Invitation homes, specifically Patricia Spangler and Peter Nizzaro have made moving a very positive experience during what is normally a stressful time. Patricia has kept us informed about every detail throughout the process and Peter went through all the specifics of the home and made sure everything was to our satisfaction. Thank you both!

This is by far the BEST experience I have had with renting a home. The service requests are handled promptly and their customer service has always been superb! Hailey Vanderpool is a true asset and has handled our experience with the utmost knowledge and excellent customer service. We plan on renting with Invitation Homes long-term!

Peter Brill was our wonderful and very helpful knowledgeable technician. He left the work area spotless and followed safety guidelines to the letter. Everything was fixed and he recommended an electrician instead of just trying to fix something out of his depth of knowledge.

Very disappointed with the move in experience, first of all when I moved in the house wasn’t even cleaned! The back lanai has green carpet that has oil, grease, and what looks like to be mold growing. It has been 2 months now and about 15 hrs of my time on the phone with them just for them to do nothing still. Very unprofessional of them to let a new tenant move in to a house that is not move in ready! Also when you first move in they do a checklist of all the things that’s damaged or broken so that when you leave you are not responsible for those issues. Told them what was wrong and in the end they marked down that there was absolutely nothing wrong with the place when CLEARLY there is! My ac and heat went out the first week I moved in and it took over a month to get it fixed and I had to live in a hot home! My electric bill was over 250 because of these issues because I had to run my ac 24/7 just to have “some airflow” in the house. Was a very uncomfortable month I tell you that! And now in the end they tell me it’s “as is” for the back lanai but what gets me is how come they sent someone out here to get it clean in the first place. They had some junky come to my house with a pressure washer to try and clean it up and he went ahead and put a surface cleaner on it and it got all mudded up, he literally only moved it a whole foot and said he couldn’t complete the job that they will send someone else out here to clean it and that’s when I received an email stating that it’s “as is”. I wouldn’t recommend invitation homes to anyone and I will never rent from this company again! Worst experience ever!

Today we met with Peter Nizzaro for our walk through and he was awesome! Very friendly, informative and knowledgeable. In addition, Angie Svendsen our leasing agent has been great at responding to all my texts and questions in a timely fashion.

Move out was a nightmare. Please never rented invitations homes. We received our las statement on january 16,2021, we sent the check on january 20, they took our money from our bank account on january 26,2021, We made our last payment on time, and after 3 months they sent to us to collection without giving an any effort to contact to us. We have copy of the check was deposited and now they don't have answers. No body knows what happened, just the money disappears, they have the money but they don't debit to our account.
They are the most irresponsible management company, this company is highly disorganized.

Our AC stopped working on Saturday and the soonest they could get someone to come out was Wednesday. Not an ideal wait for AC in May in Florida, but what else could we do? Jesus came out and saved us from the heat. Super easy fix and he explained everything clearly and easily to someone who has never owned a home. So grateful for his help. I can't speak to the other reviews, but it's been a pretty easy year so far with Invitation.

I will never rent from this company again. They don't fix anything they send handy men to patch up any issues. They keep the water in their business name and charge u to have another company bill u had this been disclosed upfront I never would have agreed to their rental terms. Once in the home they billed me outrageous amounts for water. I called and questioned and ask to see the original bill from the water company I only got 2 invoices that didn't support the money they were charging me. So they credit me for one bill and once I moved they just added like 3 bills to be able to deduct and take all of my deposit. This company are con artist. God sees and knows everything so keep taking from honest hard working ppl and I will assure u this company will not be successful.

Absolutely the worse.only lived in a tampa area home for 2 months, not only did they charge me two months of cancellation fee (totaling almost $4,000) but kept my deposit of almost $2000.they charged me for damages that were already there and made up charges.they also never did an initial walk though when i moved in.left the keys in the lock and gave me the code.very unprofessional and absolute thiefs.

