This is the worst company ever when it comes to Professionalism. This company has people working for them that are very disrespectful and rude and try to talk down to you as if they are higher or any better. The sad part is You ask to speak with someone higher or a manager and they are worse off speaking to. I highly recommend that progresssive fires all employees supervisors and management team and hire all new faces with new procedures and regulations for home renters. It seems to me that this is an ongoing problem and it’s not being resolved. It seems that progressive is having an automated response back to each person that puts a review as if they’re helping the situation when really they’re not. Another words trying to cover their butt. With all the money you guys are making off of home renters you guys should really invest that!
$ into new employees and procedures. GET THIS RESOLVED BEFORE YOU GUYS END up having a lawsuit on your hands! People are getting tired of you guys getting away with things you guys shouldn’t be.

Horrible. Someone from Arizona office threatened that I'd have to pay 3 months extra rent for a "early termination fee" resulting from me moving out the day before my rent contract expired. Charged for cleaning despite having 2 separate professional cleaners come in (one for carpet, one for rest of house). Also charged for power washing the outside, despite having already used their recommended cleaning product on the siding. There was no comparison of the walkthrough done upon move-in with move-out state. Many things (if not all) were in the same condition as I found them.

Oh - upon move in - some agent came in *with her daughter* and did the walkthrough with me. Initially, she handed me the sheet to fill out, but then literally grabbed it from me claiming she "couldn't read my writing" after I started marking down everything I could see (because I guess I was taking too long?)

When I got my security deposit back, they tried to charge me nearly 2 extra weeks of rent, claiming I had a 60-day notice period. When I proved it was only 45, they sent the rest. (They have copies of the contracts, why check when you can just cheat the customer and hope they don't complain?)

All-in-all, very greedy company who tries to cheat you, who doesn't communicate properly, and who is not interested in anything except strict adherence to ambiguously worded paperwork.

Seems to be a good rental company. People or rep that met at our house was very freindly and helpful, but ut office had a disconnect. Hard to navigate their billing online.

The house should've been inspected before we moved in, plain and simple. We've had issues with 2 of our toilets, garage door and dryer (all within the first two months & only one has been fixed by Progress). However, those issues are all minor compared to the damn heat issue we are having.

Ok, so we haven't had heat since we moved in, in OCTOBER. We didn't know the heater was broken until December because that's obviously when it started getting cold out. We called to have it checked out but it was near the Holidays so we were out of town. They were supposed to call us to schedule a time for a tech to come out, but we never heard a word. Shame on us for not being proactive about it. We finally get a tech out last week because we are so done with being cold, and he said everything in your house is electric but the heater is still connected to the gas. WE HAVE NO GAS IN OUR HOUSE, NO GAS BILL, NO METER, NOTHING. After he left, we didn't hear a word. So I called today, and damn. After speaking to customer service, who was actually nice, we get a call from the service manager. And wow. He is speaking to us like we are children wondering why we are freaking about the heater when it was 80 today. But what about those TWO months when we were freezing, using space heaters? Yes, the one week it is hot you decide to reach out to us. But that's truly besides the point. The house should've had heat from the very beginning. And the best part is, this was the FIRST time he's heard about our issue, and same with the customer service rep (she thought our heat was fixed). So clearly there are some communication mishaps occurring.

I refused to be talked down to. I manage buildings and if I EVER spoke to my tenants the way he spoke to us, I'd be out of a job.

Still waiting on "what can be done" to get us some heat. Progress is not maintaining a habitable environment, it's that simple.

I’ve been renting the same home from Progress residential for 4 years. Every year this company gets worse and worse. This is the year they have pushed me to find another home. Let me explain, they offer a partial rent payment service as a bonus to their residents. Telling you, “yes you can make a partial payment as long as balance is paid in full by the 8th of each month”. What they don’t tell you, is that in doing this, you will be charged a $125 late fee! Never once did their email define a grace period, or advise residents to look at their lease for a “grace period” date/time. When contacting Progress about this, hoping for some understanding and compassion- what I received was possibly the most horrendous customer service I have ever received. Their representative dismissed my concerns, and told me “there are other calls to get to” (after I waited on hold for 35 minutes). No compassion or understanding was granted, only a “that’s policy” attitude. Perhaps define or state your policy before offering a service to your residents which in turn is an extreme disservice. I’ve attached a photo of the email sent to residents touting this new service. I’ve highlighted their blurb on late fees. Apparently the sentence reads- “don’t use this service unless you want a late fee; and make sure to check your lease to define your grace period! ” My recommendation for any residents considering a Progress home- look else where! They don’t care about their homes or their residents- their concern is money, no matter how many residents they have to rip off to get it.

