. The budgets area is nicely kept, but there is a lot of homelessness in the area and of course the problems that come with having a lot of riffraff. Very close to the strip clubs and sex stores. It is a good place to stay provided you have a car. Not too family friendly for kids.

The Budget Suites is in a great location. Its right off the freeway, near a variety of food choices as well as entertainment.you cant miss it!
