My girlfriend and I live in one of the deluxe studios. She’s been a resident here for three and half years and I joined her for this year. There was a water leak recently caused by the water heater they provide which is placed right next to my aparmtent. They took a full day to send people over, my bed was moved, tiles were removed, they sprayed the whole bedroom with a chemical and placed fans to dry it out. I went to talk to the managment since there is no way to stay in that studio with given conditions. At first I’ve been told they dont offer a compensation from the receptionist guy who was playing with his phone during the conversation. Then a supervisor I believe came in and said they could arrange me a room to sleep in and they were gonna contact me. I couldn’t speak or find her after this despite of numerous phone calls. Toilets gets fludded every week. We dont throw any toilet paper or anything in there its just old plumming. They dont care I’ve put in almost 10 tickets about it. Even let them know personally. No respect for their residents. Book here if you want an old, overpriced aparment with cheapest furniture you could think of and if you wanna be treated like you’re guest of Motel 6.

Since I have moved to Ball Park North, for the first time I felt like home and Loved. The staff are wonderful and hard workers. Great staff.

I like how every time I’ve needed something done when I put a work order in, it immediately gets taken care of. I also love the fact that ball park north notifies us about anything from events to water problems and that’s very important to let residents be aware of everything going on near us where we live.

I get my money's worth. Dryer keeps breaking down and the walls are thin. I still renewed my lease though. In my current unit, the microwave will not spin the food around and we had a cockroach problem that me and my roommates had to sort out ourselves.

Overall I like the complex. It’s safe and clean. However, the gates are broken most of the time.
The gates are never fixed and you cannot open it. Location is really good. 5 min walk to HEB.

Living at Ballpark is great. The staff are very helpful and super nice! Kirstee is awesome. I love the nice pool area where you can unwind. They also have a very nice gym with great equipment.

Be aware, this place tows with no warnings. It seems like that would be against the law, but the sneak in a little clause in the lease that gets them off scott free on this issue! The place is kind of a dump and they make their money on the unsuspecting parents, grandparents, and friends like me, that park in the uncovered parking thinking its visitors parking. Be careful here, also the roads ar garbage, potholes everywhere. $225 to get it out of J&J Towing. The visitor things are on the ground so be warned.

The only good thing about these apartments is the location. Everything else is horrible. Starting with the lack of professionalism of the staff, they are rude and complain if you call or ask about a concern. They offered us a $200 gift card if we referred a new tenant but its been 5 months and we haven’t gotten those gift cards. The apartments are moldy, and have a roach problem. We are always having trouble with the appliances, although maintenance is quick to come temporarily “fix” the problem because it arises again. The carpets are uneven throughout the apartment and on top of that super dirty, seems like they don’t clean them when someone new is going to move in. The vents are moldy and dirty, you can literally see the dust coming out. I requested to get it cleaned and they just changed the gate and said they “cleaned” the vent. The kitchen appliances are falling apart and have stains that can’t be removed. Got my car towed from my own apartment complex, because they said they sent out an email to let us know to renew our sticker but the information was in one of their spam emails. Called to talk to a manager about the situation, never got back to me. Went in to ask about it, manager wasn’t in the office. These are student living apartments but the internet sucks. I think its the fact that we are students that they don’t care to meet our needs, and expect us to pay rent but live under horrible conditions. Also, its not safe.someone broke into out apartment in the middle of the night who was being chased by the police. The worst possible living establishments scenarios you could think of have happened to us while living in these apartments.

My place has a cockroach problem and my internet just went out for either the fourth or fifth time this month. Yeah it's cheap, but as expected, you're going to have to deal with a lot of the annoyances that come with it.

Edit: I am updating my review after they sent an exterminator to my apartment and got rid of the cockroaches.

I'm glad I signed at ballpark, It's a great place with great rooms at even better prices compared to other places. I'm loving my time here get to go hoop at the basketball court, go to the weight room then jump in the pool all a few feet away from each other. Don't have any issues with ballpark and plan on signing again

I haven't moved in yet but I am already regretting it. I signed a lease for an efficiency apt at $915/12 months. These are considered installments it seems. I am being charged a full month for August 2019 but cannot move in until the 20th. After several calls where i was basically told this is how we do it. I finally just went up there and spoke too a manager. I was told that i cannot move in August 1st because they have to clean the apartment. 3 weeks i am stuck couchsurfing while paying rent for a place that i cannot live in. I am absolutely furious. Be sure to read the fine print if you consider moving here. Oh and worse to get out of the lease i would have to pay 85% of one "installment" and i am responsible for finding someone to take over the lease. I wish i could give 0 stars for shady lease negotions, uninformed front office staff and completely uncaring management that knows that they are cheating people. I filed a report with the FTC and will update the legalities of this once I hear back.