**RESPONSE: Never once is it stated what the grace period is in your email; nor were residents advised to check their lease before utilizing your “service”. Again, horrendous customer service. Communication is on a “benefit Progress” basis only. No care, compassion, or understanding demonstrated by this property management company. **

Progress was the first rental company I’ve gone through & my experience was very pleasant! They worked with our weird situation, we were moving out of state, and it was our first time applying for anything. They were very communicative during the application process, and answered any questions we had. When we needed any maintenance done, they always handled things quickly. While we are moving to another house currently, we wish we were staying with Progress, but hope to rent another house under them in the future. Thank you!

We were homeowners for 7 years before renting from Progress Residential. We have not enjoyed our experience with them. Everything about our interactions with them scream corporate, impersonal, and fee-hungry. My advice is that if you can go with anyone else, do so.

I put in a repair/replace ticket for the dishwasher. The quality of the replacement appliance is less than what you would have in an apartment. I cannot believe that the dishwasher needed to be replaced and I know the style and model was cataloged. The replacement dishwasher is just a basic dishwasher with on/off. No options what so ever. The basic dishwashers you get in an apartment have more options than this one. This one is just going to splash hot water on the dishes. If you are going to replace appliances Progress should commit to equal or better. I am totally disgusted with what I have. This dishwasher only has on/off button and heat dry/no heat dry. REALLY REALLY. This is a 4br 2.5bath with office house over 3000 sf in a nice neighborhood and I'm paying quite a bit in rent to get a well below sub-grade dishwasher. This style wouldn't even be put in an apartment complex.this is absolutely ridiculous and what a waste of money. Hell you could have gotten a better model in the refurbished area than getting some silly EasyWash Dishwasher that should come in a child's kitchen set. This simple dishwasher is the match to a child's EasyBake Oven. This is ridiculous. Good luck trying to resale this house.

Progressive Residential was very easy to rent with. The house was clean and in good condition. The representative was friendly and always called back in minutes. The two minor repairs were fixed in the same day as I reported them.

Progress Residential is the place to go if you are trying to find a perfect home for you and your family in a short period of time. My family and I are relocating to Florida from Kentucky. Jessica Swearingen Leasing Specialist is amazing. Since I couldn’t get down to view the home she walked through the home and FaceTime when it was convenient for me. When a problem came up she reacted quickly and made sure I was taken care of. Excellent with communicating with every detail and made sure I was comfortable. I would refer anyone to look at there website great service.

Horrible i mean horrible customer service. Too many fees good properties though. No one answers emails, calling is not any better. They just tranfer you to person to person. And no one seems to ever has a resolution to your problem. Moving out this place was even. More of a disaster. Word of the wise just stay away please

I held off on writing a review until I felt that enough time had passed for me to make a realistic and accurate assessment. I have had nothing but positive experiences since moving into this location in September. From the two Kims in the office/field to Eli the traveling and highly efficient repairman it has been two thumbs up all the way!

They are great in response to any need for maintenance. In regards to fixing fees listed on payments due; they have been unresponsive.

I'm currently a renter in Florida and if I could, I would give zero stars. Took forever for maintenance requests, customer service is deficient. I'm currently breaking my lease, we're a very displeased at their service, and they are making this experience even WORSE! I regret renewing the lease. Future renter: rent with someone else! Don't do the big management company, you'll eventually regret it.

BEWARE OF THIS COMPANY! I would highly recommend staying far away from renting from Progress Residential. As a license agent and home owner this was the worst experience ever. From the day of move in I was never provided my CCR's and was unaware of the HOA rules until after I was charged ridiculous fees and not until I was forced to pay the fees is when they decided to email over a pertinent document. They forces you to pay all your bills through a company that they are in bed with and they charged rape me fees. Been at this dump of of a house they overcharge for for over 2 years and had a technical issue with the portal first time EVER late and trying to contact the billing department took THREE WHOLE DAY! Not to mention the piece of lard that works in the billing department talks to people like she is there just to tell people the same scripted lines all day long. Get a real job sweetie because you clearly suck at your day job. Would never recommend anyone renting here if my life depended on it. STAY AWAY FROM PROGRESS RESIDENTIAL!

So many times I've asked to speak to my property manager, I call the number on the website and I get re routed to the wrong office that isn't even in my state. I'm sick of this! Will never rent with Progress again!

Poor customer service, very difficult to reach anyone for any needs or concerns, work orders put in marked completed without being done, and overcharged in ridiculous fees that are invalid.

If I could give zero stars I would. No one answers the phone. Called at least 10 times had one answer. Then she told me she would call right back and didn't. Emails take weeks to answer, if they get answered at all. And good luck getting a final accounting on move out. Find a place that has a reasonable landlord that will actually field your calls and emails.
