First, I was charged over $100 for them to REPLACE the carpet in my apartment on move-out (after originally being told I would be charged $60 to have them cleaned). I am a 60 YO man, maintain a spotless home, no pets, few visitors, and I wear house slippers when in the house. Even shampooing could be argued as not needed. Canyons Management taking money for normal wear of carpet over a 13 month lease is FLAT OUT STEALING.bottom line.when you move in make copious notes on move-in forms about the poor condition of the carpet and overall poor condition of the apartment.but I can promise they will still take your deposit.

But the reason you should strongly consider not moving in to the Canyons is the poor operational condition of the AC systems (check other reviews.its really true!). My 1,000 SF apartment would take over an hour and up to 2 hours to cool off when the AC was turned on (from 78F to 70F in the evenings after work). And would still be warm throughout the evening. When I asked Canyons to have it repaired, I was told by maintenance the AC was operating properly, and I should close my east facing window blinds before leaving in AM because that heats the apartment (you are more than welcome to ask to see maintenance responses on file for apartment 3622). REALLY? !? !? !? 1-2 hours to cool off a 1000 sf apartment is normal? !? !? On top of that my utility bills were higher than any apartment I have had. If you like living 3-4 months in a hot apartment (with high utility bills running worn out AC units) and your blinds closed (per management's recommendation) the Canyons in your little piece of heaven! LOL, I'll pass.

The grounds and facilities here are great and mostly well maintained. If you have maintenance problems in your unit help is there quickly. Having direct access to the Trinity river is also a big plus if you like to go on walks, like running, or biking. Having Waterside across the river is very convenient if you want to grab a bite or some groceries. All the residents and staff here are also very friendly.

The garage apartments are very nice if you have an electric car. There is a 15 Amp breaker for the garage with two outlets.

The problem with this place is the leasing office is very small for such a large complex. The manager has little control of the accounting and payments. I got a three strike eviction warning at my door, while only living there a week, because I had entered my bank info wrong for the deposit. I had to go to Tom Thumb and get three money orders to pay the rent ($500 max money order). The account manger on site had no power in the matter. Fortunately I did not get evicted but it made me really worried.

Another problem that seemingly can't be fixed is the trash butler service. This service is mandatory and costs $28 dollars a month. They often miss your trash can which is quite inconvenient.

The staff has always been helpful and super polite. I have lived here a little over a year now. Any maintenance issue has been taken care of promptly. They have a variety of events, the pool and gym is always clean, package concierge is super convenient and acces to the trinity even more so. Will review again when I transfer ro a new state. In the meantime, thank you to the staff for making it easy to live here!

Not impressed by the sound our freezer makes. Sounds like a ghost is in it- same complaint multiple tenants have had! Was told recently after the 3rd or 4th time maintenance assessed that it’s just “normal” and it is not. Freezer has stopped making ice once and water dispenser has stopped working once. In the beginning the motor was replaced and sound was better for a time but it returned. Complained multiple times since we moved in, was told in the beginning in Nov ‘19 we should be eligible for the upgraded refrigerator units at beginning of ‘20. NOTHING
Patience has run it’s course with this issue.

This place will screw you over hard! Moved out 2 years ago, and they overcharged us big time on our security deposit then. Now I tried to apply for another apartment at a different place, and they're saying I still owe them money WITHOUT EVER sending me ANY kind of notice, so I've been in collections for almost 2 years. Do yourself a favor and don't even take a tour of this place

The leasing staff is so friendly and helpful! We felt at home within the first few minutes and decided to sign our lease on the spot. Apartment hunting is not always fun, but they made it easy!

If you are an animal lover don't even consider making the Canyon's apartments your home. They only allow ONE PET PER HOUSEHOLD. Plus, don't even bother showing up expecting to see one of their many available units because they only show by appointment AND they only show 2 per appointment. Basically.they don't want to rent apartments.

I want to thank the Canyon Apartments for their rude and horrible customer service BEFORE we leased from there. We almost made a huge mistake when returning to lease a unit but their horrible service allowed us to see the mistake we were about to make and rethink our choice. For your own sanity read the reviews and believe them, the customer service is horrible!

I have called to have an appointment to have a tour for two apartments. Nobody say hi or anything. I arrived on time, they talked with each other for a while and then told me it's not available. Why they haven't called me about it? Worst staff.

If the management's job is to get every penny out of you that is legally possible, they get 5 stars. I spent several hours with the help of another person doing a move-out cleaning and was still hit with a substantial cleaning bill. The location is great, the staff is not friendly, parking is terrible, and the apartments are cheaply made.

Bad maintenance and overall services. Water pipelines break often and they don’t bother to send updates on the repair. We just have to keep waiting not knowing how long. The maintenance team just does temporary fixes and things break again. Too many pests; insects, roaches and now mosquitoes.

If you like hearing when your upstairs neighbors use the bathroom, take a shower, or do anything else then this is the place for you! Bonus you get horrible management that NEVER returns your phone calls. I lived here for almost 2 years and I really can’t find a positive other than the location and trail access. My fridge went out 3 times in which I lost all of my food. They didn’t care whatsoever. Once you sign a lease then they are done caring anything about you. Heed my warning and find anywhere else to live.

