The building manager for 150 Franklin, Don Phetsomphou, was very responsive and helpful. Did a great job of making sure the common areas, especially trash chutes and recycling room, were always clean.

I have lived in a Brick+Timber building for a number of years. This past week there has been an elusive leak affecting several apartments. Daniel, the maintenance lead, and David, the resident manager, have been great with their follow-through dealing with the issue. They have been professional, attentive, considerate, and have communicated clearly around scheduling and the process involved.

The vendors they have sent have likewise been professional, thorough and tidy.

This is an old building in the Tenderloin, so over the years there have been a number of sporadic issues. B+T have always addressed the issues in a timely and professional manner, from plumbing problems to pest treatment to replacing failing appliances, I have always been satisfied with their service.

All interactions I've had with their office staff have likewise positive.

I worked in construction, remodeling and building maintenance for 25 years. I know how scenarios can go South, I've seen it. And I am aware of the, "It's just a rental" mentality that some subcontractors/vendors have. But I have always had good experiences with B+T, and I think they are fine landlords/property managers.

Maya was so incredible to work with! Really responsive and helped us throughout the entire app process; could not have asked for a better partner.

One star off because the website crashed and we had to anxiously wait for about a day to submit our app.

I am extremely happy with the service I have received from Brick+Timber. In particular, Maya Reinganum was a pleasure to work with. She was flexible, gave quick responses, and most importantly helped us find the perfect place for us to live in! I would really recommend reaching out to her if you are in search of a place in SF!

7 leaks reported, heater issues, stolen property, and almost had an electrical fire. They're using an electric panel in our apartment which is a known fire hazard.

Great experience w/the leasing office - particularly Anne who was incredibly helpful and very responsive to all our questions and requests.

It looks like these guys have a rough rep in reviewland, but honestly, my experience with Brick and Timber has always been pretty great. They manage a lot of properties, so sometimes maintenance requests took a little bit of processing to get resolved (there was an issue tracking down a key to a fusebox once that would have been harder if I hadn't been in this building for so long and known there was a key to find in the first place, but whatever, it was fine) but never anything that I would qualify as 'hassle', and definitely never anything that left me in a lurch. In particular, Samir (who currently takes care of my building) is lovely, responsive, helpful, and prompt. He walked me through the formalities and gave me a few Covid-world options for my pre-inspection moveout; ultimately we did a FaceTime walkthrough which made me feel very comfortable and confident around move-out protocols, gave me the chance to talk through everything and ask questions, and he was super clear and accommodating regarding my deposit return.
I'm SO sad to leave this apartment and the city, but the painful parts are only in the unavoidable stress of moving logistics and the heart-tugging nostalgia of letting go of San Francisco. I'm feeling very fortunate that the property management side of the process is the best I could hope for. Thanks so much, Samir!

Management is unresponsive, units are overpriced, changed the locks on our apartment without telling us then tried to charge us $200 lockout fee. Avoid this excuse for a.property management company at all costs.

We had a wonderful experience with Samir Habash! We only wish he had been our property manager from the beginning, as he was far and away more professional and responsive than the previous B+T manager for our building. Overall, we loved our apartment and would rent from Brick + Timber again should we find ourselves returning to SF.

When we first moved in, we had some issues getting our keys the day we were supposed to move in, but that was the only issue we had with Brick + Timber. In the two years we lived in our building, there were cleaners that came once a week to vacuum and clean the hallways. We didn’t have to file any major maintenance issues. Ironically, the best experience we had was when we decided to move out of our one bedroom in Nopa to a 3 bedroom in the Outer Sunset. Samir handled our move out process with professionalism and care. He was responsive, thorough, and always followed up quickly to any questions I had. I wish he was the person we would have worked with initially. If you’re considering renting from Brick + Timber I would highly recommend asking to work with Samir!

Please, take a look at the comments and find your lease somewhere else. This company is by far the most unprofessional I have ever dealt with.

I had a really good experience with Brick and Timber transferring my lease to a new building. For the process, I had to interact with numerous people from B+T and everyone was very helpful, responsive, professional and seemed to genuinely care about me as a tenant. I know that B+T has some negative reviews on here, but those are from a time when the rental market in SF was much different. We are in different times now and I am encouraged to see that B+T is doing all they can for those who remain in SF. This management company owns many beautiful properties in SF, they offer good deals, they will work with you, and their remodels are pretty nice. I would recommend leasing with them. One issue is their utility structure, but I imagine that may change in the future.

Worked with Samir Habash, an admin @ Brick + Timber, SF to move out of an apartment I rented with them. In my dealings with him, I found Samir to be a thorough professional, conscientious, and a very amicable person, who went out of his way to ensure that the move out procedure was clear and that I was comfortable with it. Amongst my several past predominantly negative experiences with admins @ rental agencies, Samir was a breath of fresh air and a joy to talk to! 5 Stars!

I recently moved into my new Brick and Timber managed apartment. I couldn't be happier with my new home and the excellent service from leasing agent Anne Batik. Anne was friendly, professional, and motivated to make the leasing process speedy and easy.

I recently signed with Brick and Timber and needed to make some adjustments. Working with James is just phenomenal. I appreciated his communication and the fact that he tried to find me the right place that suited my needs especially being new to San Francisco was a breathe a fresh air considering the other realtor I had to dea with. I live next-door to a Brick + Timber building. Management and ownership are quick to respond when something on our block has run amiss. I appreciate their positive approach and give them two enthusiastic thumbs up as an asset to our neighborhood.

After reading several other reviews of tenants having issues with receiving their security deposits I wanted to validate those claims.

I am pretty neutral in terms of my experience while living in my unit, but my problem came when moving out.

In order for me to get my security deposit back, it required a ton of emailing back and fourth and follow-up on my end. Even then, it took over two months for me to receive my deposit.

The process was stressful & worrisome at times.

I've lived in my apartment for 2 1/2 years and can say the service received by our onsite building manager, Jose, has been hands down the best in all of my years renting. He is friendly and thoughtful of tenant experience, helps manage packages in the lobby (i.e. Always lets us know when we have an item there), and is willing to help out when needed and go above and beyond when it doesn't necessarily fall in his purview. Things have been a bit bumpy the past ~6 months with construction in the building (read: very loud noise, frequent and sometimes unannounced water outages, etc.), but Jose has done a great job of responding quickly when situations arise and communicates well. I can't say enough great things, 980 Bush is lucky to have him!

I have to dock a star for Brick+Timber because of the horrid construction we've had to endure in the unit below ours the past 6 months. You can imagine this has been a headache and a half, especially during a pandemic when working from home all day. The drilling/hammering is so bad items have fallen off our shelves.not what I consider ideal when paying a premium for my apartment.

Had issues getting the unit setup but since voicing my concerns they’ve stepped up and quickly resolved the issue.