They will try and ake your deposit regardless of the condition you leave the house in. I spent countless hours getting new mulch, cleaning, repairing, even hired professional company for carpet cleaning and they still deducted over $1000 of dollars for mulch, cleaning, and other nonsense lies. Luckily I took dated pictures of ABSOLUTELY EVERYTHING, and will be fighting back. As an example, I'm attaching a picture of the only section of the house that has mulch showing the new mulch that I bought right before moving out and that they supposedly had to replace for newer one and charged me $180! I should have looked up their reviews before renting from them.

I would highly recommend not renting from this company. If you ever have a maintenance issue be prepared to wait around all day. With no window of when they will come they will tell you they will come between 8 and 8 PM. If your hot water heater goes out it’s not that big of an emergency to them prepared to wait more than 24 hours to get it fixed

Worst customer service of any renter ive dealt with ever. There is no way to reach anyone at the company. No one will return calls. Our rental property is being liened for nonpayment by invitation homes to the homeowners association and i cant even get in touch with anyone.

**POTENTIAL RESIDENTS PLEASE READ** I never write reviews but in the case, it is for the safety and well-being for all future residents working with Invitation Homes. I have worked and lived under several different landlords/rental agencies and NEVER have I ever experienced a lack of communication and customer service such as Invitation Homes. Managers are unwilling to speak to you if you have issues, they sincerely do not care about the experience you have had, and the call center has no knowledge on the policies or procedures. Prior to us moving into our home there was an issue with the plumbing that caused the shower to leak into one of the guest rooms causing flooding underneath the flooring. In November of 2018, I first created a work order request to have this fixed and a flooring "company" under the name of Anthony Docks came out and looked at the floors and said "yep, that needs to get fixed" and left. He then said it could take up to a month for them to repair the flooring because they have to figure out if its going to be "too expensive or not". Health and safety must not be a priority to Invitation Homes because the concern of what is going to be most cost effective has created mold underneath the flooring. It has been months of going back and forth with corporate, maintenance, and staff to try and get the flooring cleaned and re-done and it is now April of 2019 and I STILL have not had this issue repaired. Therefore, we have been sleeping over mold for months. Since moving in August of 2018 I have had to create 13 different work orders (which most were not even completed) due to the lack of repairs done prior to us moving in. I will absolutely never move in anywhere under Invitation Homes management again. DO NOT MOVE INTO A HOME IF YOU ARE GOING TO BE WORKING WITH THIS COMPANY, IT IS NOT WORTH THE TROUBLE. I can only imagine the headache I am going to deal with once moving out.

Called and placed a service request because our air conditioner is not working on Friday 12/28/2018 and received a urgent request work order #. It has been over 24 hours since I placed a service request but have not heard from Invatation Homes to confirm day and time to send a HVAC Company fix the air conditioner. Poor service from a company that we've been leasing from since 2014. NOT HAPPY!

Ive been living in their home for a little less than a month, ive had a few hiccups, but things keep getting fixed in a timely manner, some times its a little hard to get threw to the office, or get emails back, but 90% of the time, i hear back from someone in a timely manner.:)

We had a pleasant experience dealing with Invitation Homes when renting our home. We received a detailed list of requirements from Wendy Sanchez that helped us to expedite the rental process and Bradley Dunn was very accommodating, knowledgeable and helpful the day we picked up our keys at the house. We are very satisfied and would rent from them again.

If I could give this company negative stars I would. DO NOT RENT from them. We were tenants for only a year and always paid rent on time. They switched our name on the electric bill to there's without telling us and charged us extra service fees for it. They also charged us for pressure washing the exterior of the home out of our security deposit.

Their maintenance is a complete joke. I've had my A. C.leaking in my room for about 4 months and they STILL have not fixed it. Every time they send someone to come out to fix it, they tell me they need to send someone else, and that they'll call me within a week. They NEVER call back, and I constantly have to request a new maintenance just for them to do the same damn thing again.

My property manager Wilenia Burgos is very easy to get in touch with and she's very understanding and reasonable. The company overall has been a pleasure to rent from and I've never had any issues getting maintenance issues fixed quickly or anything. I highly recommend.