Blake was so helpful in getting my lease squared away. My previous complex was difficult getting information and documents from but Blake handled it all so well and relieved a lot of my stress. Everyone here is really friendly and the apartments are nice and reasonably priced for the area. Nice amenities too. 10/10 would recommend.

For my husband and I our experience at the canyons have been great! We had to reschedule our move three times due to selling our home. Each time they were understanding. They let us move the date with no problem. When it came time to move in everything went well. We couldn't be happier. The staff have always been helpful with anything we needed. The grounds are always nice and well taken care of. Over all we have enjoyed our stay. And we would def recommend The Canyons.
Side note we ALMOST didn't move here due to all of the reviews on here and I'm glad I didn't let them effect our decision. Esp when I meet ppl in our building that have been here for 5 years and love it still.

Second year lease ****
I decided to share our experience since we decided to sign another year lease. I saw other reviews and wanted to share that we all have different experiences. Once again ours has been great with management and the apartment grounds and the apartment up keep. Anytime we have needed any maintenance done it has been in a timely matter. But just because something goes wrong I dont Expect them to drop what they are currently fixing. Yes the gates are broke sometimes but then it gets fixed. We have a family and love the the family environment here. We enjoy the pool during the summer and both gyms. I personally don’t use the bigger gym with the sauna as it does have mostly older equipment and the sauna could be updated. But gym equipment isn’t the reason why we moved here ‍️. But there’s your “negavtive” for people who look for them. For those who feel like they are paying more than what they are worth they can go to any aparntments in this area and pay less for lesser quality or more for all the bells and whistles. We love the kelton near by but right now we don’t want to pay 2k for the same sq footage. I’m also noticing people that complain about management, they are the ones who had the old management that let them take alcohol to the pool and have fun events all the time. I for one appreciate no alcohol at the pool. People have an apartment they can drink at. The reason they did that, was because there was someone who acted like a child and broke glass in the pool. (I had a friend who use to live here and was at the pool when it happened). I say that statement since someone wrote the staff treats them like a child. My husband and I don’t depend on our place of living to create fun for us. We don’t attend all the apartment events but we have attended a few. They were nice and quaint and had great food! It wasn’t the most exciting party we attended BUT we didn’t go hoping to have a blast ‍️. We find our own fun else where. So with all that being said, if your an adult who knows life happens and things will break and be fixed, enjoys a quiet neighborhood, nice pools and ok gyms. Loves the trail (easy access) then this place could be home! HA and no I don’t work for the canyons I saw someone write that too. It amazes me how people share their emotions rather than truths.

After 3 years of paying my rent on time, not causing any problems, leaving my apartment spotless, and otherwise being a good tennent, the office management decides to charge us for two extra days rent because I was 1 minute late trying to return my keys.

We moved out on December 31, and the office closed at 4 for New Years Eve. I called at 3: 59 to tell them I was literally running up to the front office to turn my keys in. They had already turned the phones to the answering service, effectively closing the office early. I got there at 4: 01. I was informed that the computer system was already shut down (which it shouldn't have been- if you're open until 4 you don't start closing the office until 4 sharp) and they would not take my keys and I would have to come back on Tuesday, as the office was closed on Monday for New Years.

We came back in on Tuesday morning, and when I explained that they had closed the computer system early, I was informed that they didn't even need the computer system to accept keys- I just had to sign a piece of paper in my file. It would have taken 2 minutes or less.

So, for being one minute late, I had to pay for not only one day, but two, since their office was closed the day after.

UPDATE: One of the women from the front office contacted corporate on our behalf and they approved our move-out being backdated to December 31st. So, they rectified the situation, and did so very quickly. This had been one of the only negative experiences with this complex- otherwise we had a pleasant 3 years.

This apartment complex is not at all what it seems on the surface. The management staff is an absolutely unreasonable embarrassment and shouldn't be trusted to run any sort of business, let alone one of this proportion. Amenities all around the apartments such as the pool, gym, and even the gates are constantly broken or run down. They have terrible excuses for why everything is dysfunctional and uncoordinated. When I got my carpets cleaned for renewing my lease, the guy who cleans the carpets told me that they're partially plastic and are some of the cheapest he has seen anywhere. Even inside the apartments the blinds, dishwasher, refrigerator, stove, etc are all outdated and cheaply put together. Rent is way too high for what you actually get, not to mention they will try to raise the rent every time you renew. The rules everywhere are unreasonable; they treat their renters like children. The management staff will ignore your maintenance requests at a length of time, but when you're 2 days late on rent because you're out of town on vacation they will put AN EVICTION NOTICE ON YOUR DOOR when you've paid for 4 years on time. No call to your phone, no attempt at reaching out to you in order to be personable and find out what's going on. I've had friends put their deposit down on an apartment and once that happens the management acts like they're invisible. I still have two different people I know that went to other complexes and are still waiting for their deposit to be returned to them weeks or even months later. We just moved out and they're trying to nickel and dime us for everything they can so they don't have to return even a portion of our deposit. The only reason you would ever want to live here is because of the location. If this review helps one person make an educated decision to run far, far away these apartments, clearly I've accomplished something. Oh, and by the way, any 5 star review for these apartments are very obviously written by the management staff. What an embarrassment that you spend more time writing positive reviews about your own business instead of properly running it.