So I’m not the one to write a bad review. But this place has forced me to stop being nice. It’s the worst place to live and they just want to get your money. I moved out on July 31st and I paid all the balances and utilities till that point. And a year later, they charged me for utilities. I am extremely good with my money and I paid the last bill on August 15th. They charged me for a key fob when I never got that in the first place also. Don’t move in here!

Very great residence everything is so clean and organized. They got the one of the best staffs out there. One staff member Mando Garza was able to help me out tremendously. I could tell he’s one of the best at what he does, his leasing game is so cold. All in all great place and great staff.

Ballpark has great rates, good size bedrooms and units, and the staff is great help when in need or if you have questions to ask. Armando Garza is always welcoming to his fellow neighbors and future residents.

By far the worst place I’ve ever lived. They tell you not to do a walk through then try to charge you for a bunch of damages. I attempted to talk to the office, but they ignored my emails and certified letter. They wouldn’t allow me to talk to anyone face to face and sent my bill to collection without warning. While I was there, there were so many issues with the facilities and it was run down. They keep changing management, but it’s still the same BS.

I lived here for a year and a half. It's an okay place to live for the money. The Ballpark (and surrounding complexes) are owned by investors who will eventually redevelop it into an upscale mixed-use complex, so the owners are basically skating by on the bare minimum to keep the complex up to code and make their money before they can knock it down. Here's my experience:

Pros: The location. Seriously, I would rate the place much lower if it weren't for the location. It's a 10 minute drive/uber ride to downtown and a 25 minute bike ride to downtown. It's right next to the Town Lake hike trail, so you can make it all the way to Zilker Park or downtown without crossing a single street (other than Pleasant Valley). It's also right next to Guerrero Park and walking distance to a couple of bars, Dollar General, HEB, and other stores. The neighborhood is mostly safe - Riverside used to be pretty sketchy but it's cleaned up a lot in the past few years. The valet garbage pickup is great. There is free yoga Tuesdays and Thursdays at the clubhouse. The staff (office and maintenance) is nice. The rooms come furnished with full size beds and living room furniture. They matched me with random roommates which ended up being a great fit (though I've heard some horror stories from neighbors). The pool area, though dirty (I'll get to that below) is huge, the hot tub is a nice feature, and there's lots of grills. There's a great covered basketball court, sand volleyball court, and a big open field for dogs to play. The neighbors generally keep to themselves.

Cons: Yikes, where to begin? The apartments have never been updated since they built them in 2001. The apartment was filthy, the paint in the bathtub and sink was chipping and rusted. The fixtures and fit and finish is old and dirty. The grounds are a hot mess, the grass has big dirt/mud patches that always overflow when it rains. There sidewalk under the stairs always floods when it rains and turns to mud. People put down loose brick pavers under the stairs to walk on to avoid getting wet. The pool area has uneven & cracked concrete, half of the chairs are broken, and the hot tub badly needs to be power washed. The gym? Half of the equipment is either worn or broken. If you do use the gym, one of 2 things happens: 1) Remember the nice basketball court? People who don't live here come to use it, so you have someone banging at the door every 5 minutes to use the bathroom or water fountain, because they don't have a key fob. 2) It gets over 100 degrees inside the gym in the summer because said basketball players (remember, they don't live here) prop the door open to use the facilities, thus letting all the A/C out. Speaking of A/C, our air conditioning went out in the middle of the summer and it took over 3 weeks to fix. It was supposed to be 2 weeks, but they accidentally went to the wrong apartment (and ended up breaking theirs in the process - sucks to be them). We also didn't have hot water for several weeks after moving in, despite them saying it was "fixed" multiple times (at first it was allegedly because we didn't pay the gas bill, then it was because Texas Gas had an outage, then it turned out a switch wasn't flipped, then it turned out our water heater was broken). I also got locked out of my own bedroom on the first day because the bedroom door had a lock that didn't match their keys. The gate sometimes breaks and you can't get into the complex until someone leaves - then, the gates were stuck open for over 2 months, so anyone could just waltz on in. Even though Wi-fi is included, you have to buy your own router and set it up via CampusConnect, which was a nightmare setting up. Also, bikes get stolen even when locked up (keep it inside the house to be safe).

The verdict? It's a cheap place to live and you get what you pay for. It's one of the only complexes in Riverside that has bedrooms with private bathrooms that also come furnished with mattresses. It's a safe place to sleep at night without being bothered.
