I can't speak for others, but my experience here hasn't horrible like some of the negative reviews that I've seen. It's been pretty nice here and all of my staff experiences have gone well, too. Any maintenance issues have been addressed in a timely manner, according to the urgency of the order. I may have just been pretty lucky, but I will say that this is an apartment and it does indeed come with the pros and cons that any apartment may come with. I'd like to note:

Pros:
- It's an apartment; own room, own bathroom, common area and kitchen shared with 1-4 people-4 people for me.
- The staff is pretty nice.
- Most of my neighbors have been pretty cool and it hasn't been a very loud living environment, with a few exceptions on certain nights.
- Everything is included here; furniture, utilities, electricity as well-but there is a cap (UPDATE: so there is a seasonal issue with the electricity bill; Lubbock L&P seem to be a bunch of crooks that leverage their monopoly in order to increase rates to several times the normal amount whenever they feel like it)
- Free parking (covered parking is not free)
- The interior is actually pretty clean, for an apartment, so I didn't really need to do much cleaning-I had to clean, as every new resident should, but I didn't have to clean much (I had to wipe drawers and stuff).
- It's pretty close to campus; Behind the parking lot that is behind ULofts, so a couple minutes of walking, or just a minute or less by biking.
- These particular series of apartments have this cool thing where if one of your roommates does not pay for rent or an overage, you aren't responsible for it; You pay for your fees, regardless of what your roommates do (exceptions noted in the cons section).
- They started contracting security patrols here: D

Cons:
- It's an apartment; if you have bad roommates or bad neighbors, things can turn sour; if you don't pay your rent or if you trash the place, you WILL pay for it.
- I think that it's a con to have to pay for the first month, yet not be able to move in until the last minute before class starts *and* that you also have to pay for the last couple of months, yet you have to move out early *unless* you renew your lease for the next year, *but* this is true with all American Campus apartments (most of the apartments you'll probably find around here that are any good), I think.
- There is also the chance that the people before you trashed the place, but they usually clean out and take care of most of what the people before left behind; This is also true for most apartments.
- Here are those exceptions that I mentioned: If one of your roommates decides to somehow find a way to single-handedly bring an astronomical overage to your electricity bill or damages something in the common area, it's still a shared responsibility.
- Some repeat offender keeps stealing bike stuff (UPDATE: I stopped leaving my bike outside and the security patrols seem to be helping)

I can't really think of anything else right now, but if I do, I will come back and edit my review. Also, I'd like to add that I am not being bribed to say anything in particular about this apartment. I will say that certain residents are offered a gift card in exchange for a review *in general*. I was already going to write a review for this place, but since they are offering the cards now, I'll write the review now, and probably come back at the end of this lease. If you're skeptical that this is legit, you can email me. (I'm not posting my email here, for security reasons, but if you care enough, you can figure out my email by my name; It's a basic Texas Tech University email address).

As with any apartment, you should still try to find like-minded roommates, you still have to pay your rent on-time, you should still document your room's pre-existing conditions properly, and you are still responsible for taking care of it, with the exception of when things need maintenance to fix something.

I thought this apartment complex was great when I first moved in. However, I've been here for a year now and can see what people mean about this apartment complex being unprofessional. They change the gate codes on you without notice, a lot of amenities do not work most of the time. And what really is frustrating is that they tell you to resign the lease before prices go up, and that the renewing price is the lowest it'll be. Yet it goes down significantly once you do that. Basically they say they care about their customers, but they really do not. Do NOT get this apartment. Save yourself the hassle. Also everything is outdated, and things break easily.

A real trashy place. Some of the staff were nice to me, but that's the most positive thing I can think of.

Great place to live. Loving every second of it. Definitely going to resign and live here the rest of my college years. Always friendly service and quick maintenance. Haven't had any issues. Plus they always have incentives for the residents on finals week. Take good care of the residents

Shoddy apartments. You can tell they rushed them, rusty nails protruding from the trim and paint stains on the ground. Stuff was falling apart the day I moved in. 2 stars because the staff was usually friendly.

If you live here, you will deal with drunk sorority skanks screaming at 4am. Get used to it. It's not a nice place.
